A bright two bedroom flat found in a desirable suburb of Manchester. 15 minutes by bus or tram to the city centre, the same by bike. Just on the border of Chorlton, in a leafy town called Whalley Range, the area is popular with artists, families, & young professionals.
The flat is spacious and stylish and has a large shared garden. The second bedroom is my young daughters room but the bed is a full size single and guests are welcome to use it.
Your room is a double with a brand new bed and mattress. There is a second bedroom for a child which has a brand new single bed - this room is my daughter's nursery and has a floor bed rather than a raised one, we ask that you take extra care in here as it's newly decorated and my daughter hasn't even slept in there yet.
The flat has underfloor heating in some rooms.
Located on the border of Chorlton and in a green suburb very close to the city centre as well as all the (many) bars of Chorlton. Immediate amenities include a couple of nice modern bars, and a new bakery and cafe that serves good breakfasts and coffee. More bars and restaurants can be found 15 minutes walk away in Chorlton or of course, in the city centre. We are also perfectly located for Manchester United.
The flat is part of a block that is centred around a shared garden, there is also garden space to the rear of the flat that is shared with others but is very large.

I will check you in and show you around, and as I happen to be a tour guide too I am happy to give you a tour of Manchester if you'd like one - as long as I am available to do so.
The neighbourhood is a nice one with a mixture of families, single people and older people so please be mindful of neighbours (no loud music and no parties).
Please note that the second bed in the spare room is very close to the floor so not suitable if you have problems bending or kneeling.

In accordance with Airbnb's rules you are not allowed to book on behalf of someone else - you must be the guest staying at the flat.

No smoking at all in the building.
Before showering switch on the red switch outside the bathroom door - please remember to switch off again after your shower or this eats up energy for the entire day and costs me a fortune otherwise!
Open windows when you shower, or cook, and for longer term guests please open windows if you have to dry washing inside (though I'd prefer you dry outside on the clothes horse provided)
Please note we are a low energy home and ask that you respect that, please don't leave lights on unnecessarily or use water or the heating wastefully, or the one we are all guilty of - leaving laptops and phones plugged in long after they're done charging. We rely on this to help us keep the listing price affordable, and mother nature will be grateful too!
Food, paper, plastic and glass can all be recycled and the bins for this are in the kitchen. The large outdoor bins can be found at the rear of the building, through the entrance hall, these doors must be kept locked when you come inside.
Absolutely no candles or incense at any time.
Apart from tea, coffee, sugar, milk and salt and pepper you are not permitted to use any of our food in the cupboards. This is our family home and the cupboards are stocked for when we return.
If you want visitors to the flat whilst you are there please ask me about this when booking.
No shoes in the living room as we have a nice new rug in there!
If you need to leave your bags here after you check out that's fine but please make sure you are packed up and have left the flat ready for the next guests.
We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible which also means better chances of having your full security deposit returned too
Please, above all, respect this is a family home to me and my young baby and as a single mum I have worked really hard to make it nice, so take care of the place :)
