This cleanly maintained 2000 sq.ft a 70's ranch style (two-level with staircase) independent Rattlesnake Home located in the very desirable Rattlesnake Valley in Missoula. House is newly remodeled with new paint, comes with 2 bedrooms kitchen, living room and a bath upstairs and a bedroom, bonus rooms and a shower down stairs.
Upstairs can accommodate up to 4 people with king and queen beds. More than a party of 4 people we will open the downstairs. It has a queen bed and two single beds can accommodate up to another 4 people.
The whole house can sleep up to 8 ( including children or babies) people and at most 9 people with request for airbed. The up-stairs bathroom with a bathtub and the down stairs bathroom come with a shower. All towels, linens, hand soap and shampoo are provided. These is a spacious double deck is an attraction in summer. The Picturesque cotton wood trees in the back yard make one feel like living in a nature preserve.
Expectations: The house comes with free dedicated broadband Internet and free parking. There is a driveway to park 2 to 3 cars. TV with streaming access and free Hulu-Plus. Finally, there is a laundry room with new washer and dryer (and laundry soap), plus an ironing board and iron. House comes with forced-air heat but no air-conditioning. But there are fans in the rooms.
If you are coming from out of state expecting Montana’s elaborate vacation ranches, this is not of your choice. This house is a typical city center home happened to be in a quiet corner away from the traffic noise unlike typical rental houses in the narrow Missoula city valley.

Guests can access upstairs only if they paid for up to 4 people, we will open downstairs for a party larger than 4 people. The garage and supply closet in the down stairs are administrative use only, but upon request guests can store the bikes or skis in the garage.
One dog is considered with an extra charge of $10/day. Restrictions for the dog: Dogs are not allowed on the furniture, bedrooms or in down stairs. For day time, there is a nice fenced back yard.

We try our best to optimize the rates to be affordable for privacy seekers who like to enjoy the city attractions. If the guests are unfamiliar with Missoula, this ranch style home is in one of the most desirable neighborhoods at an affordable rate for a private home.
Though this neighborhood property costs are one of the highest in Missoula, we optimize our rates by charging partial cleaning fee, and expect guests to share the responsibility to keep costs down.
Grizzly Sports fans can take bus at the corner to the foot bridge to get to the Grizzly stadium. No hassle of parking during the season.
This house is sure to please year-round. You will feel part of Missoula's friendliest neighborhood close to wonderful playgrounds, magical Tom Green Park and Rattlesnake Creek as well as Down Town and the University. Discover Missoula's many restaurants, shops and breweries while immersing yourself in the artistic culture. From concerts at the Wilma to Grizzly sports at the U of M there truly is something for everyone. For the outdoor enthusiast Mount Jumbo, Waterworks Hill, and the Rattlesnake Wilderness are right at the door providing some of the best hiking and mountain biking trails in the area. Families will enjoy strolling along Rattlesnake Creek through Tom Green Park to Pineview Park which features tennis courts, a play ground and an ice skating rink in the winter and just in a walking distance to the house. Missoula is kids friendly city, offers Indoor Water Park throughout the year and Summer Water Park in the Summer with a nominal fee.
House Rules and Pet Policies
Check in is 3 pm. Please don't try to check-in early unless already arranged as the cleaners need this time to prepare the home for your arrival.

