Our 1948 cottage is divine! . Walk 1/2 mi and enjoy the charm of Historic downtown Franklin - Voted "Greatest Southern Town" By Garden & Gun Magazine! One block to The Carter House and Lotz House. 1 mi to The Carnton Plantation. Relax each evening or start your day on our lovely front porch. Kids welcome! We are open to pet visitors, however, we will need a conversation to determine if the situation will work for us.
Enjoy the charm of Historic Franklin! You will love our 1940s stone cottage. Kids are always welcome here! The house is completely yours for your visit. We will stay away :-) Do be aware that even though we aren't there, our sweet dog and cat will be! (See "Other Things To Note" section for details)

You will have free use of our entire house. There will be someone here to greet you upon arrival or we will be in contact with you to make arrangements to get you the keys.

Mostly we will stay away. But call us anytime for things you need and we will get them to you right away !!
Just a reminder: We do have a lovable 14 year old cat named Tedlee. He likes the front porch but also likes to be inside. It's ok if he comes in, if it's ok with you. However, if he is inside quite a bit, you will have the nasty job of changing cat litter. We ask that you try to keep his food bowl lightly filled. (unfortunately, he also likes to share with the neighborhood critters).
We have a lab named Maggie. She is very sweet and she can stay in the back yard unless you invite her in. She gets fed in the morning and evening. One scoop.
We have a great little water filter sitting by the window in the kitchen. Feel free to keep it full and use it!
We will have a coffee pot there for your use as well as a convection/toaster oven. We don't have a microwave (I know, very weird!) But we DO have a stove top popcorn popper - in the cabinet above the stove.
Upon completion of your hopefully pleasant stay with us, we ask that you strip the beds and put the sheets, pillow cases and towels on top of the washer. Thanks!!
We know that you will treat our home with respect! We are open to pet visitors, however, we will need a conversation to determine if the situation will work for us or not. So please do not bring them without communicating with us ahead of time. Thank you for understanding!

Please NO smoking in our home. If you smoke outside, please do so in the back yard, away from the house and with doors and windows closed. And please dispose of cigarette butts properly :-)

We are a large family (only two kids left at home) that loves living in Franklin. I have always wanted to own a bed n breakfast and am so excited to host !

I love to garden--flowers only--even though I still don't consider myself much of an expert. I just love to be outside in every season except winter! Brrr.
My final two kids are homeschooling and I am really enjoying having them around. I also have 3, no, make that 4 grandkids! Yes, I know, I can't believe it either!
