Terms, Conditions & Payments:

Confirmation of your reservation will be emailed to you upon receipt of your deposit.

To make this reservation, you must be at least Twenty Five Years old (25 yrs.) and occupy the unit for the entire time of the reservation. We do not rent to groups of singles under 25 or teens with chaperones.

Cancellations & Substitutions:

Any change or cancellation of reservation 31 days or more prior to your scheduled arrival will receive 100% refund of any deposits. Any change or cancellation of your reservation within 30 days of the original scheduled arrival date will be subject to the loss of deposit and any advance payments.

Changes that result in a shortened stay will not result in any prorating, refunds, or reduction in rents.

Late arrival or early departure does not warrant any refund or credit of rent or deposit. Despite our best efforts, some matters are beyond our control (for example plumbing, electrical, air conditioning, software problems or sale of unit) and the accommodation may not be available. If this occurs, we reserve the right to substitute an equivalent or superior property at our discretion. If similar accommodations cannot be found, a full refund will be given.


Check-in time is 4:00 p.m. or later. Check-out time is by 10:00 am.
Place all dirty dishes in the dishwasher and turn it on. Return all furniture to original locations. We have a professional laundry service for the houses. Please leave used towels in the bathrooms and do not strip the beds. Check the instructions on the house refrigerator for more details.
Garbage must be bagged and taken to the cans. Please recycle as much as possible: cardboard, paper, glass, plastic & aluminum all go in the blue container.

Leave us a note about any repairs that need to be done if you have not mentioned already.

Please turn off all fans and lights. Set air conditioning to 80 degrees. Lock all doors and windows.


Dogs are welcome! There is a non-refundable pet fee of $125 for one dog. Not all breeds are accepted; please contact us with specific questions about visiting with pets. We are compliant with the Americans with Disabilities Act (ADA) as it applies to Service Dogs, who are trained to perform a service. The pet fee does not cover removing pet waste so please stoop & scoop. There are biodegradable bags at all Beach Accesses for this purpose. Please do not leave pets home alone if you are expecting a service technician, as they will not enter the premises.

Smoking is not permitted in any unit. If there is evidence of smoking in the house, your credit card will be charged Two Hundred Fifty dollars ($250.00) plus the cost to remove all evidence of smoking. (This typically involves dry-cleaning of window treatments and bedspreads, shampooing the upholstery and carpets, and changing the air filters.) You will also be asked to vacate immediately with no refund of any payments. Please smoke outside and clean up all evidence of smoking.

Vehicles & Parking:

All houses have limits for the number of parking spaces which are strictly enforced. Please refer to the property listing for details.

Keys, Locks & Remote Controls:

Please Check-In at the Pierview Hotel to receive your personal lock combination for your rental. The Pierview Hotel address is 1160 Estero Blvd, Fort Myers Beach, FL 33931.

Utilities, Services & Amenities:

Local telephone service is provided for your convenience. Internet / WiFi access is supplied free of charge.

Housekeeping service is not included. If you would like housekeeping service, we will provide it at your request for an additional charge. Please contact us with any questions about this. We give you starters of paper & soap products, i.e.: One (1) full roll for each toilet and one (1) roll of paper towels in the kitchen. Starter quantities of laundry detergent, dish soap, dishwasher soap and hand soap are also supplied.

There is no pool on our property.

If you take beach towels to the beach, please make sure they are all returned to the house each night. Replacement cost is Twenty-Five dollars ($25.00) per towel.

Quiet times:
TPI Hospitality takes the enjoyment of our guests very seriously. Quiet times between 9:00 p.m. (2100 hrs.) and 9:00 a.m. (0900 hrs.) are mandated by the Bylaws of Fort Myers Beach and must be respected. Please remember that noise carries very well close to water and that conversations are easily heard from balconies.

Darin's place was a fantastic beach house just seconds from the beach!! We had a great time being able to be on the beach during the day and walk down to restaurants and bars at night!! Will definitely be back!

Place was as advertised. Right on the water and the pictures showed everything. We didn't know we had access to the pool at the hotel next door, so that was a welcome surprise when we checked in. A warning about the bar noise right in front of the house would have been appreciated. Also it is right in the middle of the busy beach section, which is great if that's what you are looking for. Over all a great house and stay.

