This is a 4 bed 2 bathroom 2,500 sqft home. It's not too far from the ASU campus and not too close either, I bought this house about a year ago and I'm still in the process of making some changes to it and renovating. The house is pretty quiet and has lots of room and I'm happy to share it with some other nice and friendly people!
Your room is 11'x10', furnished with a queen size bed and a dresser. You will of course have a well made bed with freshly cleaned sheets and towels. The room also has a closet with hangers and lock (with key) for the door to the room. The window in the room that faces north with a view of the backyard. There is a 32" Roku TV which will allow you to enjoy free subscription access to various cable station apps and stream content on HBO, Showtime, Amazon Prime and of course NetFlix!
The bathroom has two sinks and tub/shower; it is kept very clean and is shared.
You'll have access to the kitchen and laundry room and their appliances.
The living room and dining room are somewhat "open;" not yet completely furnished. I'm in the process of doing renovations, furnishing and landscaping the property.
My favorite feature about this space is it's location! It gives you the ability to walk or at least very quickly commute to the university or many of the shopping areas, restaurants and entertainment venues.

I am currently finishing up some renovations to the laundry room (washer & dryer are fully operational) and working on the master bedroom/bathroom. I do a lot of DIY projects and have contractors visit a couple times a month when I am at the house. There is also currently one other very friendly guest staying at the house.
First rule is to have a good time and enjoy your stay! I am positive, accommodating, accepting, and friendly and ask that you please be the same!
Rules in a nutshell:
•Please be courteous and respectful of others.
•Keep shared areas clean and tidy, especially kitchen and bathroom.
•No smoking or pets.
•Please notify me if you would like to have anyone else over.
•If you would like to stay monthly, I ask that you contribute to one fourth (25%) of Water, Gas and Electric utility cost.
•Please be conservative when using utilities.
•Assume liability for yourself and belongings.
•Don't make any modifications to your room or the property (i.e. paint walls, change light fixture, remove door, etc.).
•Please be respectful of the property and it's furnishing.
•Use the house as a home.
Longer list of rules spelled out below. I consider these pretty basic and common sense rules; not meant to overwhelm. You are encouraged to read these rules:
PAYMENTS: Guest agrees to pay for the Reservation as defined through Airbnb for access to the Premises and a Private Room. Guest staying monthly and making monthly payments agree to make payments as schedule on Airbnb. If for any reason Guest does not complete a payment as defined through Airbnb, Guest agrees to vacate the Premises within twenty four (24) hours.
POSSESSION AND SURRENDER OF PREMISES: Guest shall be granted access to the Premises, specifically areas defined in ‘Exhibit 'B' – House Floorplan' found in photos of this listing, and entitled to possession of the Private Room on the agreed day defined by Airbnb in the Reservation Term. At the expiration of the Reservation, Guest shall peaceably surrender the Private Room, vacate the Premises to the Host or Host's agent in good condition, as it was at the commencement of the Reservation. Guest shall return all keys to the Premises and Private Room to the Host.
ACCOMMODATIONS: Host will supply Guest with access to the following accommodations:
•Water (includes wastewater)
Telephone service, other utilities and amenities that are not mentioned in this Airbnb listing are not furnished as a part of this Reservation. Cable television is streamed over the internet to 'Smart TV' applications that are provided. Cable television is not provided through a regular coaxial cable connection. Water provided is “tap water" from the city of Tempe. Water is not filtered. Guest is responsible for providing their own water if unable to use “tap water" provided.
ACCOMMODATION FEES: Guest with a Reservation of 28 days or greater agree to pay one fourth (25%) of the total amount due for Water, Electric and Natural Gas utilities and Host shall be responsible for the remainder. Host will, at Guest's requests, issue to Guest a copy of Water, Electric and Natural Gas utility bill within fifteen (15) days as each bill becomes available. Guest agrees to use best efforts to pay their agreed percentage of each utility bill within ten (10) days after bill is issued. Guest shall not be responsible for any penalty/late fees due on any utilities. Host shall be responsible for cost associated with ‘Wireless' Internet and Garbage/Recycling, providing Guest access for no charge. Guest staying less than 28 days is not subject to any Accommodation Fees.
