Possession of a San Francisco Short-Term Rental Registration Certificate (# STR-) certifies that the registration certificate holder has agreed to comply with the terms of the San Francisco Short-Term Residential Rental Ordinance (San Francisco Administrative Code Section 41A). This ordinance does not require an inspection of the unit by the City for potential Building, Housing, Fire, or other Code violations.

This is a 3 bedroom - 2 bathroom 3rd floor flat which has been renovated. The Muni lightrail train line and a bus line is 1/2 block away which is great for getting around, but that also means it can be a bit noisy for anyone not used to "city" living. Parking can be tight in this neighborhood, but if you will have a car, I am able to secure a temporary parking permit for an additional fee ($20 - $50 depending on length of stay). Self serve breakfast supplies provided. No smoking is allowed inside the unit or on the property. Overnight "guests" are not allowed. There is no elevator in the bring your "hiking boots" to get upstairs! LOL!!

Besides your bedroom, you will also be able to use the TV room, living room and outside back garden area. The kitchen was recently remodeled and you are free to cook as much or as little as you wish. WiFi internet is provided. A washer and dryer is at your disposal if needed...and an ironing board and iron if you feel the need to be domestic!!

Depends on the guest. Some like to share travel adventures, a meal or a drink. Others have a lot to do and on their agenda. And sometimes I have a lot going on. So I take it one visitor at a time.

BART, which can bring you in from the airport, is 5 blocks away. There are about 10 MUNI bus and lightrail lines within 5 blocks of the unit so getting around the City is really easy.

I expect my guests to behave, to have fun, but to behave. I am a gay man and we all know boys will be boys...and boys will have their toys...but just don't get too out of line! As for the straight community, well I guess the same can be true for least that is what my family, nephews and nieces tell me and have shown me!!!

Rules and Regulations

1.Smoking is expressly prohibited within the rental property, the garden and all other areas of the property.
2.All items in the condominium are inventoried by the owner prior and after a guest’s stay.
3.The owner is not responsible for any health or accident related problems or changes that may occur to the guests during their stay. The guest will also take all necessary precautions regarding safety and health, and will not hold the owner, liable for any health related occurrences.
4.The owner is not responsible for the theft or the replacement of stolen valuables from the room during the guest’s stay. The guest acknowledges that it is the responsibility of the guests to keep the entrance door closed and locked while absent. Any item belonging to the guest, which become missing is the responsibility of the guest.
5.Any behavior deemed inappropriate by the owner, including excessive noise, destruction of property, behavior resulting in complaints from other guests, etc., may result in eviction, and/or notification to the authorities, by the owner.
6.The owner reserves the right to cancel the reservation should the property reserved become unavailable for rent due to damage, utility problems, or due to other circumstances outside of his control. Should it become necessary to cancel the reservation for this reason, a full refund will be given to the guest, with no penalties or fees deducted.
7.The owner reserves the right to cancel a reservation without reimbursement if payments are not received by the dates previously stated and in the contract.
8.Should the renter be renting this room for more than 28 days, the renter acknowledges that by renting this room the owner is residing in the condominium with the renter and may evict the renter without just cause per the San Francisco Rent Ordinance 37.9 (b).
9.I will fill out and return the Reservation Data and Cancellation form, that includes these terms, to the owner within 5 business days.

By making my deposit/payment, I agree that the information on the form I will fill out is true, and authorize the stated payments. I agree that the owner has informed the guest completely of the policies, rules and regulations contained in this agreement. By making my deposit/payment I also agree that I have read, understand, and agree to the policies, rules, and regulations stated on this document.
