Sit back and enjoy the mountain and city light views private pool, spa, outdoor fire-pit and side yard with grass area and sand-pit for children to play in. The back yard also has an outdoor dining table, two chaise lounges and a bbq gas grill.
When you first walk in there is a large theatre/TV room and then a separate living room with flatscreen TV. With the two separate TV rooms it works out well for large families that need more space. The master bedroom suite has a flatscreen tv, large master bathroom with walk in shower and Jacuzzi tub and its own private rooftop patio entrance with stunning views. This property is located close to hiking trails and some of the best golf in Scottsdale.

We want our guests to treat the house as if it was their own. No large parties allowed.
Guest is required to sign a separate rental agreement and return to home owner at least 30 days prior to arrival. Failure to do so will result in cancellation of reservation.

PROPERTY INSPECTION: upon check in, please inspect the property. Notify us within 24 hours of any problems. Expenses caused by false claims or nuisance complaints will be charged against your damage deposit.
CONFIRMED GUESTS: your reservation is made for the number of guests specified in your inquiry. Your reservation is subject to an additional charge of $50 per person per day or eviction if you have brought more guests than allowed per above confirmation or if evidence of same is discovered after departure, amount to be billed against damage deposit and billed to you should charges still exist above your available damage deposit. This policy is strictly enforced and observed by owner & neighbors.
EXCESSIVE CLEANING: if required after your departure will be billed at the rate of $30 per hour and will be deducted from your damage deposit. This cleaning fee will be in addition to the agreed upon cleaning fee of $300.
PROPERTY DAMAGE: you are responsible for damages to the property caused by you or your guest(s). If damages exceed your deposit, you may be liable for any charges in excess of your damage deposit. Those charges will be billed to you and will be due upon receipt. Damages include trash or cigarette butts thrown on landscaping.
MISSING INVENTORY: property is checked before and after each renter. You are liable for any missing inventory and this will be deducted from damage deposit.
NON-SMOKING: if there is evidence of ANY smoking, your damage deposit will be completely forfeited. You will be responsible for additional expenses for the restoration of the property if expenses exceed your deposit plus automatic carpet cleaning, furniture steam cleaning and cleaning of woodwork, i.e. walls, floors and ceiling.
NO PETS: no pets are allowed. Your damage deposit will be forfeited if you bring pets into the property. You will be responsible for additional expenses for damages caused by pets if your damages exceed your deposit.
NO Parties or Excessive Noise: The house is in a quiet community and noise levels need to be kept at a respectful level in order to be considerate of the neighbors. The community HOA strictly enforces this. No additional quests from the number included above are allowed to stay at the house unless authorization is obtained from home owner in advance. No parties are allowed at the house. The HOA and home owner strictly enforce this.
Note to Renters:
Please keep in mind there may be guests prior to check-in and after check-out. No exceptions to items below will be honored unless permitted in writing.
1.Remove trash. Collection cans are located to left of Garage. Black is for Garbage (Collection is early Tuesday) and Blue is for Recycle (Collection is early Thursday). You should put it out the evening before. You will be assessed a fee if trash/recycle is not removed.
2.Put away dishes, pots and pans after washing. Do not leave dirty dishes in sink for cleaner to do.
3.Gather up dirty sheets/towels and put by washer. Leave comforters on the beds. Feel free to wash/dry a load prior to departure, but not required. Leave clean laundry folded on counter in laundry room.
4.Use of pool is at you and your guests own risk and you agree not to hold home owner responsible for any injuries sustained as a result of the use of the pool. Please be extra careful to watch children at all times around pool. Pool equipment and controls are complex and should not be touched or changed. Do NOT remove pool sweeper from the pool as the sun will damage it.
5.Make sure water level in the Hot Tub is set above the jets before turning on the pump or the pump will burn out. Inspection of Hot Tub is thoroughly done after departure. Use of Hot Tub is at you and your guests own risk and you agree not to hold home owner responsible for any injuries sustained as a result of the use of the Hot Tub. Please DO NOT take hot tub cover completely off unit. There is a lift on the cover that slides it off/on and stays on side of hot tub.
6.Nest thermostats are throughout the house and are set at a reasonable temperature based on time of year and controlled remotely by home owner. Please DO NOT touch the thermostats or change the preset temperatures. There are ceiling fans throughout the house for additional cooling. Changes to preset temperatures may result in additional fees/charges. Discuss with owner if temperature is not comfortable for your group.
7.Do not move any furniture.
8.Do not throw cigarette butts or trash on landscaping. Any trash found after departure is subject to $50 charge.
9.Please stay off landscaping. Plants on landscaping are very fragile.
10.BBQ – Turn the gas to off position after using. You are responsible for thoroughly cleaning the BBQ after use. Additional money will be withheld from your damage deposit if cleaning is required after your departure. Initial__________
11.Do not move cables behind T.V.
12.Space out your showers. Hot water heater capacity should be adequate. Please make sure that shower curtains are placed inside the tub while showering to ensure that water does not escape and cause water damage or flooding.
13.Inspect unit and report any problems before and/or after occupancy.
14.No telephone service is provided at the house. Bring cell phone.
15.Jurisdiction for this agreement shall be Maricopa County Arizona.
16.Please replace key in lockbox and the garage door remote on the counter in the kitchen upon your departure or a charge may be withheld from your damage deposit if replacement or rekey is necessary.

18.The parties recognize and agree that this agreement constitutes an innkeeper relationship and is exempted from the Arizona Landlord Tenant Act. The owner may perform non-judicial lockout should the guest willfully hold over post conclusion of the rental term.
We have furnished the house with very nice items and appreciate you treating them as if they were your own. Report any damage caused by your group ASAP to home owner. We appreciate repeat customers and referrals of friends.
Cancellations or refund requests must be in writing via email and must be made at least 30 days prior to arrival date. A refund of 50% of total amount due only will be given if cancellation is made within the allowed time less a $250 cancellation fee.