INSURANCE: Host and Guest shall each be responsible to maintain appropriate insurance for their respective interests in the Premises and property located on the Premises. Guest understands that Host will not provide any insurance coverage for Guest's property. Host will not be responsible for any loss of Guest's property, whether by theft, water, fire, riots, strikes, acts of God or otherwise. Guest assumes all liability for personal injury, property damage or loss, and insurable risks. Host strongly encourages Guest to obtain renter's insurance or other similar coverage to protect against risk of loss.
SECURITY DEPOSIT: At the booking of this Private Room on Host's Premises, Guest shall deposit with Airbnb, in trust, a security deposit of $200 as security for the performance by Guest of the terms under this Reservation and for any damages caused by Guest, Guest's family, agents and visitors to the Premises during the term of this Reservation. Host may use part or all of the security deposit to repair any damage to the Premises caused by Guest, Guest's family, agents and visitors to the Premises. However, Host is not just limited to the security deposit amount and Guest remains liable for any balance. Guest shall not apply or deduct any portion of any security deposit from the last or any month's payment. Guest shall not use or apply any such security deposit at any time in lieu of payment. If Guest breaches any terms or conditions of this Reservation, Guest shall forfeit any deposit.
USE OF PREMISES: Guest shall only use the Premises as a residence. The Premises shall not be used to carry on any type of business or trade without prior written consent of the Host. Guest will comply with all laws, rules, ordinances, statutes and orders regarding the use of the Premises.
OCCUPANTS: Guest agrees that no persons may reside on the Premises without prior written consent of the Host.
PETS: Guest shall not keep any pets on the Premises.
SMOKING: No smoking of any kind is allowed on the Premises by Host, Guest or any other party.
CONDITION OF PREMISES: Guest has reviewed photos of the Premises, the fixtures, the grounds, building and improvements and acknowledges that the Premises are in good and acceptable condition and are habitable. If at any time during the term of this Reservation, in Guest's opinion, the conditions change, Guest shall promptly notify Host.
ASSIGNMENT AND SUBLEASE: Guest shall not assign or sub-lease any interest in this Reservation. Any assignment or sub-lease shall, at Host's option, terminate this Reservation.
DANGEROUS MATERIALS: Guest shall not keep or have on or around the Premises any item of a dangerous, flammable or explosive nature that might unreasonably increase the risk of fire or explosion on or around the Premises or that might be considered hazardous by any responsible insurance company.
ALTERATIONS AND IMPROVEMENTS: Guest agrees not to make any improvements or alterations to the Premises without prior written consent of the Host. If any alterations, improvement or changes are made to or built on or around the Premises, with the exception of fixtures and personal property that can be removed without damage to the Premises, they shall become the property of Host and shall remain at the expiration of the Reservation, unless otherwise agreed in writing.
DAMAGE TO PREMISES: If the Premises or part of the Premises are damaged or destroyed by fire or other casualty not due to Guest's negligence, the Reservation payment will be abated during the time that the Premises are uninhabitable. If Host decides not to repair or rebuild the Premises, then this Reservation shall terminate and payment shall be prorated up to the time of the damage. Any unearned payment paid in advance shall be refunded to Guest.
MAINTENANCE AND REPAIR: Guest will, at Guest's sole expense, keep and maintain the Premises in good, clean and sanitary condition and repair during the term of this Reservation and any renewal thereof. Guest shall be responsible to make all repairs to the Premises, fixtures, appliances and equipment therein that may have been damaged by Guest's misuse, waste or neglect, or that of the Guest's family, agents or visitors. Guest agrees that no painting will be done on or about the Premises without the prior written consent of Host. Guest shall promptly notify Host of any damage, defect or destruction of the Premises or in the event of the failure of any of the appliances or equipment. Host will use its best efforts to repair or replace any such damaged or defective areas, appliances or equipment.
RIGHT OF INSPECTION: Guest agrees to make the Premises available to Host or Host's agents for the purposes of inspection, making repairs or improvements, or to supply agreed services or show the premises to prospective buyers or Guests, or in case of emergency. Except in case of emergency, Host shall give Guest reasonable notice of intent to enter. For these purposes, twenty-four (24) hour notice shall be deemed reasonable. Guest shall not, without Host's prior written consent, add, alter or re-key any locks to the Premises. At all times Host shall be provided with a key or keys capable of unlocking all such locks and gaining entry. Guest further agrees to notify Host in writing if Guest installs any burglar alarm system, including instructions on how to disarm it in case of emergency entry.
