ROOM 3 - This is a 2 Bedroom Suite with a Kitchenette and Private bath.
Two rooms for the same price as my one of my Rooms with a Private bath. There’s a door that adjoins both rooms and may be open or closed.
The private bath is 30 feet from the rooms, next to an empty bonus room with Desk and chair
Large and quiet. 3rd Floor
Stay in my BEAUTIFUL Victorian mansion filled with lovely antiques.
This is a 2 Bedroom Suite divided by a door adjoining the rooms with a Kitchenette and Standalone Private Bath, located on the 3rd floor.
The Rooms are fully furnished with bedding, linens, pillows, towels, hangers, tissue, and facial/hand wipes.
The Shampoo, Conditioner and Soft Soap are in the Bathtub. When packing, don’t worry about finding little bottles to fill/buy or carrying the full size, I have them for your convenience.
I also have items such as toothbrushes, toothpaste, deodorant, razors, etc.). These are available upon request, just ask.
There’s also a blow dryer, flat and curling irons, and a set of hot rollers (lol) available upon request.
A 7-11 is located cat-a-corner from my house (100 feet) if you need anything else. It’s open 24/7.
The Iron and Ironing board are behind the door located on the second floor dining room.
You may fill the Iron in the kitchen sink, empty it when finished and leave it on the kitchen counter. The iron is cordless. Keep it in the cradle when adjusting your garment so it stays at the desired temperature.
You may help yourself to the iron and board or message me and I’ll set it up for you in the kitchen. Either way is fine.
The Bed in the room with The Kitchenette, is a “Victorian Queen” in size. It’s smaller than a traditional Queen but larger than Full.
It’s listed as a Queen Bed since there’s no selection for a “Victorian Queen”.
Victorian Queens are 5 inches shorter and 6 inches narrower.
The room without the kitchenette has a reproduction of a Victorian Queen but is the size of a Traditional Queen Bed.
The rooms have Fireplaces but the back bedrooms fireplace is blocked off and the front bedrooms fireplaces gas is turned off. Anyone that lives in the midwest and east coast, know we suffered unusual high winds this winter which caused damage to my fireplaces. So I turned off the gas to all fireplaces at the source for safety reasons.
My house doesn't have central air so there are radiators for heat and window air conditioners for cold in the summer.
Each morning, I provide a continental breakfast which includes a variety of items. I’m conscientious of the dietary constraints, special needs and allergies my guests may have so I ask in advance if there are any. I make every effort possible to provide options and ensure their safety.
I purchase Organic foods when possible.
I’m educated for the following types of allergies, special needs and diets:
Gluten-free, Lactose intolerant, Milk Proteins, Corn, Soy, Peanuts, Eggs, Dairy, Wheat, Red Meat, Tomato, Onions, Fish, ShellFish, environmental, Diabetic,
Different types of Vegan:
The coffee starts brewing at 8:00 am and all the perishable items are brought out and available by 8:00 am. Breakfast is not provided earlier than 8:00 am.
If you want coffee or tea sooner, just hit the start button on the CoffeeMachine and or push up the button on the Tea maker and help yourself.
I prepare the Coffee and water the night before so it’s ready to go at the push of a button.
The Non-perishable items are always available in the dining room.
All rooms are Clean, decorated with antiques or reproductions, have the original hardwood floors (there’s carpet in 2 areas where I couldn’t restore the hardwoods), crown molding, some have Wainscoting, some with fireplaces, and some rooms have the original gas lamps that were converted to electric.
I originally bought my house to run as a full service B&B with all the amenities of including gourmet breakfast, daily room cleaning, nightly bed turn down (yes, the chocolate on your pillow) and a daily Happy Hour with wine, cheese and crackers served in the parlor.
I did open and run my full service B&B which turned out to be too much work for an older single woman.
After a year, I decided to try the Airbnb model. I stayed at a couple before I booked my first guest. I’ve found that I have a place that’s in between your average B&B and an average Airbnb listing.
The Airbnb concept is two fold:
1. Provide people with additional income renting those guest rooms that friends or family stay in every few years.
2. Provide a more affordable means of lodging.
Airbnb ranges from things such as tents and treehouses priced around $15 a night in rural area’s all the way to beautiful 4 story Victorian mansions providing 95% of the amenities that 5 Star Hotels provide.
So, although the business model is the same in each case, it provides a wide variety to Customers (guests) looking for something that fits their needs, budget and lifestyle.
My guests are immediately immersed into the ambiance of a beautiful old Victorian era home and neighborhood with that historical value that only a 143 year old home may provide. The guests reap most of a B&B benefits without paying the price that other B&B’s in the cities charge. Many times less than 1/4 what people will pay in designated B&B’s, Hotels or Motels. It’s really good when you can get a 5 Star experience paying 2-3 star motel prices.
