Parking:

1. The Tenant may be assigned a parking space by the Santoni Development Corporation (SDC) and shall park his vehicle at his own risk. The said vehicle must be registered under the Tenant’s name and guest parking is only permitted in designated guest parking areas when available. It shall not be used as storage, nor for the washing of his vehicle.


Use of the Lessor’s Building and Common Areas:

2. The Tenant shall not install or place anything on any part of the Building that is visible from the outside without first obtaining written consent from SDC. Further, no cleaning utensils, bedding, floor mats or carpet shall be shaken from any window or balcony of the Building.

3. No person shall congregate, lounge, play, sit, obstruct or unnecessarily tarry upon, within or about any of the entrances, halls, passageways, stairs or parking areas. Children are not allowed to play in the public halls or stairways.

4. No sidewalks, hall, entry or stairway of the Building shall be obstructed or used by the Tenant for any purpose other than ingress or egress to or from the Leased Premises. The Tenant shall not place any outer footwear, article of clothing, umbrella, floor mat, bicycle, baby carriage, toy or other thing in a hallway, corridor, or outside areas of the Building. Any article of any nature or kind left in the hallway, corridor, or outside areas of the Building shall be deemed to be abandoned and may be removed there from by SDC.

5. The Tenant shall be liable for any damage on the common areas caused by him, his household or visitors. SDC shall hire the services of a qualified contractor to do the said repair and charge the Tenant the cost of the repair.

6. Any surface staining or dirtying of common area surfaces (such as delivery of dripping food items, etc.) shall be cleaned at the tenant’s own responsibility and expense.


Garbage Disposal:

7. No garbage or other refuse shall be stored or allowed to accumulate on the Leased Premises for extended periods of time. No garbage shall be thrown out of doors, windows, or from any other part of the Building.

8. In accordance with Republic Act 9003, all tenants are required to do waste segregation. Tenants required to have a minimum of three (3) receptacles for segregation: one for recyclable, one for non-recyclable, and one for biodegradable. Garbage shall be segregated and placed in heavy duty, securely fastened plastic bags and shall be kept within the Leased Premises until the appointed pick up schedule.

9. Trash bags should only be brought outside the Leased Premises by the Tenant’s representative at an appointed schedule, and the Building housekeepers shall not go inside the rooms to gather the garbage. Loose or unsegregated garbage shall not be accepted.

10. The Tenant may bring the garbage directly to the Building’s garbage depository at a designated schedule. Likewise, loose or unsegregated garbage shall also not be accepted.


Use of the Leased Premises

11. The Tenant shall not conduct any sale, auction, or any business inside the Building.

12. Illegal activities on the Leased Premises or the Building will not be tolerated. In the opinion of SDC, any activity of a suspicious nature on the part of the Tenant or any of its employees, guests or family members shall be cause for immediate termination of the lease. Affiliation or association with known or suspected gang members is expressly prohibited. Aiding, abetting or assisting persons who are attempting to hide, allude, or evade the police is expressly prohibited.

13. At no time will drug-related criminal activity be tolerated on or near the Building premises on the part of the Tenant or his household. Further, any activity such as acts of violence, threats of violence, including but not limited to, the discharge of firearms, on or near the Building premises will not be tolerated. Violation of any of these provisions shall be a material violation of the lease and good cause for immediate termination of the lease.

14. Only occupants listed on the application for tenancy (or submitted to SDC) shall occupy the apartment.

15. The Tenant shall not place any additional lock or replace any lock on any door to the Tenant’s Leased Premises without first obtaining SDC’s written consent.

16. The Tenant shall not paint, paper, or decorate any part of the Leased Premises without first obtaining SDC’s consent in writing.

17. The Tenant shall not install any spikes, hooks, nails, screws, tape, or adhesive wall hanging devices in the walls, woodwork, ceiling, or floors of the Leased Premises.

18. The Tenant shall not overload the floors of the Leased Premises or install a waterbed without prior written consent of SDC.

19. The Tenant shall not dispose oil or any solid particles in any plumbing fixtures as this will clog the pipes. The use of declogging chemicals is also prohibited. SDC should be advised of any malfunction immediately.

20. The Tenant shall exercise care when using laundry machines provided by SDC and shall clean the same after each use. The Tenant shall use any such laundry machines solely at the Tenant’s own risk.

21. Any additional electrical loads (or appliances) shall not be installed without the approval of SDC.

22. The Tenant shall not use any electrical appliance or power tool at the Leased Premises which would interfere with the reception of any stereo, radio, or television receiver set owned by any other Tenant at the Building and shall immediately cease use of any such electrical appliance or power tool upon being advised of such interference.

23. The Tenant shall immediately notify SDC in the quickest and most effective way, of any damages or imminent threat of damage to the Building or the Leased Premises, arising from equipment failure, breakdown or otherwise or through storm, fire, or act of God. In the event that the Tenant is unable to contact any representative of SDC, the Tenant agrees at his own expense to take such emergency means to control the situation as are reasonable in the circumstances to preserve the Building or Leased Premises, from further damage or to prevent imminent damage, in the event of which the Lessor shall reimburse the Tenant for all reasonable expenses incurred in respect of taking such emergency measures as may be required.