HOLDOVER: There shall be no event in that the Guest remains in possession the Private Room or reside on the Premises for any period after the expiration of the Reservation Term (“Holdover Period"). Guest shall peaceably surrender the Private Room and vacate the Premises to the Host or Host's agent in good condition, as it was at the commencement of the Reservation once the Reservation Term has expired.
ABANDONMENT: If Guest abandons the Premises of any personal property during the term of this Reservation, Host may at is option enter the Premises by any legal means without liability to Guest and may at Host's option terminate the Reservation. Abandonment is defined as absence of the Guests from the Premises for at least five (5) consecutive days without notice to Host. If Guest abandons the Premises while the payment is outstanding for more than five (5) consecutive days and there is not reasonable evidence, other than the presence of the Guests' personal property, that the Guest is occupying the unit, Host may at Host's option terminate this Reservation Agreement and regain possession of Guest's Private Room. Host will dispose of all abandoned personal property on the Premises in any manner allowed by law.
EXTENDED ABSENCES: In the event Guest will be away from the Premises for more than three (3) consecutive days, Guest agrees to notify Host in writing of such absence. During such absence, Host may enter the premises at times reasonable necessary to maintain the property and inspect for damages and needed repairs.
SECURITY: Host shall provide Guest with a key to the Premises and a key to the Private Room the Guest will possess. Guest understands that Host does not provide any security alarm system or other security for Guest or the Premises. In the event any alarm system is provided, Guest understands that such alarm system is not warranted to be complete in all respects or to be sufficient to protect Guest on the Premises. Guest releases Host from any loss, damage, claim or injury resulting from the failure of any alarm system, security or from the lack of any alarm system or security.
SEVERABILITY: If any part of this Reservation shall be held unenforceable for any reason, the remainder of this Agreement shall continue in full force and effect. If any court of competent jurisdiction deems any provision of this Reservation invalid or unenforceable, and if limiting such provision would make the provision valid, then such provision shall be deemed to be construed as so limited.
BINDING EFFECT: The covenants and conditions contained in the Reservation shall apply to the Parties and the heirs, legal representatives, successors and permitted assigns of the Parties.
ENTIRE AGREEMENT: This Reservation constitutes the entire Agreement between the Parties and supercedes any prior understanding or representation of any kind preceding the date of this Agreement. There are no other promises, conditions, understandings or other Agreements, whether oral or written, relating to the subject matter of this Reservation. This Reservation may be modified in writing and must be signed by both Host and Guest.
CUMULATIVE RIGHTS: Host's and Guest's rights under this Reservation are cumulative and shall not be construed as exclusive of each other unless otherwise required by law.
WAIVER: The failure of either Party to enforce any provisions of the Reservation shall not be deemed a waiver of limitation of that Party's right to subsequently enforce and compel strict compliance with every provision of this Reservation. The acceptance of payment by Host does not waive Host's right to enforce any provisions of this Reservation.
INDEMNIFICATION: To the extent permitted by law, Guest will indemnify and hold Host and Host's property, including the Premises, free and harmless from any liability for losses, claims, injury to or death of any person, including Guest, or for damage to property arising from Guest using and occupying the Premises or from the acts or omissions of any person or persons, including Guest, in or about the Premises with Guest's express or implied consent except Host's act or negligence.
LEGAL FEES: In the event that the Guest violates the terms of the Reservation or defaults in the performance of any covenants in the Reservation and the Host engages an attorney or institutes a legal action, counterclaim, or summary proceeding against Guests based upon such violation or default, Guests shall be liable to Host for the costs and expenses incurred in enforcing this Reservation, including reasonable attorney fees and costs. In the event the Guests bring any action against the Host pursuant to this Reservation and the Host prevails, Guest shall be liable to Host for costs and expenses of defending such action, including reasonable attorney fees and costs.
