2 bedroom / 2 full bath 1,500+ sq. ft apartment with views of the ocean and Heritage Park in exclusive Sunny Isles Beach.

This condo is across the street from the ocean, 5 minutes from Aventura mall, minutes away from restaurants, bars, hotels, and only a short drive to South Beach where all the nightclubs and bars are. Gulfstream casino is 10 minutes away and there are many shopping locations nearby from Best Buy and Target to the high end Bal Harbour shops.

Apartment is fully furnished and includes a kitchen, dining and living areas, 3 large walk in closets, 1 storage closet and a linen closet. There is a flat screen TV in the Living room and both bedrooms (3 total).

Master bedroom includes a King bed that sleeps 2 and an additional futon for guest. Also included in the Master bedroom is a vanity area and en suite bathroom with shower and tub. 2nd bedroom has a double bunk bed which sleeps 2 (child on top 50 lbs max) and an additional twin bed which sleeps 1. Living room sofa has a pull out full size bed that can accommodate up to 2 people (or 1 very comfortably).
Extremely spacious for 6 adults and 1 child.

Since this is a condominium, there are quiet rules. Quiet hours are before 9AM and after 10pm. There should never be any noise that would disturb or annoy other persons - the rules at this location are strictly enforced by security.

Additionally, the pool, gym, tennis court, business center, lobby has free internet as well etc. Business travelers who are checking in after hours will have access keys and instructions awaiting them at front desk (please coordinate with us if you plan to arrive late).

By Booking your stay at our condo you are agreeing to the terms of the rental agreement and rental rules below.

SHORT TERM RENTAL AGREEMENT AND RENTAL RULES

1. Property. The property is located in Sunny Isles Beach Florida 33160

2. Rental Party: The rental party shall consist of the guest who booked the reservation and additional members of guest's party, if any, not to exceed the designated number of guests listed on the reservation.

PLEASE E-MAIL US THE NAMES AND AGES OF ALL GUESTS IN YOUR PARTY IN ORDER TO PROPERLY REGISTER THEM.

3. Maximum Occupancy: The maximum number of guests is limited to (7) seven persons. An additional charge of $30.00 per person per night for guests in addition to (6) will be assessed. At no time may anyone stay in the unit who is not registered to be in the unit.

4. Term of the Lease. Check-in begins at 4:00 p.m. on the check-in date (the “Check-in Date") and ends at 11:00 a.m. on the departure date (the “Checkout Date").

5. Minimum Stay: This property requires a (2) two night minimum stay. Longer minimum stays may be required during holiday periods. We do sometimes allow for shorter stays depending on the season and availability.

6. Rental Rules: Guest agrees to abide by the Rental Rules listed as Exhibit A below at all times and shall cause all members of the rental party to abide by the same rules at all times while at the property.

7. Access: Guest shall allow Manager and/or building maintenance access to the property if repairs or inspection are necessary. Manager shall exercise this right of access in a reasonable manner.

8. Rental Rate and Fees

The rental rate and fees have been calculated at time of booking and both parties have accepted those rates and fees. There shall be no charge backs allowed on rentals.

Refundable Damage Deposit: A damage deposit of $300 is due at booking. The deposit is for security and shall be refunded within 7 days of the Checkout Date provided no deductions are made due to:

i.damage to the property or furnishings;
ii.dirt or other mess requiring excessive cleaning; or
iii.any other cost incurred by Homeowner due to Guest's stay.

If the premises appear dirty or damaged upon Check-in, Guest shall inform Manager immediately so that it can be properly documented.

Any damages caused in excess of the deposit will be paid by you.

The building charges a one time $20 Key Fob activation at check-in which gets you 2 waterproof key bracelets for entry to building, gym, pool etc. and provides the convenience of not having to carry keys. This is a single charge and not a per day charge, ($20 hold is placed on your credit card per bracelet so please return them at check-out).

9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the payment made will be refunded as follows:

50% up to 1 week prior to arrival, less airbnb fees

10. NO SUBLEASING ALLOWED UNDER ANY CIRCUMSTANCES.

11. Events beyond our control: By accepting this rental agreement you accept and understand that this is a condominium and that events beyond our control may occur such as inclement weather, pool or beach closure, construction in the building, traffic on Collins avenue causing driving delays etc.

