Description

119 sq.m. floor area. Large open plan lounge and dining area, with 2 balconies off lounge, which is fully furnished with sofa bed, 2 recliners and another couch as well as coffee table, dining table and chairs, as well as 40" TV, DVD player & stereo.

Large master bedroom has ensuite bathroom, kingsize bed, TV and DVD player, couch and own private balcony. Bedroom 2 has 2 single beds and a TV. Air conditioning in Lounge and the 2 bedrooms, as well as a ceiling fan in the kitchen. The 2nd bathroom is next to bedroom 2. A washong machione and all kitchen cutlery, crockery, and appliances, towels and linen is provided. Cable Telivision channels included in the rent. Nice garden and shared swimming pool outside. There is a small gym room (shared) provided on the ground floor. Secure carparking is provided.

The building is very secure. There is a security guard stationed in the foyer 24 hours per day. Access to the stairs and lifts area is by use of electronic/digital fingerprint scanning. Guests register their fingerprint with the Condo Office after arrival. My unit (314) is on the 3rd level.

I live in Sydney so I will not be directly available to interact with guests. However, I will /be contactable by phone and email. I will leave contact details for /my plumber and electrician, in case of emergencies.

My unit is at the far end of the building (level 3), end furthest from road so it is very quiet. It is only 10-15 minutes walk to the beachand the downtown area of Patong, including the modern Jung Ceylon Shgopping Mall. There are lovely bars, restaurants, laundries, massage shops, etc. within metres of the Condominium and an international ATM machiine at the entrance of our car-park.

There are plentiful taxis and tuk-tuks around which you can catch to go to places. There is also the main beach bus stop about 10/minutes walk away.
As mentioned, we have our own adjoining shared carpark at thje Condomionium (swipe card entry boom gates - swipe card provided with your keys).

I can arrange airport transfer booking (extra cost) and I will have someone meet and greet you /on arrival at the Condominium.
AUD1000.00 (or equivalent in other currencies) is payable as a refundable security. I will charge the guest via secure paypal invoice online for the security bond and at least the first month's rent (and each month thereafter in advance). 10% discount offered if guest pays for six months or 12 months as a lump sum in advance.
PLEASE REFER TO TARIFF AS FOLLOWS:
Minimum Stay: 6 months
1. Rental Per Month (1 May-30 October): AUD1600 per month (plus electricity and water);
2. Rental Per month (1 November-30 April): AUD2200 per month (plus electricity and water);
3. Rental per month for 12 Month Period: AUD1750 per month (plus electricity and water).
NB: Listed Rental rate (including discounted monthly rate), based on 12 month rental as per above.

The Condominium Office is open Monday to Friday (9-5pm), from whom monthly wifi internet can be purchased (900 baht per month unlimited).
For minor problems in the unit, you can in the first instance contact the Condo Office and they can send their engineers up to the unit to assist. If they cannot fix it, I have plumber and electrician whom you can call.

Do not drink the tap water. Bottles of drinking water available for purchase from the Condo Office or Security Guard. There are also many 24-hour convenience stores all around the condo (Seven-eleven stores and Family Mart Stores)


Règlement intérieur

The apartment and the common areas are child friendly, but it should be noted that there is no fencing around the swimming pool and there are no lifeguards on duty, so minors in the pool should always be accompanied by an adult.
