Thanks for your interest in my new building, investing in STL. Here is update! Note: This listing is for the couch and possible roll out beds in the living room only which is not conducive for long term guests. I will not accept monthly inquiries. I have at least one day a month blocked off for my personal hosting within my living room. Monthly inquiries are accepted at my other listings private bedrooms, see my other listings under my profile.
This is the current rehab status to be aware of:
You will occupy the second floor (door on the right) living room. There is an additional guest bedroom, as listed on one of my other listings, located in the front of the building overlooking the park. The guest bedroom may be occupied with a roommate or different guest during your stay, if not you can upgrade to the private room if available.
Though the second floor construction is done, details like: painting, window trim and applications, and closet shelving aren't yet in. The first floor has never been rehabbed so all of it needs updating except the kitchen still.
Cant predict the future state of the progress of the detailing and remodeling, which will be slow since most of it I am doing it myself in my spare time, which I have little of.
You get the living room in a 1500 square foot 127 year old Victorian style apartment, located in high rent district. I provide the Queen size sofa bed, and basics including WiFi/net as noted. This means if you book for 2 people then the 2nd has to share the Queen bed. Ideal for a couple. I may have additional sleeping options upon inquiry, but it would be in the second floor living room also and depending on how many guests I have total.
Note as my profile here shows, I have an additional listing for the guest bedroom up to 3 guests also and it is almost always booked at the same time too.
The white wireless doorbell is the only working one, knock (door on right) or call. I usually try to watch though since I work in front and can see out the front window.
Make yourself at home: You can enter 2nd floor without notice to me or requirement of me being there, just follow the house manual and be mindful and keep the place locked at all times.
I and/or guests may not go to bed until midnight and I make and serve breakfast generally between 8 and 9am (In the kitchen which is open to the living room as pictured). If that sleep range is not good for you consider a different AirBnB.

The Grove Entertainment district on Manchester with a variety of restaurants: Layla, Gramophone, Everest Cafe, Sameems, Atomic Cowboy, and clubs and bars.
Located just South of the Central West End area of the city containing a variety of retail and restaurants, also the Basilica Cathedral.
Located just East of The Hill -all intact Italian neighborhood of mostly Italian restaurants (recommend Rigazzi's family or Zias or Gioia's lunch) and new location of the Chocolate Chocolate Chocolate Company and free factory tours.
Located within minutes from downtown St. Louis and City Museum, take Chouteau East (historic route 66) all the way to the riverfront Graffiti Wall
Located minutes away from South Grand district, Cherokee Street urban or Cherokee antique row.
Free access to Missouri Botanical Gardens, the only other top 10 attraction that is otherwise not free.
The new IKEA is just NE a few blocks.

is flexible I can work from home, but am sometimes at my office downtown between Noon and 4:30-6PM (depending on workload). I may be available to be a tour guide of the city depending on how long you are staying or pre-plans we can make or at least give many recommendations.
I play a folk harp and will gladly perform my music set for my guests.
I cook breakfast when I am home for my guests. You have to schedule this with me ahead of time else I assume you are not coming upstairs in the morning for breakfast generally between 8-9am. Josh does not provide breakfast on the first floor, I provide breakfast every morning on the second floor as pictured. Also I invite my roommate Daniel who stays in my second floor second bedroom directly above your guestroom to breakfast when I make it. Josh usually sleeps in and does not come to breakfast.
Josh can help you around the 1st floor, but I am your dedicated host and manager of the listing please come to me with any concerns or needs beyond 1st floor navigation.
Spacious backyard, nothing fancy, but quaint for entertaining.
There is ample unrestricted street parking opposite side (park side) of the street. The street gets somewhat crowded Mon-Fri 8am to 4pm, but shouldn't be an issue. You might not get to park directly in front. Please dont park on the building side out front, unless there is space enough in front of the actual building. Space in front of neighbors buildings is for the neighbors technically, I strive to respect their spaces.
Only pay parking meters on Monday through Saturday from 8am to 7pm (Sunday and Federal holidays are free).
note: Indoor Fireplace's arent functional anymore, they just look lovely and are original. Building has central forced heat and air conditioning.
Uber has, finally, arrived in STL!
Barnes Care at 5000 Manchester is the closest local Urgent Medical Care walk in center close by, alternative to costly ER visits.
1. No Smoking within the apartment.
2. No pets.
3. Treat apartment respectfully, keep as found.
4. Four people max per night.
5. Treat neighbors/tenant with respect, and be aware of noise.
6. No parties! There are plenty of surrounding places to party at.
7. Have a great time in St. Louis!
