Brand new spacious 3 Bedroom Townhouse situated in a quiet street in Kyabram.

Annabelle Rose is a brand new spacious 3 Bedroom Townhouse. Master bedroom has a queen size bed, walk in robe and ensuite. Second bedroom also has a queen size bed and wardrobe. Third bedroom has 2 single beds and a wardrobe. The townhouse has 2 bathrooms (ensuite & main bathroom with separate toilet). Main bathroom has a bath. There are 2 living areas (main loungeroom/ dining area & a second lounge area). Full kitchen with walk in pantry and equipped with everything you could need. A laundry with both washer and dryer. An outdoor area with clothes line and a double lock up garage.

You will have access to the entire house including backyard area and lock up garage.

I am available for contact at any time during your stay, as I do live local.

Annabelle Rose is situated on Hawkins street in Kyabram, it is a quiet little street.

Annabelle Rose has a lock up garage, street parking is also available. Kyabram does have a public transport and taxi service.

To maintain a high standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

It is the guest’s responsibility to read all terms and conditions of their booking. Any booking made with Annabelle Rose is conditional to the client having fully read and understood the terms and conditions. All bookings will be charged up front at the time of booking, and no refunds

Payment of deposit or total fee for your booking indicates acceptance of these Terms and Conditions. The booking requirement is a minimum stay.

Cancellation Policy

· Over 30 days notice – 90% REFUND
· Up to 14 days notice – 50% deposit refund
· Within 7 days or no show on arrival date – no refund of deposit

If cancellation occurs less than 30 days to arrival date, the deposit is fully refundable only if another guest rebooks the dates of your booking. If the dates of the booking are not rebooked, then the deposit is retained as stated above by Annabelle Rose.

Conditions

The Townhouse is available for guests from 2.00 p.m. and should kindly be vacated by 10.30 am on the day of departure unless prior arrangements have been made. Whilst we are more than happy to provide a late check out wherever possible, this can only be confirmed on arrival or by prior arrangement with the owners as it is dependent on other bookings at the time. Failure to adhere to these procedures could result in the incurring of additional costs.

The number of guests staying at the property must not exceed the number agreed to in the booking details, unless agreed by us. In the event that any additional persons stay at the property, an additional fee may be charged according to our usual rates. If additional guests stay without permission, we reserve the right to terminate the booking without refund.

VISITORS: All visitors are required to vacate the building by 11p.m. Only registered guests up to the maximum rooming configurations can stay afterwards.

The Townhouse is a smoke free zone. Please ensure that you do not smoke inside the house, or leave the door open while smoking outside, as there is a PENALTY of $500.00. This will be charged to your credit card provided for payments (or left for security)

Guests are required to enter and exit the property quietly. Noise levels must be inaudible from neighbouring properties between 10 pm and 9am Monday thru to Sunday. 7 days a week. All guests are expected to behave in a manner that does not cause distress to our neighbours or interfere in any way with their right to enjoy their properties. If a guest/occupant behaves in an unacceptable or aggressive manner, we reserve the right to remove guests who do not adhere to this code of behaviour. In these cases, no refund will be due, and we will not be responsible for finding or funding alternate accommodation, nor will we be responsible for any other associated costs. Guests may not engage in any illegal activity at the property.

*You are responsible for leaving the property in the state in which you found it on arrival. All breakages or losses must be reported to us during your stay. The total cost of making good any damage or loss to the property, garden or contents will be charged for using the credit card provided for payment (or left for security). Including any damage or mess created by guests visitors. The registered guest will be liable for damages caused by third parties, including but not limited to visiting friends; regardless of whether the registered guest is present or not at the time the damage occurs.

All rubbish to be placed in bins provided,
All dishes are to be dried and put away including dishes in dishwasher.
All lights, powerswitches, heating, cooling, TV to be switched Off when leaving.
All windows to be closed when leaving
NO riding of bicycles/scooters on the premises at all times.
Extra fee will be charged if guest wants townhouse serviced during their stay.
Oven/microwave to be cleaned if used.
**Guests visitors vehicles are not to be driven at any time on to the property. They must park out on the road. All internal furniture is not to be taken outdoors of the unit.

Guests are expected to leave the property in a neat and tidy state without the need for extensive, excessive cleaning. You are responsible for all cleaning charges in the event the property is left in a state that requires more than reasonable cleaning. This will be charged for using the credit card provided for payment (or left for security). Our rates also include laundering and general wear and tear of sheets, towels etc which are supplied for your convenience. In the event where damage or stains cannot be removed and the item/s need to be replaced, this will also be charged for, using the credit card provided for payment (or left for security).

The owners of the property are not liable for loss to you of any personal belongings whilst you are occupying the property. Your occupation of the property may be terminated by the owners without notice in the event that you breach any material term or condition or in the event that any amount due is not paid. The owners of the property cannot be held responsible for failure or interruption to power or services to the property for reasons beyond our control.

Limit of Liability:

We do our best to ensure your booking arrangements are satisfactory, however Annabelle Rose does not accept liability what so ever for any injury damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events which are beyond its control including, but not limited to war, civil disturbance, terrorism, fire, floods, acts of God, acts of Government or any other authorities, accident to or failure of machinery or equipment, maintenance requirements or industrial action.

NO PETS ALLOWED.

If pets found on the property, your occupation of the Townhouse will be immediately terminated, with no refund, and a cleaning charge will be incurred. This will be charged to your credit card (or left for security). You will agree to any other reasonable house rules which may be made available to you at the property.
