VACATION RENTAL RULES & REGULATIONS
1.CHECK-IN/OUT: Check-in time is 4pm MT or by appointment. Check-out is 10:00am MT or by special arrangement.
Please respect established check-in and check-out times. The cleaning crew needs enough time to clean the unit. They are expecting the unit to be empty between 10am and 4pm on check-in/check-out dates.
2.NO SMOKING OR FIRES: There is NO SMOKING allowed in the unit, including on the patio. PLEASE NOTE: ABSOLUTELY NO FIRES OF ANY KIND WILL BE ALLOWED (EXCEPT IN GAS FIREPLACE). USE OF A BARBECUE GRILL, FIREWORKS, SPARKLERS, SMOKING AND WOOD STOVE ARE PROHIBITED.
3.NO PETS: There are NO PETS allowed in the building.
4.MAXIMUM OCCUPANCY: The maximum number of overnight occupants is limited to 6 Persons.
5.INCLUSIVE FEES, EXTRA FEES: Total Rent includes one-time bed linen and towel setup, water, heat, and electric utilities and television, high-speed internet service. Telephone service is not provided.
6.NO HOUSEKEEPING OR LAUNDRY SERVICE: While bed linens, towels, toilet paper, starter soap and starter shampoo are provided by the Owner, other housekeeping services and supplies are not and are to be provided by the occupants. Bed linens and towels are not permitted to be taken from the premises for any reason.
7.RATE CHANGES: Rental rates are subject to change without notice any time prior to payment of a Reservation Deposit.
8.FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of Reservation Deposit and/or rental money, and occupancy of the unit will not be permitted.
9.WRITTEN EXCEPTIONS: Any exceptions to the Vacation Rental Rules & Regulations must be approved in writing and in advance by the Owner.
10.KEYS: Instructions for accessing the Unit will be provided prior to check-in. There is no person waiting for you to facilitate the check-in /check-out process. Emergency key replacement and delivery will result in $75 fee assessed by Building Management.
11.MOTOR VEHICLE PARKING: Parking is provided for one motor vehicle in the heated underground parking. You will be provided with instructions for accessing the garage prior to arrival. Owner is not responsible for any towing / parking cost incurred while parked in the garage.
12.PROHIBITED ACTIVITIES: Renter agrees that there will be no cleaning or processing of fish on the premises. Cleaning fish will result in cleaning fee of $300.
13.SECURITY: Renters are responsible for their own security and for keeping all windows and doors closed and locked when not in use and particularly when not in the residence. This is also to protect the premises from the sudden storms that commonly occur in our mountain climate often with little warning. Owner is not responsible for loss or damage of any kind suffered by occupants on the premises, inside or out, regardless of whether or not windows and doors are kept closed and/or locked or whether occupants are in residence or not.
14.LIABILITY WAIVER: Renter and all other guests hereby voluntarily accept all risk of personal injury, death and property damage to myself, our family, or anyone on the Premises with our permission, which injury results from our use of the Premises. Furthermore, it is further agreed that Renter and all other guests will not make a claim against or sue the Owner for any bodily injury or death and will indemnify the Owner for any claims made by anyone on the Premises with our permission. Renter and all guests understand that this is a release of the Owner from any and all liability with respect to any claims brought by Renter and/or his/her family or guests.
15. TAXES: A 6.375% tax, required by the State of Colorado, will be added to the total rental amount.
By completing this reservation, Renter agrees to all terms and conditions of this Vacation Rental Agreement and agrees to comply with them and require all in Renter's rental party to read and comply with them as well. Renter understands that the right to occupy this premises is conditioned upon such compliance and that failure to comply may result in eviction. Renter agrees to be responsible for any loss or damage to this premises or its contents beyond reasonable wear and tear that may be caused by Renter or other occupants during the rental period, including damage that exceeds the security deposit.

My girlfriend Pam and I love everything outdoors - snowboarding, mountain biking, dirt bikes, hiking, etc. We live in Loveland, Colorado, so are not available in Keystone to assist with your visit, but please let us know if you have any questions about the area or need any recommendations. Keystone is a beautiful place year round with lots of fun to be had!