24. The Tenant shall clean the Leased Premises thoroughly before vacating same and shall remove all articles of personal property. Any items of garbage or abandoned property shall be deposited by the Tenant as such locations as may be assigned by SDC for garbage pickup. Upon the Tenant’s failure to comply, the Tenant agrees that reasonable charges will be made by the LESSOR and deducted from the LESSEE’s security deposit.


Conduct of the Tenant

25. Profane, obscene, loud or boisterous language, or unseemly behavior and conduct are absolutely prohibited. The Tenant obligates themselves and those under them, not to do or permit to be done anything that will harass, embarrass, discommode or inconvenience any of the other residents, neighbors or occupants in adjoining premises.

26. The Tenant shall not keep any pets (animals or insects of any kind) whatsoever in the Leased Premises or any part of the Building without first obtaining SDC’s consent in writing. Consent, if given, shall be revocable by the Lessor at any time.

27. Neither the Tenant, nor any member of the Tenant’s family, nor any of the Tenant’s guests, visitors, or servants shall make any noise, which would unreasonably disturb any other Tenant in the Building or that of any occupant in any surrounding area buildings or residences.

28. Any complaint regarding any other tenant in the Building shall be made directly to the Landlord in writing.

29. In the event of any unusual, contagious or infections disease developing in any occupant of the Leased Premises, the Tenant shall bear the expense of removing such occupant to a hospital for treatment and shall not keep such occupant at the Leased Premises and will be responsible for any necessary fumigation.

30. Should the Tenant be temporarily vacating the Leased Premises for a duration longer than five (5) days (i.e. for vacation), the Tenant shall advise SDC accordingly, and leave payments for any accounts for settlement to avoid disconnection or deactivation.


Fire Safety

31. The Tenant shall not keep any coal, gasoline, natural gas, propane, butane, oil, any other fuel, chemicals or other noxious or offensive smelling materials inside the Leased Premises.

32. No firewood, charcoal, or other smoke-producing materials shall be used for cooking (except those provided by the LESSOR) whether inside or outside the premises.

33. The Tenant shall not do or permit anything to be done at the Leased Premises which would in any way cause or increase a risk of fire or which would in any way void or cause to be voided the Landlord’s Insurance on the Building. All tenants should observe the following recommended practices:

a. Electrical breakers and panels must always be kept unobstructed, in plain sight and within reach.
b. Disconnect all electrical appliances when not in use, except for those necessary such as freezers.
c. Cords for portable equipment must be kept as short as possible.
d. Never run electrical cords under rugs/carpets.
e. Octopus connections or other conditions that may cause electrical overloading are strictly prohibited.
f. All doors must be kept free from obstruction.
g. Absolutely no smoking is allowed inside the Building.


Memorandum / Circulars

34. Memorandums and circulars shall be the basic instrument used by SDC in communicating with the tenant. All correspondences shall be sent directly to the Tenant’s mailbox. As such, it is the Tenant’s responsibility to check the appointed mailbox regularly.


WAIVER OF RULES OF OCCUPANCY

35. The Tenant expressly agrees to abide by the forgoing Rules of Occupancy and agrees that no ascent, consent or waiver of same shall be deemed to have been made unless the same shall be made in writing by the Landlord and delivered to the Tenant to form part of this Lease.


SDC RESERVES THE RIGHT TO ADD OR MAKE CHANGES IN ANY OF THESE HOUSE RULES, REGULATIONS, REQUIREMENTS OR GUIDELINES WITH PRIOR NOTICE GIVEN TO ITS TENANTS.

Ms. Stephanie hostility was wonderful, unit was clean, exactly as photo shown. Very heavy traffic at main road due to road constructions which will continue on for years, I assumed... Over all, very present stayed except air condition noises but earplug worked well...hehehe Thank you..

The place was as photos big and clean, the communication with the host was easy ,, the location was good as 600m from Ayla mall ,, the address was deflect for some taxi but since we use our mobile maps app we did have any issue ,,, the average electric bill was 200 peso per a day and water cost almost 50 peso per day ,,, As over all the place was greet and value for money

I highly recommend this place! Ma'am Stephanie was very welcoming and accommodating. The guards are really friendly and welcoming also. I always felt safe during my stay there. The building is close to the main road, where you can easily catch a taxi or try riding the jeepneys. If you have a car, there is usually a traffic enforcer at the intersection of the main road to make sure you can easily get to the building. Ayala mall is a 15 - 20 minute walk from the place so you can get whatever you need without hassle. I also liked the privacy of the place. I didnt have to awkwardly pass by a receptionist everytime i was going to the unit. Overall, I had a wonderful stay.

Nice place. It's the perfect distance off the main road. Easy walk yet far enough away from noise. Very clean, friendly guards. I would recommend.
