This recently refurbished flat provides the ideal base from which to explore Scotland's capital. With the bright lights of Leith Walk and Edinburgh on the doorstep and convenient public transport to virtually everywhere, it offers a comfortable and excellent value alternative to city hotels for up to two people.
The flat itself is self-contained on the lower ground floor, has its own entrance and comprises of a separate lobby, large, bright bed/sitting room with two windows with a separate kitchen and separate bathroom. Whether you are 'doing' the Festival or just here for a few days, it's a very convenient location as there are many shops, restaurants and bars at less than 2 minutes' walk away and you can walk to Princes Street in about 20 minutes.
The flat has recently been redecorated and is comfortable, spacious, clean and cozy. We have provided all the things that we consider important in a holiday flat: a pleasant space, a decent bed with Egyptian cotton sheets, large fluffy towels, high-speed Wifi, a flat screen TV and a hair dryer (in that order!).
The kitchen is equipped with a cooker/oven, a microwave, kettle, fridge/freezer, toaster. If you feel like cooking, all the kit is there but if you prefer not to, there are excellent local shops, takeaways and restaurants at less than a minute's walk. If you really want to push the boat out there are two Michellin-star-rated restaurants in Leith (reservations essential), otherwise almost every cuisine from every corner of the world is represented.

**IMPORTANT ** During July and August I can only take bookings of a minimum of 5 days, so please don't be offended if I decline shorter bookings for this period. For the rest of the year the minimum is 2 days. Thank you for your understanding.

Guests have access 24/7 as there is a key safe located next to the front door which works like a bicycle combination lock. Should I not be able to let you in or if you arrive late, I will send you the code for it and you can let yourself in.
If I don't have more guests arriving you are welcome to leave your bags in the flat until your departure.

I'm happy meet everyone who comes to stay and if you like I can give information on stuff to do, where to eat, travel etc etc. Equally it's fine just say hello and I'll make myself scarce. If you need anything, just send me a text or phone me.
Please don't smoke inside
Please turn off lights & heating when you don't need them
Please recycle paper, cardboard, tins, glass and plastic; rinse out any recycling before putting in the blue box outside the front door. BTW Edinburgh tap water is very good to drink. Should you still want to buy water please flatten before recycling. My thanks in advance.
We'll do the cleaning after you leave, but please leave the flat in a tidy state.
Originally from the Netherlands, I have lived in the UK for almost 35 years. Am married to Jock and we have 4 children, who are almost all grown up. I really want you to have a wonderful time here so do ask if you need something that you can't find in the flat. Having lived in Scotland for the past 10 years I can recommend places, activities and things to do. The Edinburgh Festival is my speciality; just ask!