The parties agree to the terms of this Short Term Rental Agreement and Exhibit A "RENTAL RULES", as evidenced by receipt of the short term rental agreement and payment of the rental unit for the designated stay.

RENTAL RULES

1. Smoking is NOT allowed inside the unit or anywhere in the building.
2. All units in the condominium development are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises including the unit being rented.
3. No noise (music or other sounds) or conduct is permitted at any time in such a manner as to disturb or annoy other persons. Noise violations are taken seriously and your stay should never cause annoyance to the tenants around you.
4. Keep the property and all furnishings in good order
5. Only use appliances for their intended uses
6. Pets are NOT allowed under any circumstances.
7. Entering the building when wet from pool or beach should be through the freight elevator entrance only and all persons using the pool must be in proper attire and must be toilet trained or wear swimming disposable diapers. No Horseplay is allowed.
8. PARKING – Parking is limited to 1 vehicle at no charge and you will receive a parking pass upon check in. Any additional vehicle will require valet services at the prevailing rate. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Housekeeping: THERE IS NO DAILY HOUSEKEEPING SERVICE. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
10. Carpet is cleaned professionally on a monthly basis, and any stains will be removed at a cost of $65. We recommend not to walk with shoes in the apartment to maintain a clean environment for the next guest to enjoy.
11. Any and all disputes that cannot be resolved through AIRBnB are to be resolved in Miami Dade County Florida as venue.
12. No storage or placement of personal property will be allowed in the common element areas of the building.

Quiet Time: Please Note: Our Condominium enforces quiet time from 10:00PM until 9:00AM. No noise, including the playing of stereo's, televisions and the like, or other sounds or conduct, is permitted at any time in such a manner as to disturb or annoy other persons. Quiet time is enforced by a security guard on duty. If noise is a nuisance to you by others in the building, do not hesitate to call security or the front desk at the number we will provide you at check in.

Terrace: PLEASE KEEP TERRACE CLOSED IF AIR CONDITIONER IS ON. Running the air conditioner while the terrace or windows are open will damage the A/C unit and will require servicing at the expense of your deposit. Please also do not use the railings for hanging towels, bathing suits, clothing, or other items. These should not be visible to others from outside.

Garbage: The garbage chute is located just outside the unit, to the left prior to reaching the freight elevator. No garbage should be left on the floor of the trash room but should be placed in bags prior to discarding.

Pool Use: The freight elevator should be used when coming or going to the pool or beach and is a requirement if wet. No glass containers are allowed at the pool area, please be considerate of other guests. We recommend you arrive early if you want lounge chairs as the pool does get busy during certain times.

The Breaker box is located on the wall to the right of the refrigerator. In case of a short, flick the switch to the appropriate room or call David to assist.

Carpet is professionally cleaned every month. We ask that you please remove your shoes when entering the unit so that everyone can enjoy a much cleaner environment

David is the super host! Everything was perfect! If you communicate with him, he understands and tries to solve everything situation to the reasonable extent! The apartment is the best, and the price is the most reasonable and actually worth to pay that much for such great place! I truly appreciate David! I will definitely recommend for everyone!

This was my first visit to Sunny Isles.. I came down to visit with my son, his wife & almost 2 yr old granddaughter who live in Ft Lauderdale.. They were so impressed with this lovely & spacious condo (as was I) that they re-arranged their work schedules to stay with me during the week I was there in late April of this year! David, our host, greeted us warmly (he speaks several languages & lives in his own unit several floors below)... He was so helpful in orienting us to the amenities & facilities. The spacious 2 bedroom/2 bath condo was complete with full kitchen, flat screens in living room & both bedrooms, MANY walk in closets, very comfortable beds & soft bed linens. A wagon, sand toys, boogie board & chairs also there to use. Everything was very clean.. The hot water & pressure was immediate in the baths & showers. The view from the balcony off of the living room offered stunning ocean & park vistas, & beautiful sunrises too. The location couldn't have been better... My 2 yr old Granddaughter adored the fantastic park with play structures and the condo's warm pool & cabanas. Just a short walk over to the beach was an added plus. The nice grocery store ~Milams~ was just a 5 minute easy drive down Collins, with lots of restaurants & shops along the way. My daughter-in-law is expecting my next grandbaby in late Oct. so I hope to return to this very condo then! (I better reserve soon!)... Thank you for EVERYTHING, David!
