I absolutely love my home, and I hope you will feel peaceful and welcome when you arrive!

The house is spacious and bright; it's filled with sunlight from sunrise to sunset. Behind the home is one of our local farms; at either side are trees, and out the living room picture window is an ever-changing view of Mud Creek. You'll be surrounded by birds and critters, and lovely breezes. In May the garden starts to bloom.

Upstairs is the Master Suite; the master bedroom is large and has a king bed and a walk-in closet. On the opposite side is the toilet & shower, a separate room with skylight with jacuzzi tub that can fit two people, the vanity area, and the washer and dryer.

Downstairs is the guest room with a queen bed, a full closet, and plenty of storage. Lots of morning light comes into this room. There is also the second guest room/office, which has its own closet, and a sleeper-sofa with folding mattress, which transforms into a full-size bed. There's also a couch in the living room that is not a sleeper, but I have personally tested it via napping. It works.

If requested, I also have a Sleep-by-Number mattress that can be assembled to put in either the living room or in the Master bedroom.

The kitchen is great for chefs; the stove and oven is a vintage cast-iron model fueled by propane. There are specific instructions on its operation in the kitchen. A coffee maker, coffee filters, and beans are provided (and it's the good stuff!), as well as an electric automatic tea pot. Dishwasher too! Plenty of dishes and glassware, and basic pots and pans for at-home cooking.

There are linens, pillows, and towels for at least 6 people; if you plan on hitting the beach at all, I'd recommend bringing beach towels with you.

There is wifi available, as well as cable TV (including HBO). You can also hook up your tablet or laptop to the TV to watch Netflix or movies on the big screen.

A little about the Minimum Stay requirement; as of August 2015, the Town of Southold (which includes the villages of Laurel, Mattituck, Cutchogue, Peconic, and Southold) enacted legislation that requires a minimum rental period of 14 nights. I wish I could offer fewer nights, but it just can't be done. Consequently I'm offering the house for the same rate on weekends as on weekdays.

You'll have access to the entirety of the house; it's two living floors, and a sub level that includes the basement and a two-car garage.

There is also a front porch, and a back patio, so there's plenty of outdoor space to enjoy!

While you're here, you won't need a key to get in and out of the house; the front door has a coded lock, and so does the garage. There will be a back-up key available for you in the house once you arrive. You can leave the key in the house when you check out.

During the July and August rental periods I will be in NYC or elsewhere on Long Island, and so I'll be available by phone/text, and never too far away should an issue need to be addressed. I have close friends in the area who can be points of contact for emergencies.

The North Fork is a slice of heaven. It's surrounded by beaches and water, is not crowded, and is a great community of relaxed, entrepreneurial and creative people.

The North Fork is mostly a driving area, so for going significant distances, you'll need a car. Bicycling has become very popular, and it's easy to get to the nearby beaches from the house by bike or on foot.

As a member of the local wine industry, I urge you to always have a designated driver if you'll be visiting our local wineries. We want you to have fun, and keep having fun by staying safe!

There is a wood-burning stove in the living room; however, its use will not be permitted during your rental period, due to repair to the chimney that is pending.

There is absolutely no smoking allowed in the house at any time. If you smoke inside the house, your security deposit will be forfeited, and used to cover bills for cleaning or damage.

I personally love children, but, my home isn't set up for the proper protection of or from infants, toddlers, and young kids. Please, no children under the age of 13 may be present in the house at any time.

Sorry, no pets; I have allergic family members, so I'm unable to accommodate animals inside the home.

Since the house is located on a private road, outdoor noise should be kept to a minimum. You're welcome to invite a few guests to the house for a meal or an evening of socializing, but all cars must be parked either in the garage, or in the upper or lower driveway, and may not be parked on the road. Outside noise beyond quite conversation must stop by 10 PM on weeknights, 12 AM on weekends. My neighbors will definitely let me know if there are any noise or behavior issues.
