Fully fitted in Modern Contemporary design, this Balcony Suite boasts of 27 square meters (291 square feet) of elegant space with magnificent city view. Fully furnished studio, it is complete with amenities for a very relaxing and comfortable stay. Enjoy the view of the neighboring tower's pool and bask in the sunlight or the glow of the moonlight!

The Apartment Suite comes with

+ A modern kitchen is complete with refrigerator, microwave oven, toaster, electric pot, and specialty coffee machine. Fully stocked with cookware, cutlery, dinnerware, glassware, utensils, kitchen tools (wine opener, kitchen scissors, cork screw).
+ Full length mirror.
+ Washer and dryer for your laundry needs.
There's also a laundry shop in the mall and at the building for your laundry needs at your convenience.

The bathroom suite is complete with:
+ hot and cold shower,
+ bidet,
+ shampoo, shower gel, liquid soap,
+ clean fresh towels, bath mats,
+ toilet paper, and other essentials.

Complimentary welcome bottled water, and Nescafe Dolce Gusto specialty coffee are available for your enjoyment and use.

HOUSEKEEPING.
We charge a minimal fee for housekeeping once a week for guests who stay at least 7 days to change the linens, sheets, replenish fresh new towels, and necessities. Upon guest's request, for light cleaning and make up room service only. Beds, pillows, towels, sheets, and rugs are all regularly professionally cleaned. We expect our guests to maintain cleanliness at all times. Over and beyond the once a week cleaning and change, a minimal charge will be required upon guests' request.

There is no concierge. We do not reside in the property and we do not offer 24/7 service to our guests. Early check in fee (before 2pm): 1,500 pesos. Late check in (9 pm onwards): P1,500 pesos. Late check out (after 11am): 1,500 pesos.

You have free use of pool, gym. Cafes and restaurants are very near.

Parking is available subject to applicable fees at 300 Philippine Pesos. The Mall and the open public parking at the ground floor also offers parking both with hourly and overnight rates on a first come first served basis.

To maintain the safety and security within the premises, we request for verifiable Government-issued ID and Passport 2-3 days prior to arrival. All guests, including children, must be present at check-in and show their government-issued photo ID card or passports.

Everything is within reach! Guests can just hop through the mall within a few minutes. Cafes, restaurants, supermarkets, delis, gastropubs, cinemas, convenience stores, utility shops, handyman stores, clinics, salons, banks, and laundry shops are all within a short walk.

Taxis and cabs are easy to get. You may also call for Uber or Grab.

This community is conveniently located: Makati Central Business District is just 10 minutes, the Fort BGC is 15 minutes away, the famous SM Megamall and Greenhills "Tiangge" for best value and bargain shopping is just 15 minutes away.

When you make a reservation and confirmed booking, you agree to our House Rules. PLEASE READ CAREFULLY.

Sorry, but smoking is strictly prohibited in the apartment with a fine of P8,000 Philippine Pesos against your security deposit if found for violation. This is for professional cleaning of the whole apartment to remove the lingering smell of cigarettes and tobacco. We would like you to help us maintain the cleanliness and environment-friendly atmosphere in this apartment.

We require a security deposit which will only be claimed for damages or loss of keys and access cards; breakage, or loss of things or violations of the house rules in the apartment property. This includes undeclared guests staying in the apartment.

Check in is until 9pm. Additional fees will be incurred after this time. We can meet inside the mall or the cafes on the ground floor upon your arrival for easy access to the elevators. Early check in, late check in (beyond 9pm) or late check out (after 11am) fee is Php 1,500 and subject to availability. We do not stay in the property and we are not 24/7 available for guest's check in or check out.

We request for all our guests to provide us with passport or ID 2-3 days prior to arrival. All guests, including children, must be present at check-in and show their government-issued photo ID card or passports. This is for you and others' security and safety. We discourage bringing in of hospitality girls. Please remember that this is a high end luxury apartment located in a fully residential complex. No entertainment of visitors inside the apartment. There is a lobby lounge to meet your visitors and the nearby mall to entertain them. We don't encourage this apartment to be used as brothels or motels. This is an upscale fully residential condominium building and as such we expect our guests to respect our residence and behave appropriately.

