Enjoy the outdoor space on the Beach (private shared with 6 houses); swim in Nantucket Sound, romp on the plush lawn, lounge on the oceanfront deck or dine on the private rear patio. The house has a remodeled, beautifully equipped kitchen, a large living room, (flat screen, dvd, stereo) dining area off the kitchen, an entertainment den, (flat screen tv, dvd ,vcr, stereo, library and puzzles and games), 2 full baths and two 1/2 baths - all which have been remodeled in the past three years.
Laundry located on first floor. Bedroom #1with a queen bed and 1/2 bath is located downstairs. One full bath is also on the first floor. Upstairs has four bedrooms: Bedroom 1 with a queen bed and 1/2 bath, flat screen tv, lots of windows and ocean views. Bedroom 2 with a king bed, Bose radio, flat screen tv open ceiling, and a bay window with beautiful views. Bedroom 3 with two twins,flat screen tv and ocean views. Bedroom 4 has a queen, flat screen tv and views (If bringing a crib, this is the only bedroom that would fit it). Wireless internet makes this home complete. The garage and hot tub are not for tenant use. The parking is for four cars only, with no street parking.

"RENTAL AGREEMENT

I (WE) THE UNDERSIGNED (TENANT) agree to the following conditions:
1.) I (We) are responsible for full payment of the entire rent play a non-refundable processing and damage waiver fee of $95 and a refundable cleaning deposit for first time tenants.
2.) I (We) agree not to exceed maximum occupancy on the property during the day & night (this includes infants, small children and visitors), and cars as states on the property amenity sheet. The tenant must not interfere with the neighbor’s right of quiet enjoyment. Failure to comply will result in termination of this agreement without refund and immediate termination of tenancy.
3.) I (We) will leave the premises in the same condition as found upon entry. All food shall be emptied from the refrigerator and all trash much be removed; dishes, pots and pans must be washed and stored and grill must be cleaned. Premises must be left in broom clean condition. All furnishing must be put back to their original position. The tenant will be responsible for all damages, breakage and or loss to the premises in excess of $1,500 (except normal wear and tear and acts of God). MMVR will retain your cleaning deposit, or bill you if excessive cleaning is necessary. Returning tenants may be requires to pay an additional cleaning deposit on your next reservation.
4.) Any damages or notable conditions found upon arrival will be reported to Martha Murray Vacation Rentals within on e(1) hour of occupancy or if arrival is after 5 p.m. before 11 a.m. the following morning.
5.) The tenant will supply towels and bed linens unless otherwise stated on the property amenity sheet. The landlord will supply household furnishings and equipment.
6.) No animals (including birds) are allowed on or in the premises. Any evidence of animals will result in immediate termination of tenancy without refund.
7.) Smoking is strictly prohibited in the property.
8.) Air Conditioning Unites are not allowed to be brought into a property.
9.) Tents & Campfires are not allowed on the property. Beach fired are prohibited by town ordinance.
10.) If I (We) do not personally inspect the premises prior to signing this Agreement, I (We) agree to accept the rental property as is upon arrival, provided it meets the basic standards of habitability under Massachusetts law. In addition, I (We) agree that we will not be entitled to a refund, rent money or relocation to another property and will have no claim or recourse against the Agent or MMVR.
11.) Owner or Martha Murray Vacation Rentals shall not be liable to tenant, tenant’s guests, licenses or invitees or any other person for injury, loss, or damage to any person or property on or about the premises. Tenant shall hold Owner and/or MMVR harmless and indemnified from or against all loss or damage occasioned by the use or misuse or abuse of any part of, or fixtures, of the premises and from or against omission, neglect or default of Tenant, his guest, licenses or invitees.
12.) Owner or Owner’s Agent may enter the premises immediately in the event of an emergency, in order to perform necessary repairs or maintenance, and with 24 hours notice for normal maintenance.
13.) The tenant agrees to let the landlord or his agent view the condition of the premises, both inside and outside upon hour hours notice to the tenant if requested to do so.
14.) If the property becomes unavailable for any reason, at any time, tenant agrees to accept a comparable replacement property if available or a prorated refund of rent.
15.) This agreement may not be assigned or the property sublet, and is for Tenant’s use only.
16.) Martha Murray Vacation Rentals may provide information to assist the Tenant in contracting directly for additional services. Such information does not constitute a recommendation or any implied warranty of the services or service provider.
17.) In the event of a subsequent sale of the same premises to said Tenant within 12 months of tenancy, a broker’s fee shall be paid to Martha Murray Vacation Rentals.
18.) If the tenant defaults regarding any item in this lease, the tenant agrees to vacate, upon 4 hours notice, and to be responsible for all legal costs plus damages should action be brought to regain possession or repair loss or damage in excess of $1500.
19.) REFUND POLICY: If the tenant cancels this lease prior to occupancy, the deposit will be refunded, less a handling fee of 10% of the total rental, if and when the property is re-rented for the same period. In the event the premises cannot be re-rented for the full value paid by the tenant, the refund shall be reduced by the difference of the two rents.
20.) No personals under the age of 25 are allowed to rent unless accompanied by a parent or legal guardian for the entire length of stay.
21.) There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. Ask our office for Travel Insurance options.