ADDITIONAL TERMS AND CONDITIONS:
DISPLAY OF SIGNS: Guest agrees that no signs shall be placed on the Premises without the prior written consent of the Host.
NOISE: Host and Guest shall not cause or allow any unreasonably loud noise or activity in the Premises that might disturb the rights, comforts and conveniences of other persons.
PARKING: Guest is granted permission to use one of the two parking spaces in the driveway of the residence for the purpose of parking Guest's vehicle(s) during the term of this Reservation. Guest shall ensure Guest's vehicle is parked at least four (4) feet from Premises structure. If Guest vehicle is leaking fluids besides water, vehicle must be parked on street not blocking driveway. Additional vehicles of Guest, Guest's family, agents and visitors to the Premises shall be parked on the street not blocking driveway. Host is not responsible for, nor does it assume any liability for damages caused by fire, theft, casualty or any other cause whatsoever with respect to any vehicle or its contents.
BICYCLES: All bicycles owned by the Guest shall be stored only in the areas designated by the Host and not in any other parts of the building including the hallways, entrances and lobbies.
LOCKING OF ENTRANCE DOORS: Host reserves the right to close and keep locked all entrance doors of the building during such hours as the Host deems advisable for the safety and protection of the building and its occupants. Guest shall lock entrance doors when leaving the Premises and not leave open or prop open any entrance doors.
FRONT/SOUTH ENTRANCE AND KITCHEN TO LIVING AREA STEP: Guest has been informed and is aware there is a small step at the south of the property near the front entrance to the premises and to the east between the Living Room and Kitchen. Photos of said step are available for review on this Airbnb listing. Guest has been advised to be aware and use caution when near or using the step. Guest assumes all liability for personal injury, property damage or loss, and insurable risks.
DWELLING: Guest is only entitled to possess/occupy the North West Bedroom dwelling, defined in ‘Exhibit 'B' – House Floorplan' found in photos of this listing. Guest will have use of Shared Space defined in ‘Exhibit 'B' – House Floorplan.' This Reservation does not entitle the Guest to use of any area defined as Restricted without written permission from the Host. Guest is not to paint any part of the Premises or make any improvements/alternations without prior written permission from the Host.
ELECTRICITY: Guest and Host shall agree to use best efforts to shut off lights and electronic devices when not in use. Guest, when possible, shall refrain from running and/or using large appliances (dishwasher, washer, dryer, etc.) during on-peak hours (Monday-Friday, 12pm-7pm). Should Host, at Host's option, deem wasteful or neglect use of Electricity by Guest or that of the Guest's family, agents or visitors, Host may charge Guest up to 50% the total cost of the monthly Electric utility bill.
WATER AND NATURAL GAS: Guest and Host shall agree to use best efforts to conserve Water and Natural Gas. Should Host, at Host's option, deem wasteful or neglect use of Water and/or Natural Gas by Guest or that of the Guest's family, agents or visitors, Host may charge Guest up to 50% the total cost of the monthly Water and/or Natural Gas utility bill.
WATER LEAKS: Guest is to notify the Host immediately if Guest notices any running water in the faucets in the kitchen, bathroom sinks, bathtub or any other faucets. If the toilet is running and does not shut off properly, Guest is to notify Host immediately.
DEFAULTS: If Guest fails to perform or fulfill any obligation under this Reservation, Guest shall be in default of this Reservation. Guest shall have three (3) days from the date of notice of default by Host to cure the default. In the event Guest does not cure a default, Host may at Host's option: a) cure such default and the cost of such action may be added to Guest's financial obligations under this Reservation; or b) declare Guest in default of the Reservation. In the event of default, Host may also, as permitted by law, enter the Guest's Private Room and re-take possession of the Premises. Host may, at its option, hold Guest liable for any difference between the cost that would have been payable under this Reservation during the balance of the unexpired term, if this Reservation had continued in force and any cost paid by any successive Guest if the Premises are reserved again. In the event Host is unable to book Reservations to the Premises during any remaining term of this Reservation, after default by Guest, Host may at its option hold Guest liable for the balance of the unpaid cost under this Reservation if this Reservation had continued in force. The failure of Guests or their guests or invitees to comply with any term of this Agreement is ground for termination of the Reservation.
