This unique Lake Placid waterfront property is constructed from cargo, or CONEX, containers that make up two separate units on a 3 acre privately owned campground located minutes away from New Braunfels. You can have it all at The Dam Camp with its close proximity to New Braunfels attractions (Schlitterbahn, Gruene, and Comal/Guadalupe River tubing) or a relaxing getaway. Sit on the deck and listen to the calming sound of the water cascading over the dam. Spread out along the 800 feet of waterfront on Lake Placid, or lounge around in the sand at the beach entry area. (**Due to the dam failure in May on Lake Dunlap in New Braunfels, swimming is allowed within swim buoys to keep guests from venturing too far past mid-river. Kayakers must head away from the property to the right. Boat traffic is restricted to the FM 78 bridge.**) This listing is for Unit A ONLY. See our other listings for Unit B and for Units A AND B combined. Unit A sleeps 6 (maximum of 4 adults) with two bedrooms (bedroom 1- one queen, bedroom 2- two twin over twin bunks) and two bathrooms. The Dam Camp is located just below the dam with minimum boat traffic and includes the following shared amenities: picnic tables, bbq pits, volleyball court, beach entry area into the river, children's play-set, and horse shoes. If you would like to reserve the pavilion for an additional fee, please do so from "the best dam camp" website. Other amenities include an outdoor shower, fish cleaning station, and picnic tables under the containers along with grassy lawn just for container guests. Recreational water amenities include 3 kayaks per unit and a Splash Pad shared between both units for renter use only at The Dam Camp. Units conveniently provide all the kitchen supplies you need to grill and cook your own meals. Portable charcoal grill provided under each unit. Please supply your own charcoal and lighter fluid. Log-in to your favorite streaming provider with the Smart Tvs located in the living room and master bedroom. We're listed on other sites under Dam Camp. A shorter minimum stay may be available. Day access, overnight tent camping (only 6 tent camping/ 4 day sites), and yearly memberships are also available to the general public. The Dam Camp is located in McQueeney centrally between Seguin and New Braunfels (@ 10 miles away) where there's tubing, Schlitterbahn, Bandit golf course, and Lake Breeze Ski Lodge. Shuttle services are available in New Braunfels. Also available for long-term and Winter Texan rental during our off season. PLEASE READ THE FOLLOWING BEFORE BOOKING.
Liability Waiver and Rental Rules:
Guest agrees to abide by the Rental Rules attached hereto as Exhibit “A” at all times while at the Property and shall cause all member of the Rental Party and anyone else Guest permits on the Property to abide by the Rental Rules at all times while on the Property.
Access by Owner: Guest shall allow Owner access to the Property for the purposes of repair and inspection. Owner shall exercise the right of access in a reasonable manner.
If the Property appears dirty or damaged upon Check-in, Guest shall inform Owner immediately. Guest may be held responsible upon Check-out for a condition that is not reported to Owner.
Waiver and Release of Liability: Owner is not responsible for any accidents, injuries, illnesses or deaths that occur while on the Property, its related facilities and in connection with the use of any amenities provided as part of the Agreement. The Owner is not responsible for the loss of personal belongings or valuables belonging to Guest, any member of the Rental Party and/or any person or persons whom Guest may invite onto the Property. By signing this Agreement, Guest expressly agrees that Guest, all members of the Rental party and/or any person or persons whom Guest may invite onto the Property assume the risk of any harm arising from their use of the Property and its amenities and that Guest shall indemnify and hold Owner harmless from and against in claims, including attorneys and costs, arising from or related to the use by Guest, the Rental Party and any other person Guest may invite onto the Property, and the amenities (including, without limitation, swimming activities and use of water sports equipment).
Smoking (including e-cigarettes) is NOT allowed inside a Unit, on any deck of a unit or on a stairway serving either unit. Smoking elsewhere on the property is permitted provided that all packaging, butts and other debris are properly disposed of in an appropriate receptacle. Smoking in a Unit will result in the imposition of an additional $500.00 special cleaning fee.
No Barbeque pits or fire pits may be used inside a unit or on the deck or stairway of any unit. Owner has provided Barbeque pits for the use of Guest. Guest is responsible for cleaning out before Check-out. Guest should ensure that the fire in all Barbeque pits are extinguished. Failure of a Guest to leave a Barbeque pit in the clean, functional manner in which it was found will result in additional special cleaning fees.
Persons other than the Guest and the Rental Party may not stay overnight in the containers. Guests are not allowed to exceed the occupancy limit agreed to above. Only those listed in the rental agreement are allowed on the property.
Appliances, dishes and utensils shall only be used for their intended purpose.
Pets are not allowed.
Keep the Property, all furnishings and the amenities in good order.
There is no daily housekeeping service. While linens and bath towels are included in the Unit, daily maid service is not included in the rental rate. Owner requires that any towels intended to be used outside of a unit in water related activities or otherwise must be provided by Guest. No towels or linens are to be removed from the Unit.
Parking is limited to 2 vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Prior to Check-out all garbage must be bagged and stowed in the proper garbage or recycling receptacle, located outside of the unit.
The units are served by a septic system. The introduction of improper material into the septic system may cause its failure or reduce its function. Do not flush feminine products. Any partial or complete clogs or other failures of the plumbing/septic system caused by inappropriate use or the introduction of inappropriate materials down a drain will result in Guest being charged the actual cost incurred to correct the problem.