The big advantage more than the historical beauty and service is the location. Location, location, location! That’s what is usually the most important thing.
I'm the closest Airbnb, B&B, Motel or Hotel to Heinz Field. I'm also centrally located to all areas and events in the city of Pittsburgh. I’m only blocks from everything once you jump on the T (The Pittsburgh Light Rail) that’s a few blocks from my house, free and will take you within blocks to most city attractions, events and popular area’s.
You’ll enjoy my home and in particular this suite if you have a need for 2 rooms. Just remember to bring things to drink and snacks that would normally need refrigeration but you can’t get that in most places you stay but with the kitchenette, you have that along with a microwave.
The privacy, views and tranquility is what you’ll find with this suite in the city atmosphere.

This room is located on the entire (what I call floor 3 1/2. There is a 3rd floor at the top of the 3rd flight of stairs, currently not in use. This suite is up another flight of stairs which consists of 6 steps to floor, 3 1/2).
One Room in the Suite is ROOM 4, it’s in the front of the house and has a view of Mt. Washington and Downtown Pittsburgh (gorgeous!). Since you’re approximately 60 feet from the ground floor, it stays rather quiet even though the street gets busy at times during the day, events, Football and Baseball games.
The other Room in the suite is called ROOM 3 and faces the back courtyard. Behind my house is an historic church that has one of the largest collections of Tiffany glass in the world. It's listed as an historical landmark and you may want to see if the doors are open. If not, walk around the grounds and check out the beautiful exterior that contains much detail, you’ll see more and more craftsmanship and architectural nuisance’s each time you look at it.
I’ve lived here almost 8 years and every now and then, I’ll notice something I never saw before, it’s an amazing church. That in itself is an awesome experience.
The Private bathroom is just down the hall on Floor 3 through the empty room. Approximately 20 feet from each door in the suite. Since there’s no one on the 3rd floor, it’s an entirely private 3 and 3 1/2 floors, the rooms are together oddly in this 143 year old house.
It’s quiet during the day and night for a house in the city but the rooms are up high and the brick walls are thick. You will hear noise but it’s not like you would expect.
This suite is great for Family’s, two couples, a few friends, etc. perfect to visit Pittsburgh and have an entire 3rd floor suite with its own bath and small kitchenette.
As a reminder, I supply all bedding and towels. Just bring yourself, suitcase and toiletries. I even have toiletries if you forget them. The house is located in one of the oldest neighborhoods in Pittsburgh. Also known for the original millionaires of Pittsburgh. My home is 143 years old. The neighborhood has all Victorian and row homes built in the 1830's to 1900. Rich in history and culture.
The neighborhood is quiet in the evening and very safe. There's a mixture of businesses, family homes, and apartments. The owner of the Steelers lives one block from my house. Art Rooney Sr. Lived in the neighborhood most of his adult life.
I have a cat named Sam. He's a big old guy. 30 pounds and 15 years old. Sam is very friendly and welcomes all my guests when he's out of my room. I recently rescued a baby kitten that's 14 weeks old as of 10-20-16. He's very shy and doesn't go near people. Sam is allowed to roam freely throughout the house, so if you don't want Sam in your room, make sure to close the door. Please make sure NOT to leave doors to the outside open, Sam's an escape artist and will run out when he gets the chance. I'm sure the baby kitten will try the same, especially if he follows Sam. Both cats are indoor only cats. I usually don't let the kitten out of my room when I have many guests. He is a terror and gets into everything. The kittens name is Kingdom. He's getting bigger and smarter and sometimes will escape from my room. If you see him, please let me know. He has no problem venturing every floor in the house, but will run if he sees someone he doesn't know, which is everyone except me. Sam usually stays with me or flops down in one location unless he's getting attention from a guest.
Sometimes Sam will take a particular liking to certain guests and follow them to their room. If allowed, he'd stay until they fall asleep, once he knows they're safe, go back down to my room. I do keep my door locked when it's bedtime and have both cats with me.
Sam has fallen asleep with a few of my guests. Most recently a young girl. The father left the door ajar as he was sitting on the porch. The little girl remembered that I said Sam will usually leave the room once the guests fall asleep and he knows they're OK. She pretended to fall asleep, then she really did. Her dad found them both fast asleep when he went back to the room. He texted me asking if I was looking for Sam, I was. Sam heard him come in, got up from the bed and headed back to my room.
They sleep in the room with me and know when it's bedtime, usually.
For those that may have allergies, my house is all hardwood floors which I keep very clean. The cats have never bothered anyone with allergies. They may bother you if Sam decides to sleep with you.
