A sunny, comfortable guest room - single, twin or super king - with its own en suite shower room. Our spacious, traditional home is full of character and all the modern conveniences you could wish for including very good transport options and a lovely garden.

Our sunny and comfortable guest room has its own shower room and a bed which can be used as a single, twin or super king. Our traditional Victorian double-fronted home is full of quirky features but has all the modern conveniences you could wish for. The room is on the ground floor and has it's own EN SUITE shower room for your exclusive use.
Note, for those of you with allergies, that we have a CAT !

FREE ON-STREET PARKING
There's room to safely park a motor bike or pushbike off the road. The house is situated in a quiet one-way street with mostly unrestricted car parking except on football match days, when we can give you a parking permit. This only happens about once a fortnight in the football season. Our street is not affected by the match traffic and remains very peaceful even on match days, although the local train stations get busy just before and just after, as you'd expect.

It is particularly quiet here at night.

TRADITIONAL HOUSE
It is a semi-detached end-of-terrace double-fronted house built in 1888. Lucky for us, the previous owners had gone to a lot of trouble extending and improving the property. The garden is big and charming, it has a covered deck with a table and chairs, a small pond and a terrace.
The house is double glazed and centrally heated.
Lots of traditional features too.

YOUR BEDROOM
We have invested in a 'trundle bed' setup for the guest room with medium-firm mattresses - this means that you can have either a single bed and lots of floor space or two singles or a super king. Just let us know. There's a desk, wifi, comfy chair, table, lots of clean towels and good quality bedding and pillows. Let us know if you have a preference for feather or non-feather bedding. You have your own private shower room with window.

We would like to have guests who are independent and helpful, who have common sense and are just as happy to do their own thing or be friendly and sociable as feels right for them.

We are often very busy and it is great to have guests who are independent and can make themselves at home. We both work from home several days a week. Chris is a cranial osteopath and has a treatment room at the bottom of the garden. If you would like to have a treatment with Chris while you are here, let us know.

ATTRACTIONS!
From our house you can be in trendy STOKE NEWINGTON in less than ten minutes on the train and visit one of the most stunning Victorian cemeteries in London, or why not go to SHOREDITCH with its arty markets and nearby fashionable HOXTON bars and art galleries. By changing onto the Victoria line you can be in OXFORD STREET within half an hour door-to-door. The champagne bars of St Pancras are even closer if you alight at KINGS CROSS.
It is only 25 minutes to get to LIVERPOOL STREET where you can jump on the Central Line via ST PAUL'S and get quickly all the way out to West London and NOTTING HILL.

TRANSPORT in DETAIL -
The property is equidistant from White Hart Lane Station and Northumberland Park, under ten minutes walk at a good pace. We are in Zone 3 so a travel card covering 1-4 is what you might get for a day, costing £8 off peak and £11 peak. You can use an Oyster card on all our local transport services. We have a spare oyster card that you can borrow during your stay.
TRAINS FROM WHITE HART LANE run every 15 minutes (or more during busy times). Overall journey time to Liverpool Street is about 25 mins. You will pass through Seven Sisters after a few minutes, where you can jump onto the Victoria Line - a very quick way to get into the West End. Or you can stay on for another five minutes and get out at Stoke Newington, where there are many lovely restaurants, bars and bookshops. The final destination is Liverpool Street Station in the City, convenient for the Central Line amongst others.
TRAINS FROM NORTHUMBERLAND PARK are less frequent but run via Tottenham Hale (also Victoria Line) and on to Stratford in East London. This is useful if you want to take the lines through East and South East London eg Jubilee Line or catch the STANSTED AIRPORT EXPRESS TRAIN at Tottenham Hale or get to CITY AIRPORT. Even easier is to get a mini cab to/fro Tottenham Hale - this costs about £7 and takes ten minutes. Then you are straight onto the Victoria Line which is very quick.

PREFER THE BUS?
There is a 24-hour bus service very close by, the 149, if you are out late - and plenty other buses serve the area.

NEARBY GROCERY SHOPS
There is a massive Sainsbury's supermarket nearby on the corner of Northumberland Park and Tottenham High Road. The area is still in need of development and most of the smaller, local shops focus on opportunities to place a bet, buy a kebab or get a tattoo. The neighbours and local shop owners are friendly, we have Turks, Irish and West Indians, mostly. Tottenham is becoming fashionable because it still has potential and there are many lovely properties here - artists' studios are springing up as the prices further south in Dalston and Shoreditch become unaffordable to the arty hipsters and the Hoxton Fins. Massive investment is planned for the next two years and so there is quite a buzz about the area.

NEED A BATH?
If you fancy a bath instead of a shower while you are here, just let us know and you can use our bathroom upstairs.

Feel free to make use of the dining kitchen if you would like to prepare a meal at home or feel free to sit outside on the deck in the garden. We appreciate if you mostly keep food and drink out of your bedroom and there is a table in the kitchen or in the garden where you can sit and eat. Our private space is upstairs and we have priority over the living room downstairs (see below - guest access). If you crave a bath instead of a shower, let us know and that can be arranged.

A real London neighbourhood, not a tourist area. It is not yet 'gentrified' so you are not going to find any cool cafes near the house - you need to go 7 minutes on the local train down the road to Stoke Newington for that! And we do have a good Sainsbury's supermarket within a few minutes walk. The area is good for Turkish restaurants and cafes. It's really quiet here at night as we are in a residential street. The neighbours are really friendly and pleasant.

