The condominium unit is a well-appointed accommodation that has been designed and furnished with the comfort and convenience of the guests in mind. Guests can look forward to a cozy nest amid the hustle and bustle of Metro Manila. And inspite of its very central location, it comes at a very friendly price. Insider tip: On the Upper Ground level of the building is Spa Ultima, a place to get a full-body massage for a very reasonable rate (opens 3pm, last appointment at 11.30pm).

The unit is equipped with the following: water heater, cable and Internet service, air conditioning, electric fan, washing machine, two-door refrigerator, electric stove with oven, microwave oven, oven toaster, water kettle, coffee making facilities and cooking/eating utensils.

A hair dryer, as well as an ironing board with a flat iron, are also available for use. There is a fire extinguisher but we hope there will be no opportunity to use it. Furnishings include a television, dining table, a couch and a queen-sized bed.

Electricity in the Philippines is 220 Volts, alternating at 60 cycles per second. We have universal sockets in the unit but don't have a step-down converter (for those using 110-volt gadgets).

BGC is also a favoured running/jogging spot with running events taking place all-year round. BGC pulsates with activities 24/7. And South of Market Private Residences is right in the middle of it all!

Have technology, will travel. Uber and Grab are popular options in Metropolitan Manila and are available 24/7 especially in our area. A jeepney and bus depot are just a few steps away from South of Market. Private car rentals can also be arranged.

Grab and Uber now pick up passengers from the airports too (they weren't allowed to do so not too long ago). Be sure to specify which arrival terminal you are in and where exactly/which bay you are waiting.

For the maximum comfort and well-being of guests, up to two persons is our recommendation for this space. A third guest can be accommodated (1,200 pesos/day or about 23 USD) but s/he will snooze Japanese-style (mattress on the floor) in the living room.

There is maintenance service (electricity/plumbing) in-house. Details will be provided upon check-in.

Car parking is available for 200 pesos/day or about 4.50 USD. To enable us to facilitate your request and avoid inconvenience, please advise in advance.

*Would so appreciate if guests are respectful – of our space and property, of our neighbours' and the building's staff. No parties, illegal activities, substances and acts which contravene Philippine statutes and laws, cause property damage or substantial noise or other conditions that disturb the peace.

*Please bring a hard copy of your party's passport details page (for foreigners) or driver's license or other government identification document with a picture (for Filipinos). The condominium requires this during your signing-in with reception as a safety measure to account for all transient guests and as part of homeowners' rules. Bringing your own hard copy will make your signing-in faster - which means you get to relax in the unit that much quicker.

*For everyone's safety, open flames are strictly prohibited in the unit (no candles and incense, please!).

*No smoking allowed. No pets.

*Please take off your shoes when in the unit.

*Check-in is at 2:00 pm. We will do our best to accommodate early check-in requests.

* Please help us manage our electricity bill (which is so expensive in the Philippines!) by turning off the aircon when you are not in the room. We've had to raise our base price several times in the face of the heights reached by our electricity meter. A little help will go a long way!

*If guest fails to vacate premises by 11 am (unless previously agreed upon in writing) on check-out date, s/he agrees to pay for that day's stay.

*Please return the unit in the same condition as start of stay (exemption being need for normal tidying up/cleaning on your departure date). Guest agrees to pay for the replacement of any missing, damaged and/or broken items in the unit (for example: TV, artwork, kitchenware, vase, linens, new lock and keys if keys are lost, smoking, towels, etc) and/or repair needed due to extreme usage/damage.

*Cleaning service: Once a week for long-staying guests; every fifth successive day of stay for shorter stays

*Our cable and Internet service is offered free of charge. Thus, if the internet/cable is not working properly during your visit, there will be no refunds.

*If upon move-in you notice something is amiss or inadequate (example, something is broken, or dirty), please contact us immediately and let us know and we will strive to better the situation for you. If you do not contact us promptly, however, we will assume that everything is fine.

*Keys: We normally provide one set of keys to any party during move- in. Guest shall not give these keys (or copies) to any person other than those named within this agreement as an occupant. During move-out day, same keys will be retrieved by the unit manager or cleaning lady.

Only possible to say good things with this listing. The location is fantastic. Very close to lots of restaurants and shops with the great High Street just 5 minutes walk away. 7/11 and another small convince store just down stairs and around a corner to boot. The space itself is excellent. Very clean, warm and inviting. It feels very homely. Nicely appointed. The listing is exactly as described, the value is great and the host is very nice and accommodating.

Joannah's place is in a great location, is completely as advertised, and was a wonderful place to stay. My aunt and mother stayed there and called me to tell how nice it was as soon as they checked in. Easy to communicate with and thoughtful and amenable, I would highly recommend staying here!

Mrs Joannah's place was the best place we have ever stayed in BGC. Super clean and plenty of amenities. Close to everything yet very private. Would recommend to anyone and everyone. Would love to stay again on our next trip to Manila.

The unit is very well kept and in grear order. It is in walking distance to most restaurants, shopping malls and bars in the BGC area. It is very affordable and cosy.

I will love to give more than 5 stars if possible but unfortunately that is the maximum allowed Hosts: both Joannah and her partner Yasmin were trying to do anything to make sure that my stay is comfortable in their unit. They even went beyond their scope to agree to keep my bag when I was traveling out of Manila for 3 days and willing to keep my bags after my check out & to allow me to use the unit for shower in the evening because my flight was late in the evening, in spite of the fact that people are going to work in the unit for some minor repairs after my check out. Always available for any help or clarification Place: unit is in a high end building centrally located just a few minutes walk from sm aura mall, market market and high st but still very quiet and peaceful. Very spacious for a studio with a partition to the bed and a door to the kitchen. This could be very well a 1 bedroom unit. More than enough storage space with a shoe rack, chest of drawers, mirror cabinet over wash basin and much more. They have looked into many small things to make sure that you feel at home and comfortable. Few spike busters to charge your gadgets, umbrella, slippers to use inside the unit, insect sprayer, first aid box to mention a few. The kitchen is stored with all that you may require to cook, even though I didn't use them and a washing machine Great value for money I am coming back to Manila in march and if I decide to stay in BGC area this will be the place I will stay. I very strongly recommend this unit to all Airbnb users

I love love love three things: travel, Japanese food and books. Sometimes a lady needs chocolate too.

I live and work in Singapore where airlines are continuously tempting us with cheap tickets to somewhere, thus 18 countries visited so far. To me, travel is the greatest reward and luxury.
