Lovely double room in spacious two floor flat with south facing garden in the heart of trendy East London. 2 minutes walk to the Regents Canal, 5 minutes to the pubs and clubs of Hoxton & Dalston, also within easy reach of main tourist attractions.


Bright and airy two-floor modern flat with south-facing garden in the heart of fashionable East London, also within easy reach of main tourist attractions such as The Tower of London, Tate Modern, Houses of Parliament etc (see transport details below).

The flat has a large open-plan kitchen/ living area over looking the garden with decking and garden furniture, Bathroom with bath, shower and WC, and a separate WC. There is freeview TV/ DVD, washing machine, dishwasher, Wi-Fi and off-street parking. It’s a no-smoking house but you’re welcome to smoke in the garden.

The bedroom is also bright, airy and overlooks the garden. There is a double bed, wardrobe, drawers, small desk/ table and chair and Wi-fi. Clean sheets and towels are provided and it's a proper spare room with plenty of storage space and entirely free from the hosts property. The bathroom (which is shared with the host) is right opposite the bedroom.

Maybe. If I am working at home that day I am happy to take your bags early. I can usually confirm the night before, but please be aware that this may change if I have a last minute work meeting.

This is usually possible, but like leaving your bags early, it is not guaranteed.

DO YOU HAVE A DISCOUNT FOR LONG TERM GUESTS?
Yes- £1200/ month for 1 person (£15/night for an additional guest). This is already on Air BnB so when you put your dates it it will calculate the discounted rate for you.

DO YOU PROVIDE BREAKFAST?
Tea and Coffee is provided. Anything else you will need to buy (shops less than 1 minute walk away) but you will have access to the kitchen and your own space in the fridge and cupboards to store food. There are also many trendy, organic cafes less the 5 minutes walk away.

I WANT TO BOOK THE ROOM FOR ONE PERSON BUT I WANT MY GIRLFRIEND/BOYFRIEND TO VISIT AT WEEKENDS, IS THAT OK?
This is usually fine but the £15 extra person charge will apply on the nights that your partner stays. If you would like to do this then please let me know before you book.

CAN YOU TELL ME THE PRICE OF YOUR ROOM FOR MY STAY?
The site will tell you when you type in your dates and the number of guests. It will also include the Air BnB guest fees which I don't have access to. If you have any questions about this please ask Air BnB directly- their customer service is very good.

There is also a second bedroom (labelled as "second bedroom" on the photos and at https://www.airbnb.co.uk/rooms/1184626) next door to the first one which is also available for rent. It is slightly bigger than the first one, also with double bed, wardrobe, drawers, Wi-fi and over looking the garden.

IN SUMMARY THE SECOND ROOM PROVIDES THE SAME AS THE ONE ON THIS LISTING EXCEPT THERE IS NO DESK

I have travelled a lot and done Air BnB as a guest as well as host so I will always try and be here to welcome you and answer any questions you have. I will most likely be around during your stay but you probably won't see much of me as I am usually either working (often at home but in a private office upstairs) or out socialising in the evening. However, you can always get hold of me on my mobile.


The location is fantastic- next to the Regents Canal and right in the middle of the Hoxton/ Dalston/ Angel areas with numerous trendy bars, clubs, restaurants and music venues on the door step and many other attractions within walking distance such as the famous Columbia Road flower market, Broadway Market, Spitalfields Market London Fields Lido (open air heated swimming pool) and five art house cinemas. It's also a two minute walk to the nearest "Barclays/ Boris Bikes" pick-up point- this is London's brilliant bike hire net work- cycling is one of the best ways to explore London- especially East London which is very flat.


Transport wise it's in Zone 1- this is the central zone, the same zone as most of the tourist attractions are in, so if you are travelling around by public transport it will be much cheaper for you than if you are staying in Zone's 2-6. Nearest Tube is Haggerston (5 minute walk) Old Street, Angel and Highbury & Islington (all 15 minutes walk). The nearest Rail Stations are Dalston Kingsland/ Dalston Junction- both next door to each other and 10 minutes walk. There is also a bus stop 2 minutes walk from my house with buses to all the main tourist areas including:

SOUTH BANK (This is an area of museums, galleries and restaurants on the South Bank of the River Thames, it includes: Tate Modern, Haywood Gallery, National Theatre, London Eye, BFI South-bank. Houses of Parliament & Big Ben are a short walk away along the Thames River). 76 bus goes direct. 2 minutes to bus stop, 1/2 hour on bus.

LONDON BRIDGE/ TOWER OF LONDON/ TOWER BRIDGE (also Borough Market) 141 bus goes direct. 2 minutes to bus stop, 20-30 minutes on bus.

OXFORD STREET (main shopping area, includes Liberty's and Carnaby Street). Either a bus directly there or you can walk/ take bus to Bank Tube station and then take tube- 40 minutes total (including travel to the tube station.

ARRIVING BY AIR:

STANSTED: Take either the Stansted Express train or the coach to Liverpool Street, from there it is a ten minute bus ride (Bus numbers 149 or 242) to mine. (Train is quicker, coach is cheaper, all info on-line)
GATWICK: Take the train to London Bridge Station, from there it is a 15 minute bus ride on Bus number 141 which drops you 2 minutes from my house.
HEATHROW: Take Heathrow Express to Paddington, then Circle Line tube (metro) to Moorgate, from there you can get Bus numbers 141, 76 or 21 which drop you 2 minutes from my house. Alternatively you can take the Piccadilly Line Tube to Kings Cross/St Pancras, from there buses (PHONE NUMBER HIDDEN) go from right outside the station, journey time- 20 minutes.

ARRIVING BY RAIL:
From St Pancras International: buses 73 and 476 go from outside the station, get off at Essex Road/Northchurch Street- 10 minute walk to my house. If you want to walk less then get the Northern Line from St Pancras to Moorgate and then bus (PHONE NUMBER HIDDEN) which drops you 2 minutes walk from my house.

No parties, no pets, no overnight guests apart from those who are booked in, no smoking in the house (but smoking in the garden is fine). Please take your shoes off in the house- it keeps the London grime outside where it belongs :) When you arrive please read the House Manual on-line- it has all the information (wi fi code etc) you need to enjoy your stay.

Sometimes I work from home (in a private office upstairs) during the weekdays. I am happy for guests to be in the house during these times but I ask that the shared lounge/kitchen is a quiet place between 10am and 5pm so that I can relax there and work there if needs be. By quiet I just mean that you are not watching TV/listening to music/ chatting on the phone etc. For these reasons I usually find my apartment suits guests who intend to be mainly out sight-seeing or working most weekdays. If you have any doubts please ask before you book- it's important to me that you are comfortable whilst you stay.

Please let me know if you intend to invite other people to the house apart from Air BnB registered guests.

Couples/ friends are welcome to rent the room short term but the monthly rates are only for single occupancy.

I work in media and live in vibrant East London by the Regents Canal, interests include film, art, theatre, climbing, cycling all over London and swimming in the open air Lido near my house. I love being nearby so much culture whilst at the same time near to open spaces such as the Regents Canal, London Fields and Victoria Park- they are great places to relax after a busy day in the city! I've traveled a fair bit, alone and with friends and enjoy meeting people from other cultures.