The transport links are really good - you can be in the West End in half an hour door to door and in the City in about the same.

We will ask to see ID when you arrive and will take a copy of it. We expect you to be very careful about the security of our home and to share responsibility for making sure all windows and doors are locked if you are the last to go out. If you are going to be back really late or will be absent for a considerable length of time, we would appreciate being informed.

You are welcome to use the kitchen and we will provide breakfast ingredients as requested.
Guests are expected to clean up after themselves, to load the dishwasher and put things away after they have used them.
Remember we have a cat.
No smoking at all in the house (nor vaping please) although you could sit outside on the covered deck to smoke, just remember to always lock up properly if you have used the back door.

Please check that you've shut your windows when you go out. Thanks!

A home from home for me whilst rehearsing a show in Hoxon. You can be as social or low key as you like here. Nicola and Chris are excellent hosts and ready for a chat around the dinner table but also happy for you to get on with your own thing (I did both). A comfortable room with ensuite bathroom and excellent shower. A welcome visitor for me was Mickey Mouse (the cat). I wasn't travelling light so the fact there was on street parking available was excellent. The house is not on a through road so is very quiet despite being just a short walk to the high street. Sainsbury's supermarket is very handy too. Good bus and rail services were available (I used the 149 heading down towards the city which was great for people watching).

Had a very comfortable few days staying with Nicola and Chris. I had a warm welcome and felt very much part of the household from the start. My room was very comfortable and had everything I needed. Access to kitchen and garden was readily available and I had some lovely chats (including with Mickey Mouse, who loves a cuddle but prefers it if you feed him!). The area is very quiet and peaceful. Handy for Overground and also for a huge Sainsbury's. I was at work in central London in half an hour and the trains are very regular. It's a perfect place to stay if you don't want the hustle and bustle of the city but like to be in a lively suburb. I felt safe walking around the area and would recommend it to fellow solo travellers. Nicola and Chris were excellent hosts and made me feel very welcome. If you want some peace and quiet, within easy reach of central London, stay here! I'll be back again!

Lovely room with lots of space and furnished well. The bed was comfortable and the room airy, even in the mini heatwave. Nicola was very accommodating with our arrival time and helpful when we arrived. Overall a lovely nights stay.

A gem of a room with ensuite furnished beautifully, part of a wider warm and welcoming homely space. Nicola is really lovely and you will not want for anything during your stay! It's the little things that matter and I wasn't disappointed :)

Extremely friendly, welcoming, flexible hosts - very accommodating of my arrival time. The room was extremely comfortable and had everything I needed- perfect accommodation for my London business trip

Nicola and Chris are wonderful hosts - the property is as described and is actually really well located for multiple transport links. I am happy to say that I have made another couple of friends through Air BnB and I'm happy to recommend the property. I had some nice chats with Micky Mouse the cat but he does say "feed me" a lot - which, despite being adequately fed by Nic and Chris was his way of making me feel welcome I'm sure and not just him utilising his cat powers to get around me for extra food. Anyone concerned about cats - really don't stress he won't come into the room uninvited and spends most of his time trying to get you to open the cat food cupboard in the kitchen - which is hilarious. Room is lovely, property is secure and Nic and Chris are very chilled hosts. Get booked in for a pleasant stay, some awesome cake an some of the best tea and coffee I've ever tasted.

I'm a professional woman in my 50's. I run a communications skills business working in all sectors using experiential learning and coaching styles of training and am also a musician, actor and voice artist. I play Bb clarinet and bass clarinet with pop bands and new composers as well as singing with contemporary music ensembles and with jazz bands. I was born in Scotland and raised in Canada and Edinburgh and now live in London with my partner Chris, an osteopath.

A few years ago Chris and I purchased a beautiful property in North London and listed our en suite guest room on airbnb. Chris is a cranial osteopath who loves dancing, cycling, surfing and yoga! We are non-smokers and our home is non-smoking throughout. We have a cat called Micky Mouse and are happy to stay in places with cats and hope that you are, too.

We travel a lot, the most exotic destination for me was the Galapagos, followed closely by Iceland, Cambodia and Bali, via Japan, Hong Kong, most of Europe and the remote islands of North West Scotland. Chris has travelled to Australia and New Zealand and Sri Lanka, to name but a few. At time of writing we have used airbnb about 10 times as guests and all our experiences have been very good.

I've had a lot of experience as a landlady/host. I like to do everything I can to make my guests feel safe and welcome. I appreciate common sense and an independent approach from my guests - especially when it comes to security, if our guests share responsibility for making sure the house is secure at night and so on. I prefer guests who are happily self sufficient and communicate well if there is anything else they would like or need for their stay. I also really appreciate guests who tidy up after themselves in communal areas, as Chris and I are sometimes very busy and so we are delighted when our guests are thoughtful in this way.

As a guest myself, I've worked as a touring actor and have stayed in 'digs' all over the UK and the world, so I'm pretty accepting of the idiosyncracies of other people's homes and am tidy and considerate. I also know what level of welcome and comfort is most acceptable to me, on the receiving end, and have learned a lot from that when I am in the role of landlady/host.

In an ideal world, I (or Chris and I) like to have a dark, quiet room to sleep in as I am a fairly light sleeper. It's nice to have a window we can open at night without being assailed with too much noise.

As a guests and as a hosts we are both happy to be friendly and get to know you but are equally content to be left to our own devices.
