Description

Garden flat in the heart of the famous New Town. Spacious lounge and dining room with direct garden access. Only 5 minutes walk from the York place tram stop and 10 minutes from the city centre with all its attractions.

Our lovely flat is in a Grade A listed building in the prestigious Bellevue area of New town.

The flat has a beautiful spacious sitting room with access to a peaceful garden, quite a secluded haven from the hustle and bustle of the city. The flat has some charming period features plus all the modern conveniences you need.
The kitchen is fully equipped with a dishwasher, oven and hob so you can enjoy a night in if you prefer, rather than head out to one of the many excellent restaurants and bars in the nearby Broughton area of New Town.

Both bedrooms have double beds with original working shutters which will ensure an excellent night's sleep, but watch out you don't sleep in too long! The bathroom has a wet room style shower and bath.

Free parking can be found a short distance away on Bonnington Road or metered parking (free weekends and evenings) available immediately outside.

Guests will have access to:
- The entire apartment, except a cupboard which will remain locked.
- The garden.
- The utility room across the private courtyard at the front of the flat.

We always plan to hand the keys over in person to our guests and show them round the property. We only live about 100m away so will generally be available if there are any issues or if guests just want some ideas on where to go out for the day or night.

The Apartment is central with easy access to Old Town (Castle and Royal Mile), New Town and the city centre.

At Nearby Broughton you will find fashionable shops, bars, restaurants, a health food supermarket, cafes, delis, butchers and a great fishmongers. There is Artisan Roast coffee company as well, which serves the best coffee in town.

If you head down the road to Canonmills there is a Tesco's supermarket only 250m away and a couple of good pubs for both food and drink.
Further down the road you can reach The Botanical Gardens, passing a few more cafes and another pub. We can't decide who does the best breakfast in Edinburgh it's either Di Giorgio's (get the full circle if your hungry) or Earthy, fortunately they are right opposite each other at Brandon terrace only 300m from the flat, you might have to go to both and lets us know which you think is best!

The Scottish National portrait gallery is definitely worth a trip (make sure you have a cake in their cafe afterwards.) It is only a short uphill walk away from the apartment.

We are just 5 minutes from York Place tram stop which has a direct connection with Edinburgh Airport, and regular buses run from the end of Bellevue Terrace. Waverley Station is a 15 minute walk up the road.

In general terms please leave the apartment as you found it, this is our home and we would ask you treat it as such. Notify us of anything not working so we may make every effort to fix it during your stay.

No stag or hen dos.

We do want you to enjoy you stay, but strictly no parties and keep noise down. We do not want to be fielding complaints from our neighbours, they do have our contact numbers.

No additional guests beyond the numbers we have agreed.

No eating in the bedroom.

STRICTLY NO SMOKING INSIDE THE APARTMENT. Any guest found flaunting this rule will be charged £50 via your security deposit. If you smoke just outside the door please make sure it is shut to avoid any smoke getting into the flat.

Any guest that leaves sick or sick stains will be charged extra for deep cleaning.

BEFORE DEPARTURE: Please clean all your dishes etc. or fill & switch on dishwasher before leaving. Empty bins; turn off all lights and ensure gas hob / oven is not left on; close and lock all windows and doors.

There will be a charge of £10 for any lost keys.