Owner has provided various recreational Amenities for each Unit only to be used at The Dam Camp. Guest should insure that all such Amenities are cleaned and replaced in their proper storage area prior to Check-out. Failure to clean and replace recreational Amenities or damage, destruction or loss thereof due to the act or omission of Guest or any party invited onto the Property by Guest will result in an additional appropriate charge up to and including its replacement. The Amenities including, but are not limited to: Kayaks, paddles, water mats, volleyballs and net, horse shoes, fish cleaning station, and personal flotation devices. NOTE: Do not use water mat or kayaks to convey ice chests, etc to river. Guest, Guest’s Rental Party and other invitees shall use only those Amenities marked to correspond with the Unit being rented.
GUEST, GUEST’S RENTAL PARTY AND ALL OTHER INVITEES ARE ADVISED THAT THE GUADALUPE RIVER/LAKE PLACID OFTEN HAVE STRONG CURRENTS IN PROXIMITY TO THE PROPERTY. SWIMMING AND OTHER WATER ACTIVITIES SHALL BE UNDERTAKEN AT THE SOLE RISK OF THE GUEST, THE GUEST’S RENTAL PARTY OR GUEST’S OTHER INVITEES. ALTHOUGH A SIREN OR HORN SHOULD SOUND BEFORE WATER IS PURPOSELY RELEASED FROM LAKE McQUEENEY, UPSTREAM FROM THE PROPERTY, ANY TIME WATER IS FLOWING OVER THE DAM, THE CURRENTS MAY BECOME STRONGER, MORE TURBULENT AND CAN CREATE UNDERTOW IN PROXIMITY TO THE DAM. EXCESSIVE RAINFALL OR UPSTREAM RUNOFF MAY CAUSE WATER TO FLOW OVER THE DAM IN AN UNCONTROLLED MANNER CREATING DANGEROUS CONDITIONS. FURTHER, PERMANENT AND TRANSIENT UNDERWATER OBSTACLES MAY EXIST WHICH ARE NOT VISIBLE FROM THE SURFACE. AS A RESULT DIVING INTO THE WATER OR JUMPING INTO AN AREA WHERE GUEST HAS NOT DETERMINED THE ACTUAL DEPTH AND THE EXISTENCE OR NON-EXISTENCE OF UNDERWATER OBSTACLES IS PROHIBITED.
GUEST, GUEST’S RENTAL PARTY AND ALL OTHER INVITEES MUST WEAR PERSONAL FLOTATION DEVICES AT ALL TIMES WHILE IN THE WATER AND IT IS RECOMMENDED THAT THEY BE WORN WHEN IN PROXIMITY TO THE WATER. ALL WATER ACTIVITIES AND ACTIVITIES IN PROXIMITY TO THE WATER SHOULD BE UNDERTAKEN ONLY WITH PROPER ADULT SUPERVISION.
No glass containers may be used on the Property outside of a Unit or on its deck. Glass found on the grounds around the containers will incur a $100 fee.
Guest is responsible for ensuring that all trash on the Property is retrieved, bagged and place in the appropriate receptacle prior to Check-out.
Do not throw cans, cups, trash, bottles, or other debris in the river. Be sure to pick up all trash on property and place in trash cans.
For the recreational convenience of Guest, a port-a-can toilet is provided adjacent to the outside recreational areas and is cleaned and emptied on a contracted schedule. Guest must, however, insure that the facility is left in a clean and neat condition prior to Check-out.
The thermostat should never be set lower than 70 degrees for air conditioning or higher than 80 degrees for heating. Prior to Check-out, in warm weather the air conditioner should be set to 80 degrees and in cold weather the heat should be set to 60 degrees.
The Property and the Guadalupe River/Lake Placid are areas which, although not isolated from other development, exist in a semi-natural state which may be inhabited by snakes, spider, scorpions, ants and other mammals, reptiles and insects which may be dangerous, harmful or destructive. Proper caution should be employed at all times to avoid contact with those mammals, reptiles and/or insects which are dangerous and/or harmful.
Guest shall inspect all facilities and Amenities to determine their safety and proper function, promptly report any dangerous or non-functional condition found to exist on the Property to Owner and shall avoid and cause others to avoid such dangerous condition until the condition can be corrected, which may occur after Check-out.
Guest shall insure that sound levels from any source under the control of Guest and Guest’s invitees shall be maintained at levels which do not unreasonably interfere with adjacent renters and property owners. No music or other sounds shall be allowed which can be heard by adjacent renters or property owners after 10:00 p.m. If Owner or Law Enforcement are called for a violation of this rule, Owner reserves the right to keep Guest’s Security Deposit as a penalty for such violation.
Owner has provided fish cleaning stations on the Premises. No fish may cleaned in a Unit or at any other location on the Property other than at the fish cleaning stations provided. Violations will result in additional cleaning charges being assessed upon check-out.
Guest, Rental Party and all other invitees of Guest shall rinse and dry themselves after engaging in water activities and before entering a Unit. No person who is wet shall sit on any furniture within a Unit. Failure to rinse sand, dirt and sunscreen prior to entering unit or sitting on furniture will be charged appropriately for extra cleaning.
No fireworks are to be discharged on the property.
No illegal drugs or paraphernalia are allowed on the property. No underage alcohol consumption is allowed. Violation of these will result in immediate expulsion and forfeiture of deposit and balance of any rent.
Please strip sheets and soiled bedding from beds used and place next to washer/dryer.
Collect all towels and begin a load of white towels prior to departure. (do not overload machines).
Wash all dishes including outdoor kitchen utensils and put away in appropriate cabinets for next Guests.
Check refrigerator for food.
Please empty bbq pits of used charcoal and leave in clean and usable fashion for next Guests.
Be certain property and units are free of trash and placed in trash can outside the gate.
Replace all furniture in original positions if moved.
Check to see that kayaks, paddles, water mats, volleyballs (2), horseshoes (4), are all in their places and ready for the next Guests.
Double check the Unit and property for your belongings.
Lock doors and replace key(s) in appropriate lockbox.
