This modern, recently built apartment has a dishwasher, washing machine, flat screen TV, wi fi internet and free secure parking. Located in hip, leafy, inner city Mount Lawley and near trendy Eighth Ave in Maylands, its just a short walk plus train ride into the CBD. For changes to check-in and check-out times just ask and I will see what I can work out with the cleaner - usually no problem.

The light and bright, simply decorated one bedroom apartment comprises a modern and fully equipped kitchen looking on to the open plan living and dining area with reverse-cycle air conditioning. The bedroom features a comfortable queen bed and plenty of storage including a walk in wardrobe with extra blankets for winter and a pedestal fan for summer. There is a large balcony overlooking Fourth Avenue.

Feel free to use the internet as much as you need to because it would be difficult to go over my monthly limit. In the foot stool you will find extra blankets and cushions. There are books, magazines and local information within and on the TV bench.

GENERAL
This apartment was completed in July 2015 so it would be sincerely appreciated if guests were careful not to mark the walls, leave water pooling on the wooden floorboards or on the joins of the bench top, or scratch the floorboards. That said, I understand that accidents do happen in which case please let me know so I can have it sorted out before the next guest(s) arrive.

SECURITY
This is a secure complex so please be sure to close/lock gates behind you for the peace of mind of other residents. Please lock up the apartment before you leave but note that you can lock without keys so make sure you have them with you before you shut the door!

NOISE
Please keep noise to a minimum as it is a small apartment complex and we respect our neighbours.

SMOKING
No smoking inside or on the balcony sorry but the smell soaks into the fabric of the outdoor chairs.

POWER CONSUMPTION
Please be mindful of your energy costs when using the apartment. For example the insulation is very good so there's no need to leave the air conditioning on while you're out. Simply draw the blinds closed and when you come back it will still be nice and cool.

RUBBISH
Please separate out the recyclable rubbish and put in the white plastic bin at the back of the cupboard under the kitchen sink. This is due to rubbish collection requirements of the local council. Other rubbish such as food scraps can go in the other bin which is lined with a plastic bag for taking to the outside bin provided by the council. All council bins in the complex are marked with number "1" for 1 Fourth Avenue and the bins for this apartment are also marked "5" on the lids. The bin with the red lid is for general, non-recyclable rubbish and should be put out every Wednesday night and taken back in on Thursday nights please. The recycling bin has the yellow lid and should be taken out every second Wednesday (just copy everyone else in the street).

Unfortunately the builders planned the bin area quite badly. Its located next to the storerooms at the bottom of the stairs leading to the apartment. To take out the bins you must unlock the gate facing Railway Parade then either put on the kerb here or take it all the way around to Fourth Avenue. The builders didn't put a lock on the outside of the gate so when you bring the bins back in you must first remember to unlock the gate from the inside. Its a little irritating but its only once a week.

CLEANING
A vacuum, mop and cleaning products are provided for your use.

At the end of your stay, please leave the property in a tidy state with all dishes washed and rubbish taken to the bins. The cleaner will take care of the rest!
