The building has several apartments and single rooms that we rent out individually. On occasion, a wedding party, film crew, school, or conference will rent the entire house out, and that is the purpose of this listing. Please see the more detailed description for more info.
3rd State Hudson is a showcase, mansard roof mansion, built in 1864 by a real estate contractor to showcase his building prowess in Hudson, entertain potential clients, and house his family. During The Great Depression, the grandchildren subdivided the building into a multi-family dwelling and moved their business into the 1st floor. The building has remained this way and passed through several hands . . . until 2014 . . . when it was bought and converted into a Guest House.
Normally rented out separately, the apartments and single rooms are meant to lodge tourists, transients, conference goers, film crews, reunions, weddings, and people just looking to get away in the inspiring town of Hudson.

Per the listing, the guests will have full access of the entire house (3 full family apartments, and 4 private bedrooms).

Guests will be greeted upon entry.
We greet the guests and show where all the amenities are (including fire extinguisher, alarms, and first aid kit). We use an electronic lock on the main door to secure the house, and keys for the independent rooms/suites.
The house is under renovation, but rest assured, if you are staying with us, you wouldn't know it: quiet, clean, and no construction smells!
Renovation should be finished by mid 2017.
Renovations for the exterior of the building began summer 2016 and will continue into 2017.
No worries, though, as we are very sensitive to guests needs for quiet, and work will not happen while you are around
The City of Hudson, as of June 1, 2017, will be imposing a Lodging tax of 4%. I’ve always supported a tax of this sort for Hudson, not only to improve the city, but provide a budget for dreams. I just wish it wasn’t this high.
In lieu of this, i will be providing an envelope in one of your reserved rooms, with the 4% of your reservation labeled. By paying this tax, you will help keep my dream alive, and Hudson’s.
You are renting an entire guest house. NOT "animal house". Please respect it accordingly. Any major damages will be reported to airbnb.
Pets are only allowed in the "Star Wars Suite". No exceptions.
You are NOT ALLOWED ON THE ROOF. It is a safety thing.
No smoking ANYWHERE inside the building. Outside the building is a different story. If any evidence is found, it will be reported to Airbnb, and an extra cleaning charge will happen depending on the scene of the crime.
Lastly, if the ACs are on, don't use high amperage items such as hair dryers or irons. Turn off the AC first, then plug ONE item in. Its an old house and the fuse boxes don't like lots of amps. You wouldn't want to have to drop what you are doing to change a house fuse 40 minutes away from your farm, so why do that to me? All i really ask is be aware that this is an old house, and you have to respect her.
