The house is a modern two storey executive townhouse, tastefully furnished throughout. This inviting and well equipped house features a bright, open-plan kitchen / living / dining area with a deck outdoors - lovely place to escape from the hubbub of the city.
The kitchen is fully equipped - assuming that you can resist the numerous local restaurants (within easy walking distance). On warm summer evenings you can relax on the deck or have a BBQ in the garden.
The three bedrooms are upstairs:-
* The main bedroom (queen bed) has a walk-in wardrobe and en-suite
* The second bedroom has a queen bed
* There is a single bed plus a sofa bed in the third bedroom
* Landing has a study desk
* On the landing we have another sofa bed which can be used.
There is also a separate bathroom with shower on this floor.
Parking is available either on-street or in the garage which is accessible from the house. The garage also has clothes washing/drying/ironing facilities.
We have had very positive feedback from both holidaymakers and business people and most of our bookings are from repeat guests.

Depending on check in and check out times we may or may not meet our guests but do everything to make them feel welcome. We will email you with all details and provide you with phone numbers so you can easily contact us.
Price is based on numbers. Cost per night is base rate plus $25 per extra guest per night.
Minimum stay of 2 nights normally applies. (single night supplement will apply to any one night bookings). Minimum stay of 5 nights in period 22 Dec - 5 Jan. Price includes all linen/towels. Free ultrafast wireless internet
Prices are based on a cleaning fee covering 4 hours. Any extra time will be charged.
Our availability calendar is updated daily with confirmed bookings. Occasionally dates may not be available if we are awaiting payment to clear.
There is parking in the garage. If you do not want to use this or have multiple cars, please park on the street not on the driveway as this may impede turning space for neighbours.
Smoking is prohibited in the house. Smoking outdoors is permitted. All rubbish is to be disposed of appropriately.
The house is in a quiet location with elderly neighbours. We ask that guests respect this by keeping the noise level low.
Pets are not allowed unless by prior agreement.
Number of guests:
Advance notice and extra payment are required in the event of any changes in numbers.
Arrival and Departure Times:
Our check in time is usually after 3.00 p.m. on the day of arrival and check out by 10.00 a.m. on the day of departure. These times may be varied by prior Agreement. We try to be flexible where possible.
The Renter is liable for all breakages or destruction and resulting costs or fines.
We do not accept responsibility for loss/damage/theft of any of the guests’ personal effects. Please purchase travel insurance (or contents insurance if you are from NZ) to ensure coverage of your personal belongings.
Cleaning fee covers reasonable cleaning (up to 4 hours) any additional time will be charged to renter. Cleaning does not cover BBQ cleaning - if you use this please leave clean otherwise a charge of $25 will apply.
Rubbish/Recycling/Green waste must be placed in correct bin otherwise a $30 fee will apply for resorting. Any fines incurred by us due to waste being put in incorrect bin will be passed on to the Renter.
Wireless internet is available in the house as an extra service for guests (no charge). Outages beyond our control are very rare but we take no responsibility for these.
Your visitors to the house are welcome, but hosting of gatherings or events involving 10 or more people are by prior approval only. Renter is responsible for ensuring parking and noise conditions are adhered to.
The Renter must not do, or omit to do, any action that would invalidate or adversely affect any insurance policy held by the Owner in respect of the Holiday House and/or its contents. Windows must be closed and doors locked when the house is not occupied.
Business Use of the house :
The house is not to be used for any business activity without express written consent from the Owner otherwise the Renter will be asked to vacate immediately and no refund will be due. If the Renter uses the Holiday House ‘for business purposes,’ as defined in the Consumer Guarantees Act 1993, then - pursuant to the provisions of the Act - the Terms and guarantees of the Act do not apply to this transaction.
Residential Tenancies Act 1986
The Owner and the Renter agree that the Term shall not exceed 120 days and this Agreement is not subject to the Residential Tenancies Act 1986.
Termination of Agreement:
We may Terminate the Agreement and require that you leave the property immediately if these rules are breached, especially: for conducting business activities; exceeding the stated number of guests without prior notification; smoking inside the house or giving rise to a complaint due to excessive noise. No refund will be made in the event of a breach.
The Owner is not responsible for the non-availability of the Holiday House or the shortening of the Term due to unforeseen circumstances outside of the Owner’s control.
We have been renting out the house next door for 5 years and have never had a dissatisfied guest. We do everything to resolve problems with appliances etc. as quickly as possible. If you are not satisfied with the accommodation or if anything is broken or not functioning as it should, please advise us as soon as possible. We will apply due diligence to remedy the situation as soon as reasonably possible.
