Please leave the home in as good of condition as you when you arrived. Treat the neighbours with respect. No smoking in the suite; no pets; no parties.
Smoking of any kind is not permitted inside the premises. You can smoke on the balcony and must use the ashtray and ensure your butts are properly extinguished. Please keep windows and patio door closed while smoking outside. If the suite smells of smoke at check-out there is a $500 fee that will be paid out of your damage deposit in addition to the costs associated with eliminating the smoke odour.
No pets are permitted. If you bring a pet into the property there will be a $350 fee for extra cleaning to remove all pet dander and allergies from the property. All damages caused by any pets will be paid for from your damage deposit no questions asked.
No parties or excessive noise (please respect the neighbours and be quiet). Excessive noise includes screaming, stomping, yelling, crashing, etc. A disturbance fee of $250 will be charged against your damage deposit if a complaint is made.
Please remove footwear at the front door and leave on the entrance mat. Do not wear your shoes in the condo.
Please use the drink coasters provided when placing drinks on wood surfaces.
No illegal activity.
No lit candles or open flames of any kind.
If guests are not included in the initial booking count, they cannot stay overnight. A fee of $180/guest per night will be charged for guests not on the initial booking that stay. This extra fee will come directly from your damage deposit.
Late check-out without prior consent from the host will result in a charge of $75 for the first half hour and $150 for each half hour there after.
While you will have access to wifi while staying, illegal online activity is not allowed. You will be responsible for any illegal activity you engage in while using the wifi. Downloading copyrighted material is illegal in Canada.
When showering, please turn the bathroom fan on, and leave the bathroom door slightly open to keep moisture down in the bathroom. This helps keep the bathroom in good condition and will help the whole condo be more comfortable during the dry winter months.
Please do not swing the doors open too hard, as they can be forced past the doorstops. Any damage to drywall will be your responsibility to cover the repairs. A small hole can cost as much as $300-$500 to repair with the multiple service trips required to patch the drywall, prime, and paint. Please be aware that labour adds up quickly.
You will be provided with 1 set of keys to get access to the property. You are not permitted to make copies of the keys, and if you lose the keys you will be charged the full fee of making new keys for every person in the building. This cost could easily exceed $1,000 and you will be responsible for the full amount, including any amount over and above your damage deposit.
Any damage, no matter how minor, to furniture or items, as well as missing items and furniture will be charged at full replacement cost of the same or similar brand new item or furniture plus travel time to replace the items. Travel time will be billed at $50/hour to include transportation costs as well as time.
Windows need to be closed when outside temperatures are below plus 5 degrees Celsius. This is to prevent freezing of the radiant heating systems water pipes. Damages as a result of a frozen radiator pipe will be your full responsibility.
There is a portable air-conditioner for your comfort. Please do not set the air-conditioner below 20 degrees Celsius and make sure to empty the moisture hose regularly so it does not create water damage on the ground. As the air-conditioner operates it does take excess moisture out of the air.
I ask that you treat the property as your own and respect the furniture and the contents of the condo with utmost care. My review will be based on how well the condo is taken care of and how clean you leave it. The property you are staying in will be in immaculate condition. Any broken items or damages to the property will be your responsibility at checkout. The cost of fixing the damages or replacing the broken items will be billed to you directly through Airbnb's resolution centre and you accept full responsibility in turning the property back to me in the same condition as it was in when you arrived.