Die Ankunft und Pin-Übergabe erfolgt über das benachbarte Pierview Hotel. Da kriegt man auch die Badetücher für an den Strand, welche täglich gewechselt werden können. Sehr freundlicher Empfang. Das Haus befindet sich, wie auf den Fotos, direkt am Strand. Die schöne Terrasse lädt zum Verweilen ein. Auch im Innern entspricht das Haus genau den Bildern, sehr schön und ordentlich. Die Liegenschaft befindet sich an zentraler Lage, somit alles zu Fuss erreichbar. Hinter dem Haus befindet sich eine Biker-Bar und vorne links ein Restaurant mit Musik. Das Haus ist etwas ringhörig (wie überall in Amerika), somit nichts für Ruhe-Suchende. Da die Liegenschaft am Meer gelegen ist, kann man von der Terrasse aus den Delfinen, Pelikanen usw. zuschauen. Zum Kochen ist das Haus sehr gut eingerichtet, alle wichtigen Utensilien sind vorhanden. Es macht aber sonst eher den Anschein, dass das Haus ebenfalls zum Hotel gehört, da sonst nichts vorhanden ist. Also wer kochen oder waschen will, muss alles selbst einkaufen (auch Salz, Pfeffer, Waschmittel etc.). Das fanden wir etwas schade, da üblicherweise solche "Basics" vorhanden sind. Leider mussten wir unseren Aufenthalt früher als erwünscht abbrechen, da in das Haus eingebrochen wurde. Darin als Gastgeber hat mehr als enttäuscht, bis heute (2 Wochen danach) haben wir keine Reaktion erhalten auf unser E-Mail, in welcher wir ihm den Vorfall geschildert haben und unser Abreisen angekündigt haben. Aus Gründen des Datenschutzes können wir auf Details zum Einbruch nicht Weiteres sagen. Wir würden abschliessend diese Liegenschaft nicht weiterempfehlen. Der Gastgeber kümmert sich in einer doch ziemlich ernsthaften Situation null um seine Gäste und die Liegenschaft ist nach unserer Ansicht eher teuer im Vergleich zu anderen Angeboten.

Das Haus ist sehr gemütlich und man hat direkten Meerblick, ist also sofort am Strand. Das Auto kann unter dem Stelzenhaus geparkt werden, im Schatten und kostenfrei! Das Haus ist etwas hellhörig ( wir hatten heftige Gewitter, das war sehr eindrucksvoll!), so dass man auch die Fahrzeuggeräusche der Gäste der davor gelegenen Restaurants deutlich hört. Alles in allem hatten wir mit unseren drei Kinden eine herrliche Woche Strandurlaub mit Grillen, Ausflug nach Sanibel Island und Spaß auf den ortsansässigen fantastischen Minigolfbahnen.

We were extremely disappointed with this rental. Despite some cosmetic upgrades that had been done, the unit was very old, and it showed. The first thing that hit us was the smell of sewer coming from the shower drain, which permeated the house. Then, we noticed that the cottage was not structurally sound, and would rock from side to side on it's frame whenever someone would walk from room to room, or if a strong gust of wind blew. The staff was very responsive to our concerns, and tried to remedy the problems we had, but they were just too numerous to fix. Problems included: - Air conditioning did not work properly. They maintenance man did call an air conditioning company out to fix it, but they had to order parts, so repairs were not made before we left. As a result, we stayed in a unit that was sweltering by noon every day. - Several of the windows in the unit would not open, and the fan was broken, which meant we could not even cool down with an ocean breeze. On our last night, a rain storm came through, and water leaked into the bedroom window, spraying right down onto the bed where we were sleeping. - There were several broken things, including light fixtures, blinds, outdoor table with umbrella (with no base, which made it unusable), the outside shower. Although the gas grill did work, the propane tank had just enough gas in it to make us think we could cook on it before it ran out. - Although we were aware that the unit was very close to Times Square, and would likely be surrounded by activity, we did NOT realize it was located directly behind a biker bar. We were so close we could hear the conversations of people all night long, followed by loud motorcycles coming and going. The band next door played until the wee hours, and the garbage crew began at sunrise. Even though there is a strict 9:00-9:00 quiet time policy for this property, it is definitely not observed by the neighbors. We have stayed in many rentals over the years, and totally understand that none of them are perfect. This one, however, was the very worst we have ever rented, and is very overpriced for what we got. The rent on this place should be no more that $50 per night, and at $200 per night, is highway robbery.

We truly enjoyed our stay. The villa was well appointed, super clean, and right on the beach. We were looking for a dog friendly place, which is hard to come by, and this was a dream, as the beach was also dog friendly. Another benefit is the location, as you are walking distance to an abundance of shops and restaurants. It is great not having to get into your car to do everything. I would highly recommend visiting this adorable well thought out villa in Ft Myers.
