A beautiful get-away home on a large 14,000 sq ft lot, with desert landscaping and ample lawns. Located in central Palm Springs, this modern 4 bdrm, 2 bath, 2,000 plus sq ft ranch style house is a quiet retreat ideal for rest, relaxation or a group retreat. With two large living rooms inside the home you will find ample seating for everyone or go outside and relax by the pool in one of the numerous chaise lounges or deep seating collections under one of the four lanai's or relax in the attached spa while you gaze at the serenity of the property. The backyard features a newly constructed outside entertainment area, featuring a beautiful fireplace with a 40” flat screen TV, and a custom outdoor kitchen with built in BBQ, refrigerator, microwave and sink. Additionally the outdoor kitchen features a second 47” flat screen TV for further outdoor entertainment or the viewing of your favorite sport teams. All TV’s are set-up with Direct TV, so you will have many viewing options to choose from, including the NFL Sunday ticket.
This home is beautifully furnished with two large living areas each with custom built in cabinets with large flat screen TV's. The user-friendly kitchen includes all modern appliances and is well stocked with glass, dining, and cookware. Sliding glass doors lead to the large secluded pool area.
The outdoor dining area has a gas barbecue, barbecue island bar seating for 6 with lounge seating by the fireplace for the cooler months as well as a nice fire pit/table to enjoy the views of the San Jacinto Mountains during sunset or for just relaxing by the pool play and enjoying the serenity of the property. Complete outdoor privacy provides the opportunity for swimming and sunning for those who choose. Air-conditioning and ceiling fans allow for complete interior comfort, day or night. High Speed Wireless Internet is included. For our guest’s added convenience, there is a washer, dryer, and a beverage and wine refrigerator located in the living area adjacent to the kitchen. The home features a two-car garage and has a flat screen TV located in the garage with some additional weights for those desiring to get in a workout with their favorite DVD fitness instructors or videos.
The large master suite has a Cal King bed, and a two-sink bath with Jacuzzi tub and rain and hand shower. Glass sliding doors lead out from the bedroom to the pool and spa area. The other two spacious bedrooms look out onto the front of the house and have magnificent views of the mountains during the morning sunrise and evening sunsets. Each bedroom has a queen bed with comfortable furnishings. The 4th bedroom is a small bedroom that has a full size bed along with 32' TV, small dresser for any clothes to store and closet space to store a suitcase and hang clothes as well. The master bedroom and bedroom's 1 and 2 are equipped with televisions and DVD players. Total sleeping arrangements for eight and up to ten with a queen flotation mattress. Perfect house for three to four couples or a large family. Also, for larger groups are those guest seeking additional space. Please note that I do offer for rent the house adjacent to this property, or right next door and offer a gate between the two properties, so guest can remain on the grounds or on each property while staying at each house. Close to (within a mile) the downtown shopping strip, The Aerial Tramway, World Gym, The Riviera Club, three shopping malls, excellent restaurants, medical facilities, spa locations, worship centers, award-winning golf courses and several casinos. The residence is non-smoking, although smoking is permitted, outside. All linens are provided, including swim towels. Families with infants and or children of all ages are welcome, however, the pool area is not fenced, so we discourage unattended toddlers and younger children swimming or to be unattended at anytime while in the backyard near or around the pool. Well behaved dogs are also welcome. We cherish our escapes to our own desert getaway, as we always have valuable rest and memorable fun. here while on vacation. We are pleased you have chosen to spend your vacation in our City. There is so much to see and do. Or, if you choose, just sit back, relax and do nothing at all. Like many of our visitors, you have decided to rent a house or a condominium for your own special experience. That’s great. There are many benefits to doing that.
Perhaps the greatest benefit is the pleasure of residing – even for a short
stay – in one of our residential neighborhoods. You will be among many permanent residents who value the look and feel of a quiet and safe place to live. They, and the City, will look to you for your help in preserving that special sense of peace and quiet. In short, being a vacation renter also means being a good neighbor.
WHAT YOU NEED TO
This brochure is intended to highlight a few ways you can be a good neighbor during your stay in Palm Springs.
WHO’S MAKING ALL
Please do not create noise or disturbances or engage in disorderly
conduct. Consider how you would want your neighbors to behave in your own neighborhood. Chances are your Palm Springs neighbors will expect the same of you while you’re here. A little consideration goes a long way.
Keep in mind that amplified music is not allowed outside of your vacation rental unit. So, please, don’t bring the speakers outside and crank up the
music, even if you think everyone will enjoy your excellent taste in music.
A call from the neighbors to the City will bring the Police to your door. So please, keep the noise down. Our officers can issue you a citation if you violate the City’s noise ordinance.
WHOSE CAR IS THAT?
Please, also be mindful of where you park. Park in the garage, on the
driveway, in your assigned space or as close to where you are staying as
possible. But in any case, don’t block anyone’s driveway. Your car could be

Never leave your pet unattended in a vehicle; it is illegal all year long. And just like at home, a barking or whining dog disturbs the neighbors.

TAKE OUT THE TRASH?
Palm Springs residents recycle as much as they can and we hope you will too. If you have a blue recycling cart where you are staying, please use it to recycle metal, paper, glass and plastic products. Please do not store trash and refuse within public view, except in proper containers for the purpose of collection. If you are staying in a house, Palm Springs Disposal Services will pick up your trash and empty your recycling cart on your scheduled collection day(s). Please do not leave trash or recycling at

A brief summary of the brochure again has been listed above in other things to note.
*No parties, excessive noise, or any illegal activity shall take place at property. The city of Palm Springs ordinance has strict guidelines on vacation house rentals and no organized party and or group function can be allowed at anytime during your stay and that maximum daytime guest can only be a total of 12. If this is policy is violated, the City of Palm Springs will be notified and you will be fined by the city of Palm Springs as well as billed an additional fee of $250
Parking at the house is to be not be any more than five vehicles at the house at anytime. Again, the city of Palm Springs has strict ordinances on cars allowed at the house. Please be respectful of this and do not at anytime park your car so that it blocks the sidewalk and or have more than five cars at the residence as again this will be considered a nuisance to the surrounding neighbors and the city will be notified. Failure to adhere to this will result in additional charges and Guest authorizes the Owner to bill them for additional fees associated with the fine that the city will levy on Owner.
No pets are allowed unless otherwise noted for specific properties. Pet fee is $50 per pet
* No smoking is allowed inside the property at anytime.
Cleaning: Each property will be cleaned and inspected after your departure. We ask you to help us enable the cleaning crews as much as possible. Simple things like leaving the property tidy, running the dishwasher, starting to wash the towels, and taking out the trash are expected of our guests. Trash will be picked up by the City of Palm Springs on Thursday of each week and guest are expected to properly throw away all trash in the bins provided
If excessive wear and tear is found on property, or additional cleaning is necessary due to spills, trash left on site, unclean dishes, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Owner to bill them for additional fees.
Also note that if at any time the maximum number of occupants is exceeded or if the Owner receives information about excessive noise, as the city of Palm Springs will be notified of excessive noise on the property if it occurs, then Owner has the right to evict Guest and all occupants immediately and to bill the guest a minimum service fee of $250 as a cost related to the noise complaint and or my local agent having to go to the house to quiet your group down. Unless the rental policy specifically allows, if any sign of any pet is discovered Guest authorizes Owner to charge the guest an additional minimum $200 cleaning fee.
Properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified.
Travel Insurance is highly recommended for any stay.
