Standard Terms and Conditions of Temporary Holiday Accommodation Note: Variances can be agreed on but only by arrangement with the owner in writing. Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If it a refund is made due to the property being re-let then a $50 cancellation fee will apply. To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions. Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance. Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments. Damage, Breakages, Theft and Loss are the tenants responsibility during their stay. Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10:00 by the latest, to allow time to prepare property for next guests. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental. Pets are not allowed. Loss - the owners take no responsibility for the tenant's personal property. Variations to these conditions may only be made by prior arrangements with the owner in writing.

This is an excellent property in a great neighbourhood. Michael's communication was excellent throughout and, although he was unable to meet us on arrival, his neighbour Carl provided a friendly and informative welcome. Michael contacted us during our stay to check that everything was going well. The apartment exceeded our expectations. It is part of a redevelopment of a former factory and is warm, comfortable, secure and quiet. It has everything you need to enjoy a great stay. The secure off-street parking is much appreciated especially since the close proximity to cafes/restaurants, supermarkets and public transport means the car was not needed during our stay. We would happily seek to stay in this apartment on future trips to Melbourne and can recommend it highly. The 'Three Bags Full' café that is on the ground floor of the development is also definitely worth a visit.

Absolutely Amazing! Great location, so close to everything. Travel a lot for work and really felt like home away from home. Secure apartment block which Mike takes the time to show you how navigate and where things are located.

Very comfortable and lovely home in such a great location. So many restaurants to choose from on Victoria. Public transportation so close by. The home is quiet and comfortable and very safe. I very much enjoyed my stay.

Hi! I am a primary school teacher and my wife manages an aged care facility. When our 3 children moved out we have found more time to travel and enjoy Airbnb.
