Welcome to your Phila home. Central yet quiet location, convenient to everything close to the South Street Bridge, the river trail, Penn, CHOP, and all that center city has to offer.
3 bedrooms. 2 bathrooms. Sunny bonus room for work, visiting, relaxing. Full kitchen. Central air. W/D. Brick back garden.
*River trail has a paved running and biking trail.
*Local park (2 blocks away) tennis and basketball courts, a soccer field and a playground.
*Public pool around the corner.
"Warm and comfortable house"...says one guest. Open first floor, living/dining room. Sunny sitting room on the third floor. A great home away from home when visiting Philadelphia.

The house is yours. We have two linen and one storage closet that we keep locked. The basement is not meant for guests.

One of Philadelphia's best neighborhoods. Great restaurants, coffee shops, shopping, parks, museums, bike rental up the street. Entrance to the Schuylkill River Trail just steps away on the south street bridge.
15 min walk to University of Pennsylvania, CHOP & HUP(west phila just across the bridge).
2 min walk to Markward/Taney playground.
17 min walk to Rittenhouse square.
40 min walk to convention center and reading terminal market.
If you don't want to walk...
* 40 bus has a stop in front of the house. (runs east-west great way to get across town, east to "south street" and the Delaware river or West to the university or all the way to the Please Touch Museum.
* 30th Street (train) Station is 16 min walk (via the river trail).
*There is street parking in front of the house but it is limited to 2 hours during the week until 8pm. Weekend parking in front of the house has no limit. Other streets near by have no restrictions. Parking spots are easier to find during the week mid day. Evenings and weekends finding a spot can take some time.
Some home truths -
Family neighborhood. Need to be quiet at night.
There are two doors to the courtyard. Access to the yard is through the door in the kitchen. The dining room door opens to get air only (the screen door does not open).
One of the burners on the stove is not working. Other three work fine.
There is a door from the third floor sitting room to the roof, but as there is no deck and no railing guests are not able to go out. The door offers great light and view to enjoy in the sitting/bonus room.
*Children are welcome but there are steps and no gates blocking them. First floor steps are open, railing on the wall. We have a pack n play and an older basic ikea high chair.
*Pets will be considered by special request. We don't want dogs using the back courtyard as a toilet.
*Smoking in the court yard is fine but not in the house.
*Bus and cars make noise on the street but the neighbors are quiet so don't rent our house if you want to make noise late at night. In other words, sorry not loud parties or anything like a band practice.

Hi, First moved to Philadelphia in 1972. Philadelphia is a great city. Walkable. Great parks, restaurants, and interesting people. Renting a home away from home for people visiting Phila is one of my families business efforts. We also produce independent documentaries, develop web sites, sell real estate (licensed pa real estate agent.) We have two children attending Phila public schools. Our son is a senior and about to move to Pittsburgh for college.
