Description

Entire flat - bright, spacious and beautifully presented 2 bedroom, 2 bathroom flat with large garden, fully equipped kitchen, Sky TV and high speed internet.

Located in the vibrant neighbourhood of Balham, south-west London close to parks, bars, restaurants and great transport links.

The flat is located on the ground floor of a beautifully converted Victorian house.

There is a shared front door to a communal hallway and then a private front door to the flat. Internally the flat comprises an entrance hallway, large master bedroom (complete with king-size bed, wardrobe and en-suite shower room) a second bedroom (double bed, wardrobe), the main bathroom, and then a lovely open-plan living room and kitchen/diner with wooden floors throughout. Bi-fold doors open out onto the large garden which is suitable for children, as well as great for relaxing in, sunbathing and enjoying barbecues etc.

The flat is capable of hosting 4 people although an air bed can be provided upon request for extra guests.

The garden is really lovely in the summer and is so quiet that you wouldn't believe that you're located so close to central London!

Guests have full access to the whole flat and garden.

The flat benefits from high speed wi-fi internet throughout, has a large TV with Sky channels, a PS4 with games, and a selection of books available to read during your stay. Located off the hallway is a utility cupboard (with iron, ironing board, washing machine, separate dryer). Clean bed-linen and towels are provided and a hair dryer is available. Full kitchen amenities are provided (including a fridge freezer, double oven, microwave, dishwasher, toaster, kettle, mugs, glasses, plates etc). In the garden there is a large gas barbecue available to use free of charge, together with outdoor dining table, 5 patio chairs and a very comfortable sun-lounger.

I will be there to meet and greet you and show you how everything works. After that I will let you enjoy the peace and quiet of the flat, but will be based locally and available by phone for any queries or issues.

The flat is located in a beautifully converted Victorian house sitting on a lovely tree lined street.

At the top of the road is a row of nice restaurants as well as some smaller shops and cafes and also a 24-hour mini-supermarket. The idyllic 150-acre Tooting Bec Common park is located about 100 yards away from the flat and is perfect for outdoor sports such as running, tennis, football as well as ideal for walks, picnics, ice creams etc. It even has an awesome 91m Art Deco inspired outdoor swimming pool!

Balham is a lovely neighbourhood with all the amenities you could ask for including parks, shops, restaurants, 2 large supermarkets, sports facilities etc. Please feel free to ask for any recommendations. There are some really lovely restaurants around and an active bar and pub scene, in particular I would recommend the following which are all within a short walk of the flat;

- The French Cafe restaurant; a lovely neighbourhood bistro serving classic French dishes
- Bodeans; American style barbecue diner serving ribs, pulled pork etc
- The Bedford Pub; renowned live music and comedy venue
- Balham Bowls Club; a charming old pub set in an old wood panelled former bowling club
- Exhibit Bar and Cinema; a lively cocktail bar with a small independent cinema showing retro films
- Milk; a trendy cafe that is ideal for breakfasts and brunches

The flat is located very close to a number of underground stations, with both Balham and Tooting Bec being a 7-10 minutes away. Both stations are on the Northern Line, so provide easy access to most major central London tube stations and attractions in around 20 minutes journey time. Balham also has an overground station which provides regular trains into London Victoria (15 mins) as well as providing easier access to places in outer London (Gatwick airport, Brighton, Westfield etc). The flat is also close to a number of bus stops.

Parking is available outside at an additional cost of £7 per day but must be arranged before your visit.
