The Cottage is a cozy, light, fully self contained (small) home. It has all the amenities of a larger home, but with the comfortable convenience of a smaller space. It's just the right distance from Downtown, with the peace and privacy of a small neighborhood. All who stay have loved it, and we've had many returning guests.

At 600 sq ft The Cottage has a lot to offer for its diminutive size. Downstairs are the living room, kitchen, and dining areas. A full bath with claw-foot tub with shower and laundry adjoins the living room. Upstairs is the master bedroom with king- sized bed and half bath. This light filled room is tucked into a dormer with large windows looking out into a canopy of trees. A small nook entices you to stay and read a while.
The fully equipped custom kitchen has a dishwasher, stove, microwave, and refrigerator. Other amenities include: cable TV, DVD player, high speed and Wireless Internet connections, air-conditioning, and washer-dryer.
The Cottage on Parkway Loop is located in a quiet residential neighborhood just one mile from the Blue Ridge Parkway and ten minutes from downtown Asheville. This convenient location within minutes to Interstates 40 and 240 gives you access to all the delights of downtown, while being close to many of the outdoor activities that make WNC such a wonderful place to be.
One mile away, The Blue Ridge Parkway is your avenue to spectacular views, cascading waterfalls, and revitalizing hikes. The Cottage is only 12 miles to the extensive mountain bike trails at Bent creek, and 20 miles from Chimney Rock and Lake Lure. The legendary Biltmore House is just minutes away on Interstate 40.

SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between Tim Gott/Maryfrances Brown and -----------------------------as of receipt of the first payment of the rental fee. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Property. The property is located at: 22 Parkway Loop, Asheville, NC 28803
The property is furnished and includes:
Stove, refrigerator, microwave, dishwasher, coffeemaker, blender, washer/dryer, iron
TV, DVD player,Roku.basic cable, internet modem and wireless router.
Bed linens, towels, all paper products, and kitchen utensils.
2.Rental Party: The rental party shall consist of Guest and the following persons:
3.Maximum Occupancy: The maximum number of guests is limited to 4 persons.
4.Term of the Lease. The lease begins at 2 p.m. o(URL HIDDEN)and ends at 11 a.m. o(URL HIDDEN)5. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 days, the guest will be charged the 2 night rate.
6. Rental Rules: Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
8. Rental Rate and Fees
Reservation Deposit: Airbnb's policy requires 100% of the total rental cost at the time of the reservation.
Damage Deposit: Airbnb does not require a damage deposit, but your credit card information is kept on file until after checking out. No further charges will be made to your card provided there is no: i.Damage to the property or furnishing. ii.Dirt or other mess requiring excessive cleaning; iii.Any other cost incurred by Homeowner due to Guest’s stay.
If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:
30 days or longer prior to Check-in: 100% refund, minus a $25.00 processing fee.
Less than 30 days from check-in: The deposit will be refunded (minus a $25.00 processing fee) ONLY if the Cottage can be re-rented for the same time period.
10. Insurance: We encourage all renters to purchase traveler insurance.
1.Smoking is NOT allowed.
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3.The Cottage is privately owned; the Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.Keep the property and all furnishings in good order
5.Only use appliances for their intended uses.
6.Pets are NOT allowed.
7.Parking: Parking is limited to 3 vehicle(s). Vehicles are to be parked in designated
parking areas only. Parking on the road is not permitted. Any cars parked on the road are dangerous and inconvenience our neighbors.
8.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the Cottage, daily maid service is not included in the rental rate. We request that you do not take towels or linens from the Cottage for any reason. If you plan to be swimming in one of the many lovely swimming holes in the area, please bring your own towels for that purpose.
9. No refunds will be given for storms. Mountain roads can be curvy and steep. Our gravel drive is well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. Please check local weather conditions before you travel and be prepared. We do not refund due to road conditions. We will make every effort to keep our driveway passable in the event of a storm.
We've lived in the area for over 30 years, and love the natural wonders that abound here! We had a great time renovating the Cottage on Parkway Loop together, and hope that spirit is passed on to everyone who shares the space.
