We are an independent operation not affiliated with any other rental companies. We are not a hotel accommodation. Each house is a private residence offered for short-term rental.
To complete the reservation:
AirBnb : Acknowledge the section marked as “Rental Policy Agreement” acknowledging they are aware of and agree to the Rules and Regulations of the Rental Program, which are strictly enforced by the Rental Operators.
Rates posted on the Internet and Rate Schedule are based on “Maximum Occupancy” per Residence. Maximum Occupancy & Violation Penalties- Maximum Occupancy of each unit is very serious and therefore strictly enforced. Renters who exceed Maximum Occupancy will be charged a $200 fine per additional person to the credit card on file, along with immediate termination of the rental.
Early check-in and late check-out is not available during busy season (May through August) as our homes book reservations back to back and we want to allow the cleaning company ample time to make the home perfect for our guests. Early check-in and late check-out is based on availability during the off-season. Please inquire a day in advance. May be subject to an additional fee.
OCCUPANCY: Max guests for rates listed is 6 in beds. Exceptions can be made for the pullout couches for up to 4 additional guests (max of 10) and must be approved with owner. $25 per additional guest per night. No exceptions.
**Tours of the home are only available for confirmed reservations with events.
ANY GATHERING SUCH AS A DAY PARTY, BBQ, PROM PARTY, BIRTHDAY PARTY, WEDDING, OR REUNION THAT EXCEEDS THE MAX OCCUPANCY FOR THE HOME (10) IS CONSIDERED AN EVENT AND REQUIRES THE FOLLOWING:
- RENTER TO SIGN AN EVENT AGREEMENT, SEPARATE FROM THE RENTAL AGREEMENT
- FURNISH A CONTRACT FOR ADDITONAL RESTROOMS
- PAY AN EVENT FEE (SEE BELOW).
THE HOUSE USES A SEPTIC SYSTEM AND HAS A MAXIMUM OCCUPANCY AND THEREFORE WHEN EXCEEDED, ADDITIONAL RESTROOMS ARE REQUIRED. IF YOU VIOLATE THIS POLICY, YOU WILL LOSE YOUR ENTIRE DEPOSIT AND PAY FOR ANY DAMAGES TO THE SEPTIC SYSTEM.
-ALL events require a nonrefundable event booking fee of $500 for up to three cottages rented, $750 for more than three cottages rented. This is due at the time of booking.
-Prom parties require a nonrefundable event fee of $200 due at the time of booking.
--EVENT FEE COVERS ADDITIONAL TRASH PICK UP, INSURANCE, EXTRA CLEANING AND ADMINISTRATION.
In consideration of our other cottage renters, for events over 30 people, we require all six cottages to be rented. If all six cottages are rented, the maximum guests allowed for an event is 75 with two restroom services required. If three cottages are rented, the maximum number of guests allowed for an event is 30.
For any event planned outdoors which exceeds the max occupancy, a contract for a back-up plan in case of rain (i.e. tent, restaurant reservation, etc.) is required in order to complete the booking.
PROM Reservations require one chaperone for every four minors (anyone that does not meet our minimum renting age of 25). Each chaperone is required to provide a copy of their driver’s license along with a signed event agreement. All chaperones must be onsite with the minors at all times. If this policy is violated, the rental agreement is immediately terminated and you will be escorted off premises. There will be no refunds and each chaperone will be fined.
Please note that parking is limited to three vehicles per cottage, and twenty vehicles if all six cottages are rented. Street parking is monitored, as well as limited, so in consideration of our neighbors, we suggest buses or shuttle services from nearby towns. We have lots available for rent for extra parking for events.
Please note that the home is not equipped to accommodate large parties indoors, so consider other arrangements in case of rain.
RENTING AGE: Minimum 25
The house is beachfront which experiences various types of weather depending on season, rainfall, etc. The house is priced accordingly with current view in mind, as well as other factors such as bedding accommodations.
WIFI is in common area but can be intermittent with weather and NOT guaranteed. You will be provided with the security/access code. WIFI is provided at no additional charge in our unit with a secure password, which is given in the check in/check out information.
By issuing payment, Renter acknowledges he or she has read the “Rental Policies” and agrees to be bound to its Terms and Conditions. Reservations made on the Internet will be confirmed by email and added to the rental calendar by Rental Operators.

PETS require a non-refundable pet fee. ($25 per pet per day, or $100 per pet per week). This must be paid at time of reservation unless agreed to in writing. If a pet is brought without paying the fee, or written permission, you will forfeit your entire deposit.
PET WASTE DISPOSAL: Pet policy is that you must pick up after pets and all pets must be on a leash at ALL times. Failure to pick up after a pet or not on a leash will result in a fine.
WEATHER: We do not offer travel insurance. You may choose to purchase travel insurance separately in case of unforeseen circumstances, and we highly recommend it. Access America - (URL HIDDEN)
Storms: If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest
The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
• Any unused portion of rent from a guest currently registered;
• Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted;
• Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
CANCELLATIONS: Cancellations made within 30 DAYS PRIOR to the Arrival Date .
Cancellation notices must be in writing, email, or fax. As an option to Cancellation, please consider a “Change of Date”.
Long-term renter’s cancellation policy is 30 days from original agreed check in date. If the check in date is moved and reservation is canceled 30 days prior to original date, ½ payment is forfeited.
CHECK IN TIME is 4:00 p.m. Central Time-unless agreed to in writing prior to check in from the owners
CHECKOUT TIME is 11:00 a.m. Central Time-unless agreed to in writing prior to check out from the owners. Late Check/Outs will be charged the greater of $500.00 or rental loss unless late check out is agreed upon with owners prior to arrival in writing.
