Absolute waterfront with jetty, this modern 4 bedroom 3 bathroom executive home is perfect for a couple of families or up to 5 couples seeking a getaway, just 1 hour from the start of the M1 at Wahroonga or Newcastle airport. Featuring free Wi-Fi, pool table and many other "I wants".
The main bedroom upstairs has an ensuite with a large shower and a separate bathtub. The 2nd bedroom upstairs has a bathroom adjacent and a separate powder room. The 2 downstairs bedrooms share a bathroom, again with a bath and separate powder room. Each bathroom has a hair dryer. There is a large rumpus room upstairs with fully opening bi-fold doors onto a balcony overlooking the lake and R/C airconditioning. The rumpus has a fold out Inner Spring Sofa Bed (double size), bean bags and a TV (no tv reception) which is used for Playstation and DVD's.
The downstairs area is accessed usually via the garage which has all manner of games and equipment for your use including a double and single kayak (with a range of lifevests), a second fridge, a table tennis table & magnetic darts. There is also a clothes line.
There is a washing machine in the laundry.
The kitchen is well equipped with plenty of cooking utensils, crockery, cutlery, glassware and appliances. There is a large microwave, coffee pod machine and dishwasher.
The dining table seats 8, 10 with a spare 2 chairs. There is plenty of outdoor seating as well including 4 sunchairs.
Strike up a pool competition on the pool table with both pool and snooker sets available.
The downstairs TV has Foxtel (with Sports).
The outdoor area is a lovely shaded grassy area which you will spend plenty of time just chilling, day and night. Or enjoy the outdoor activities with equipment supplied for backyard cricket, badminton, boules and totem tennis.
Fish from the jetty (bring your own gear) or use the provided crab nets to try your hand catching some Blue Swimmers or Mudcrabs.
Launch your boat or jet ski at the end of the street and park it at the jetty for your stay.

You will have access to the whole house, inside & out, however the outboard motor in the garage is NOT for guest use due to insurance issues.
Access is initially provided with access granted to a keysafe at the house using a unique code. Early check-in and/or late check out is subject to availability and can't be confirmed until immediately prior to your stay.

The owners, Stephen & Anne, live in Sydney and are contactable before, during and after your stay. We have arrangements with local neighbours and tradesmen should any emergencies arise.
Mannering Park is a quiet little town on the southern shores of Lake Macquarie just off the Pacific Highway. It is very sheltered from all directions except West so the water is mostly very calm and ideal for fishing, boating and watersports.
Boat & bike hire available nearby and fishing charters can be arranged. There are some great walking tracks locally and in nearby Lake Munmorah National Park and the Watagan "mountains".
Your booking includes linen hire - sheets, quilts, blankets, pillows, bathmats, handtowels and tea towels but NOT bathtowels.
Some basic items are also supplied - guest soaps, liquid hand soap, toilet paper, dishwasher tablets, cleaning materials, laundry powder, a starting supply of coffee pods and sugar, salt & pepper. There is usually a supply of oil, glad wrap, foil etc but these can't be guaranteed.
The house is equipped with 2 porta cots (no linen supplied) and 1 high chair.
In house dining can be arranged - have a dinner party catered!
Sand is located in a quiet residential area and it is very important that the peace and quiet of our wonderful neighbours is respected. No-one is going to mind you having a great time and making a little noise on the weekend but please apply a commonsense approach and you won't have any issues.
Due to some bad experiences, pets are not allowed at Sand.
No parties are allowed at Sand without prior permission (daytime only).

My wife & I bought Sand in December 2014 with the ultimate objective of it being our home in retirement. As such we have been applying lots of TLC to Sand so our guests get to enjoy the home as much as we plan to.
We recently had Free Wi-Fi connected after listening to what guests want on their breaks. We are keen to hear from our guests and are responsive to any issues that may crop up.
We are in our '50's and have 2 adult children and I'm still working. We keep pretty active, especially running up to Sand frequently. I've recently taken up Go-Karting and my wife Anne is quite crafty with an avid interest in crossstitch and card making.