- Only the confirmed number of guests is allowed on the property. People other than those in the guest party that listed in the reservation may not stay overnight in the property. We do not allow parties on the property unless already arranged.
(URL HIDDEN) Be considerate to your new neighbors! Quiet hours are from 9 pm to 8 am, during which time the noise from the home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area. Your new neighbors are intolerant of noise and will call the Police if you have parties or make loud noises. If the Police are called we may lose our permit to do vacation rentals; you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages.
- Amplified sound that is audible beyond the property boundaries is prohibited.
- Parking is limited to 3 vehicles. Vehicles shall be parked in the designated onsite parking area which is on the asphalt drive way and on the street in front of the house, or on the street infront of the house, please do not park on the Grass. Any illegally parked cars or boats are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
- Housekeeping: There is no daily housekeeping service. While linens and bath
towels are included in the unit but not wash cloths, daily maid service is not included in the rental rate. We suggest you bring wash cloths and beach towels, if you are intend to go to water parks.. Missoula boasts for its indoor-out door (summer only) water parks. We do not permit any items to be taken from the units. If any kitchen sets are broken by accident please notify the owner try to replace it if you can. Please use with care the wine glasses.
The linens and towels: If they are stained and the stains are not removable, we will deduct the replacement charge.
We try our best to keep the house clean. So please help us(URL HIDDEN) Clean any spills up immediately(URL HIDDEN) Do not walk on the area rugs with shoes. Please take off the shoes at the door.(URL HIDDEN) Do not sit on furniture in wet swimsuits or with suntan oil on. Keep the furniture and Furnishings in good order. Only use appliances for their intended use.
- Thermostat is programmed, to break the program press hold and adjust the temperature. Turn down the thermostat to reduce the heat, lights and fans while out to conserve energy. The house is not air conditioned, you can only manipulate the heat. In cold days, close the vents in kitchen and laundry room after dinner to heat the downstairs and bed rooms better.
Vents: House is built for winter, so is air tight. Please run the vent fans in the bathrooms, after every shower. Upstairs bathroom vent switch is above the plug. Downstairs hall vent, above the sink please let it run in the day time.
Dish Washer: Dish washer runs well, better to toss the dish soap pouch on the dishes (some times latch sticks for these pouches). Please wash (run the dish washer) with all the used dishes before you leave. Leave pot and pans clean.
Toys & Books: Please do not misplace any pieces of toys. Put the books and toys back in the same order you found them.
TV/Wi-Fi: House comes with a dedicated broad-band net work. TV is connected to Wi-Fi with Roku stick. Runs HUL-PLUS. The Wi-Fi PW and Net ID can be found on the kitchen counter. Please do not misplace the TV or Roku remotes.
Smoking: No Smoking in the unit. Please do not use strong perfumes.

Pet Fee: 10/day or $50 per stay for long-term stay, whichever benefits the guest. Most often guests change their mind to bring pets. So please prepare to leave the pet fee if you haven’t paid online.
Please do not allow pet in to the bed rooms or on the furniture. Try to keep them in upstairs; downstairs flooring is harder to clean in case of accidents. There is a dog mattress in the corner.
Please clean after them in the house and pickup after them in the yard. There is a standard height chain-link fenced backyard for dogs.
Note: Backyard is connecting to the creek park; deer often pass through the neighborhood.
- If your stay involves moving from one level to another please make sure items stay at their designated levels. Please do not drag the wooden furniture, (it will make them wobble) if necessary lift the furniture properly to move.
(URL HIDDEN) Trash: Trash Collection is Thursday Morning before 8’ Clock. If you are staying on Thursday, please put the trash out on the curb in the morning.
Note: Do not leave the trash out in the backyard or in the front. Animals turn the bin and access. There is a trash can in the garage, leave the trash in the garage until the pick-up day. Key to pad-lock is in one of the key chains.
(URL HIDDEN) SAUNA: Heats up very slowly. So not recommended to use(URL HIDDEN) Fireplace: The electrical fireplace is operated with remote. Please handle with care. Do not let children operate at any time. Please do not misplace the remote.
(URL HIDDEN)Water and Sewer: The property is with city water and sewer. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the drain system, you could be charged the damages of up to 500.
Gas Grill: There is a gas grill with propane tank, in the back yard. Guests are welcome to use it, if they intend to clean after. The grill cleaning charges will be added if the grill is not cleaned after use. Please turn off the grill knobs and also turn off the propane tank after every use, so gas doesn’t leak after use.
Note: Grill has grill utensils, but aluminum foil is not provide by the house.
Curtains: Do not let children handle the curtains; pulling them will make the screws loose. Make a note that the shower curtain is a curve rod, so handle with care.
Carpenter house call costs $60 minimum.
Refunds: No refunds will be given for late arrivals or early departures.

Before you leave: Due to the short period of time we may have to prepare house for the next guests, we appreciate if you please start the towels for wash and do not mix whites with colors.
There are small laundry baskets in each room. Please strip the sheets from the beds and put them in the laundry basket in the room and leave them in the respective rooms.
Wash all the dishes before you leave load and turn dishwasher on normal wash with dish washer detergent , some oversized dinner plates do not fit in the dish washer if you use them please wash them with hand. Please wipe the food from the dishes before loading the dish washer. Please do not leave the kitchen sink or any cooking surfaces messy. Please remove all the leftover foods from the refrigerator. Before leaving please make sure to turn off all lights and fans, close and lock all doors and leave the keys on key hook in the living room. Please, check your car for any items that are supposed to remain at the house.