CHECKOUT: All garbage must be sacked and tied in trash bags that are provided, and placed in the trash bins on the street. Dishes must be in the dishwasher and clean cycle started. The charge for leaving dirty dishes or loose garbage in the house is $100.00. Please see linen rules below.
VEHICLES/TRAILERS/Rvs: No mobile sleeping units, such as RV campers, may be used for cooking, sleeping, or any other purpose other than transportation. Trailers may NOT be parked anywhere on property without prior approval. if you bring an RV on property and the constable issues a citation you will be solely responsible!
There is parking under the cottage. DO NOT PARK on the neighbor’s property. If you park on the street, it is at your own risk. Vehicle owner’s park at their own risk, and owner assumes no responsibility or liability for damage or loss of the Renters vehicle(s) and or contents therein.
SUBLET: Renter may not sublet residence under any circumstances.
FIRE & CASUALTY: If residence becomes uninhabitable by reason of fire, explosion or by other casualty, Management may terminate rental agreement in order to repair damages.
RIGHT OF ACCESS: Management shall have the right of access to rental for repair and maintenance during reasonable hours with given notice to the owners and renters. In the event of an emergency, Management may enter at any time to protect life and prevent damage to the property.
USE: Rental shall be used so as to comply with state, county and municipal laws and ordinances. Renter shall not use rental or permit it to be used for any disorderly or unlawful purpose or in any manner so as to interfere with other resident’s quiet enjoyment of their residence. Any misuse described above shall result in termination of Rental Agreement and no refund of any payments will be issued. WE RESERVE THE RIGHT TO TERMINATE ANY CONTRACT WITHOUT REFUND IF THESE GUIDELINES ARE NOT FOLLOWED.
BALCONIES: DO NOT sit, stand or jump up the balconies and railings on the front, back and side of the beach house. Please make every effort to keep walkways and the entrance area to our house neat and orderly. All beach accessories that are brought unto the property such as: Ice chests, chairs, games, umbrellas, boxes etc. may not be left. Owners are not liable for any items on balcony or walkway.
BARBECUE GRILLS, SMOKERS, FIRE-PITS, FRYERS are prohibited: Any use of personal grills , outdoor fryers, fire pits etc is in violation of fire code and subject to a fine. Any damages due to misuse forfeits your deposit.
WE PROVIDE A GRILL: You must provide your own charcoal; and clean it after use
PROPERTY LOSS: Management shall not be liable for damage to renter’s property of any type, for any reason or cause whatsoever.
ADDITIONAL GUESTS: If a Renter has a guest visiting during the day the guest must be accompanied while on property by signer of this document at all times.
INDEMNIFICATION: Renter releases management from liability for and agrees to indemnify Management against losses, incurred by Management as a result of
(a) Renter’s failure to fulfill any condition of this agreement;
any damage or injury happening in or about rental or premises to renter’s invitees or, Licensees or such person’s property;
(c) Renter’s Failure to comply with any requirements imposed by any governmental authority; and
(d) any judgment, lien, or other encumbrances filed against renter as a result of renter’s action.
FAILURE OF MANAGEMENT TO ACT: Failure of Management to insist upon compliance with the terms of this agreement shall not constitute a waiver of any violation.
RESPONSIBLE PARTY: The name on this agreement is responsible for payment and the actions of all occupants.
RENTING AGE: Minimum 25
SMOKING: Smoking not permitted inside the house AT
ANYTIME. However, smoking is permitted in the outside areas and proper disposal is required (all butts must be put in the trash or sand cans). Failure to comply will result in termination of this agreement, violation charge of $500.00, and ZERO refund will be issued.
REFUNDS: There will be no refunds for weather, except mandatory evacuations. In the event of mandatory evacuation, the pro-rata share of the rental charge will be refunded. There will be no refund or rebates given due to the malfunctioning or breakdown of appliances, air conditioning, or any other property equipment or services. If for any reason, we are unable to deliver the property to you for the rental period contracted (I. e. the home is damaged by act of God) we shall refund your money in full.
REPAIRS: When you check in or during your stay, if you discover anything not in working order, please notify us immediately. We will correct it as soon as possible.
GARBAGE: Fines enforced for trash left inside the house or outside not in the trash cans, a fine of $100.
LINENS: Linens include: Pillows, and all bedding for 4 beds (6 people), unless the additional person fee has been paid. Then the bedding will be provided for the pull-out couches. 1 towel per guest, 2 hand towels per bathroom, 6 wash clothes per bathroom, 2 kitchen towels per rental. 1 roll of toilet tissue provided per bathroom, 1 roll of paper towels, trash bags.
LOCKED CLOSETS: The locked closet is the property of owners. It is not to be entered under any conditions. If upon arrival you discover any damage to the property or owner’s locked closet, notify the owners immediately.
SECURING THE HOUSE AT DEPARTURE: Close all blinds. Make sure all windows and doors to the house are locked.
DAMAGE DEPOSITS: The property shall be inspected after your departure. If damage does occur in the unit, please report immediately. Any damages unreported but discovered during departure inspection will be charged to Renter. We reserve the right to refuse service.
AirBnb: Please refer to their payments page. In some cases they put a hold on your card and will be released 48 hours after check out if there is no damage. Damage reports must be filed up to 14 days following departure.
ENTIRE AGREEMENT: This agreement and any attached addendum constitute the entire agreement between the parties and no oral statements shall be binding. It is the intention of the parties herein that if any of this rental agreement is invalid, for any reason, such invalidity shall not void the rental agreement.