Please keep with you your access card at all times. Only one access card will be provided for your access to the elevators for your floor, pools, gym, and lobby. In case of damage or loss, a fee of Php 2,000 will be imposed for replacement expenses including documentation of the notice of loss.

To maintain the building's aesthetic and upscale image, please observe the following important guidelines:
a. Avoid hanging clothes in the balcony. We have a laundry room inside the apartment for your laundry needs. A fully automated electric washer/dryer are provided for you.
b. Avoid throwing trash outside the windows or the balconies. Please follow proper garbage disposal. All trash must be bagged and securely tied prior to depositing in the trash chute. There are designated trash cans in all the rooms inside the apartment. There is a designated trash chute per floor in the building.
c. Avoid littering in common areas and amenities such as the pools, cabanas, and gym.

Please be mindful of your neighbors. Kindly keep noises down and no loud parties please. This property's policy is to refuse certain bookings for the purpose of group events or parties, including pre-wedding stag/bachelor and hen/bachelorette parties.

We charge a minimal fee for cleaning. We provide free housekeeping services once a week for guests staying longer than 7 days. For those eligible, we replace towels and beddings at no extra charge. Should you request for cleaning more than once per week, we can provide professional cleaning for a fee of 750 pesos per day.

We expect our guests to clean up after themselves, throw the trash, and wash their dishes to maintain the apartment clean at all times. This is to make sure that Rockwell Luxury Studio Suites stay pest free and odor free.

We discourage the use of massage oils, nail polish, henna tattoos, hair dyes, coloring pens as these stains are difficult or can't be removed from the sheets, pillow cases, rugs, and towels. We will unfortunately charge these items if stains are found unremovable. We will take photos of the apartment upon check in and check out to document the condition of the apartment in cases of claims in the resolutions in Airbnb.

We also expect our guest to be mindful of the use of aircon, electricity, and water. Please turn off all aircon, appliances, and lights when not in use or when going out of the apartment. There is a maximum cap per day of Php 150 for electricity and Php 50 for water. Above and beyond this maximum cap will be under the guest's account and will be claimed via Airbnb resolutions Center. We want to be able to contribute to energy conservation and protection of our environment.

When cooking, kindly open all overhead exhaust fans and windows to circulate air and to avoid offensive smell to linger inside the apartment. Only light, non oily and non aromatic cooking is allowed.

Clean and with everything you need, plus the host is very nice. It's quite a small unit but good for a short stay.

Sorry for the misunderstanding as I would have been more than happy to clean the apartment thoroughly. My wife and I were in transit in the middle of moving. I apologize for the stain on the air condition unit box. I was unaware of it until the cleaning crew took 'crime scene' style photos. In the future, I would advise tenants or have the cleaning crew advise tenants that photos will be taken in this manner. As I said before, we would have been more than happy to clean the place thoroughly if given ample time. We asked for a late check out the day before and we were told that the cleaning crew would be there at 11 am sharp. Yes, this is the check out time but considering the fact that we were asking for a late check out, that should have been and indicator that we needed additional time. This was not even considered by you however. And instead, we were treated as criminals.

It is sad that the current guests could not understand that the photos taken were for documentation purposes upon check out to note the condition of the apartment. We don't want to do the "he said she said" with our guests so for our record and for the guests, it is best to take photos of the condition of the apartment upon check out. The sad thing is that the couple guests did not take the time to read the house rules and the messages for check out time. We even reminded them the day before to make sure they know the check out time. Since there is another guest checking in we could not accommodate the request. Since they knew of the check out time the night before, they have ample time to at least throw the trash in the bin rather than have everything lying around the apartment on the day of the check out. It is sad that some guests do not take the time to read the rules and blame the host for their remiss and negligence. We even sent them a welcome message to remind them again of the house rules. We didn't treat our guests like criminals by taking photos of the apartment upon check out. This is to eliminate any misunderstandings of the real situation and condition. It would be unfair for the hosts to keep the apartment clean and ready for the guests and for the guests in return not to treat the apartment with respect and with orderliness and cleanliness. It does not mean that when guests pay, they have the right to treat the apartment however they want to.

Super nice location, very comfortable room with all the things you need. Lots of uber around, very convenient, 10-15min away from Greenbelt, glorietta, SM, 5min walking distance from Powerplant. I will def stay here again. Thank you!
