Sparrowhawk is a contemporary, detached holiday home which has a great view overlooking a lake - right in the heart of the popular and attractive Lower Mill Estate and Cotswold Water Park. With access to an indoor pool year round, this is a great choice for any time of the year!
Inside the house are two good sized bedrooms, both with ensuite bathrooms. The living space is light and bright thanks to the vast 'glass wall' which gives superb views across the lake. We at Manor Cottages feel this is just as appealing to couples as it is to a family of four, given its style and general appeal. Either way you are sure to like this!

Entrance through to hallway
Master Bedroom - with double bed (4'6in), wardrobe, wall mounted TV plus Ensuite Bathroom with bath, separate shower, WC and washbasin. Light and bright, with large sliding doors to balcony.
Bedroom Two with double bed (4'6in), wardrobe with drawers, plus wall mounted TV; Ensuite Shower Room with walk in shower, WC and washbasin. As with bedroom one, there are sliding glass doors to a decking area.

Upstairs
Open plan Living Area with large l-shaped sofa, wood burning stove, wall mounted TV with Sky Family Pack and DVD player. Ample seating for 4 to 6 people.
Kitchen / Diner with induction hob, electric oven and grill, microwave, dishwasher, large fridge and separate freezer, washing machine/dryer and ample storage. Dining table with 6 chairs.
There are sliding doors within the glass 'wall' which open to the terrace area, which gives fabulous views.

Outside
On the ground floor (from the bedrooms) there is a decked area with seating and a table. From the first floor there is a second decked area with additional chairs, loungers and also a table.

Guests have full access; there is also a pass to access the indoor pool and gym facilites too.

You will be left to yourselves, uninterrupted! You'll need to pay a security deposit in advance, but we'll make sure this is returned promptly if there is no serious damage.

Set in the heart of The Lower Mill Estate this is a cracking location for a family heading to enjoy one of the most attractive corners of the Cotswolds. The Lower Mill itself is a 450 acre private estate that includes a wild nature reserve, miles of cycle tracks and paths, an indoor pool all located in the heart of the Cotswold Water Park. (Please do confuse the name with water slides or fun parks, the Cotswold Water Park is in fact a nature lover's paradise, one of the UK's largest Sites of Special Scientific Interest, with thousands of wildlife species all living in harmony with this very attractive part of Gloucestershire. The entire area has undergone a huge transformation over the last 20 years with the (re)introduction of wildlife to its natural environment right at the heart of the development from what was once a huge area of quarrying stone.

As a guest, you are free to enjoy the area and specifically exclusive Lower Mill Estate at your leisure. Many people comment that Lower Mill often feels like a time warp back to days when children can run about freely and safely (with the respect of water of course) as there are literally miles and miles of paths and similar all around. Particularly appealing for families is that there are are no single sex parties allowed and also that where cars are permitted they MUST drive a 10mph!

You may want to enjoy a peaceful walk around one of the beautiful lakes, fish, and bird watch from one of the hides or sail on one of the lakes. A small farm shop is situated in Mill Village, offering all of the essentials. Within the Water Park area there are a loads of different activities to choose from ranging from Wake Boarding through to sailing, to fishing, paint balling - you name it!

Beyond the Water Park are a choice of local market towns, including Cirencester (4miles), Tetbury (8 miles) and Malmesbury (7 miles) all of which have interesting shops, markets and restuarants. This is a great location for enjoying the varied treasures of the Cotswolds.

In addition to being within easy reach of many picturesque Cotswold villages and the splendour of Roman towns like Cirencester and Bath, the Cotswold Water Park makes a great holiday destination because of the tremendous variety of activities on offer. Today the Cotswold Water Park is Britains largest water park, 50% larger than the Norfolk Broads, extending to over 40 square miles and includes: 133 lakes, 5 nature reserves, Country Parks with picnic and Barbecue sites, a Blue Flag bathing beach, an extensive network of footpaths, cycle ways and bridleways as well as extensive leisure and sporting activities. Many Cotswold attractions and villages are all within easy access.

You'll need a car here, so that you can pop out and see the local area and villages. You'll want to visit Cirencester too. Although you could do it all without a car, our feeling is that you would enjoy the area and your stay much more if you had a car.

The area is a tranquil location, packed with wildlife and eco focussed activities. Please drive your car with car and consideration, please observe the rules when on the Estate.
Please don't lose you Spa pass - you will be charged for it!!

I work for Manor Cottages! We are a boutique cottage agency specialising in holiday properties in the Cotswolds and Bath region, an area about 1 -2 hours to the west of London (depending on where you are travelling to of course). We visit and and check all of our cottages and in many cases actually manage them too. Either way, you can be certain of the standard and style and description of the property being of a high standard and if it is more basic then we'll make sure you know this.
We're friendly, we're approachable and (of course) we're based in the area so we know it like the back of our hands. What we're not, however, is a large multi-national company stuck in a call centre with thousands of cottages - you will be pleased to know.
Finally you'll be pleased to know that any property we advertise really exists! Not that we're pointing fingers at anyone out there, but we do get to hear of some horror stories of cottages not existing when a customer arrives..... imagine that.
