Le logement

This spacious, open house will make you feel right at home while enjoying all Austin has to offer. We are located within walking distance of Austin's best attractions - Zilker Park, Barton Springs, Lady Bird Lake and the Hike and Bike Trail, Live Music, Congress Avenue, Whole Foods Flagship Store, Local Premier Restaurants and much more! The Austin City Limits Music Festival is a few blocks away, an easy 10 minute walk. All of this in a very quiet, family neighborhood.

Inside the house you will find oak hardwood floors, abundant natural light, stained glass art work and comfortable furnishings. It is fully equipped with a flat screen LCD TV, cable, wi-fi, washer and dryer and all the necessary kitchen amenities. The master suite has a king bed and two rooms have queen beds with twin bunk beds plus a trundle in the remaining room . An air mattress is available if needed. ( *Please note that not more than 6 unrelated adults may rent this property due to city of Austin code. If related, we can accommodate up to 11.) There are three full bathrooms to easily accommodate everyone. Relax outside on either the upper or lower deck, both of which are private and shaded with a beautiful pecan tree.

Location, Location, Location...this place has it! Just one block south of Barton Springs and South Lamar, this property is in the heart of Austin's highly desirable 78704 neighborhood - 'More than a zip code, a way of life!'. You can walk to Zilker Park, Barton Springs, Lady Bird Lake, the hike and bike trail, downtown, Congress Avenue, South First and so much more. A wide variety of great Austin restaurants are just blocks away including top rated Uchi sushi, The Highball, Alamo Draft House, Maudi's and of course restaurant row on Barton Springs (Chuy's, Austin Java, Flipnotics, Green Mesquite, Uncle Billy's, Threadgills, Romeo's, Shady Grove). You can also enjoy live music at numerous venues just a few minutes away. And picking up groceries couldn't be easier at Whole Foods flagship store just a mile away. Whether you want to walk to your event, grab a bite to eat, go for a run around the lake, catch a city bus or actually get in your car to drive someplace, you'll be there in just minutes!

This is our primary residence and we want our guests to enjoy this location as much as we do. We take pride in our home in everything from the front entry walkway to the laundry room and we ask our guests to treat it as they would their own home while staying here. The property will be professionally cleaned before your arrival and you will feel right at home as soon as you walk in the door.

The house was built in 1950 as a single story home, but we added a second story in 2007. With that addition came many improvements including a brand new cool running A/C, a second story deck overlooking the yard, a huge master suite and much more!

Parking: Parking is available on the street and can accommodate many vehicles.

Neighborhood Notes: This is a quiet, family-oriented neighborhood. We respect our neighbors and their property. No big parties are allowed however small social gatherings are quite fine. Please be aware of your noise level at all times. Take a walk around the block and you'll see many people outside enjoying the 'hood with their family and pets. We live on the property and are here to make your stay enjoyable and comfortable, while respecting your privacy. Please let us know if we can do anything to make your Austin experience even better!

Transports

We are walking distance to many great Austin experiences. However, there are many other options to get around. The Capital Metro bus stops just a block away and taxis, Uber and Lyft are all at hand. Pedicabs as well as bicycle rentals are abundant if you prefer pedal power. Don't forget to check out Car2Go if you want temporary local transportation. There is also an Enterprise Rental Car Agency just down the street if needed.

Autres remarques

The nightly rate of $1150 is broken down into a $1000 rental fee and a $150 hotel tax fee to cover the combined 15% tax rate assessed by the city and state.

We are not a party house! This is our home and we expect our guests to treat it and our neighbors with respect and courtesy.

RENTAL RULES

1.Smoking is NOT allowed anywhere on the entire property, inside or outside. This is inclusive of all land and structures. A fine of $300 will be charged to the Guest if there is any evidence of smoking inside or outside of the property.
2.People other than those in the Guest party set forth above may not stay overnight in the property; that is, no one other than the Guest party may be present between the hours or 10:00 pm and 6:00 am. Any other person on the property is the sole responsibility of Guest.
3.The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.Keep the property and all furnishings in good order; any damage to rental property by the Guest party or their visitors will be the responsibility of the Guest party and shall be paid for by the Guest party.
5.Only use appliances for their intended uses
6.PETS are permitted only with prior approval and the Pet Addendum must be completed.
7.Parking: Vehicles are to be parked on the street only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Do not block any driveways or park in any driveways. Guests should try to park in front of the Homeowners residence for consideration of neighbors.
8.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels if needed. We do not permit towels or linens to be taken from the house.
9.Inclement Weather: No refunds will be given for inclement weather.
10.Litigation: If litigation or any legal action is required to settle any dispute between the Homeowner and the Guest, all legal proceedings will transpire and occur in Austin, Texas (Travis County). This is regardless of whether the Homeowner or Guest initiates the legal action.
11.Noise Curfew: The City of Austin enforces a 10:00 p.m. noise curfew that we must abide by. We take this very seriously out of respect for our other guests and neighbors. If we receive a complaint, we will address the issue with the primary renter, and a second complaint may be met with an immediate eviction without refund.
12.Parties: No parties or large gatherings are permitted. A large gathering is defined as 10 or more people.
