Phyllis is a very nice and helping property manager. She upgraded our booking to a better home which is comfy, clean with everything we need. Our group( 6 adults, 4 children) all enjoyed staying there. Also, Phyllis responded very swiftly every time we need to contact her.

Everything was great. The only downfall was the parking. We had 10 adults plus a few kids so we had more than 2 cars. The parking area was small and a gentlemen approached us and told us we had to move our vehicles because only 2 cars were allowed per unit. The ski resort parking lot was right down the hill so it wasn't a big deal, but I would've liked to have known that prior as the gentlemen was very rude about the whole situation. Besides that little hiccup everything was great at the cabin!

Our property management company submitted Kristin's review to the owner and then he forwarded the review with his concern to the President of the HOA. Below is their conversation and response. We thank Kristin for her review, which allowed us to address and possibly correct the situation for future renters. From Owner to President of HOA of condo building Good morning, Hope you and your family are doing well. As you know, I rent my unit out during the winter months. My unit is a good size and I advertise it as sleeps 10. We had a large group staying there and their only negative comment was parking. I know we had a rough winter with the plow situation which doesn’t help, but I remember parking was not assigned and on a first come basis. I had issues with parking myself this winter but I didn’t make someone move from the front of my unit. Is this something we should bring up at the next HOA meeting? Is there a maximum of 2 cars? If I go up with my family, we would have more than 2 cars. If there are rules, it should be clarified. I remember you telling me there were no reserved spaces and it was on a first come basis. If there is a maximum, I will let my management company know. Thank you. Owner Response back from HOA President to condo owner - I think I know where this is coming from..... First of all, allow me to respond by saying that parking IS on a first come/first serve basis. There are NO reserved spaces. And, there is NO maximum number of cars allowed. I believe this issue stemmed from a few weeks ago. I heard about it from (name) (4B) who has been doing the shoveling, and has now taken on the plowing responsibility for the rest of the season. I, actually, was up there at the time when your unit was rented President's Day weekend. (Historically, this IS one of the most popular weekends to be in Brian Head...probably THE most popular.) When your renters arrived in 5 vehicles, there simply was no more spaces to accommodate them all. They parked behind themselves (for two out of the 5 pickup trucks that they came in). This, essentially, blocked access to ALL---as this blocked the actual roundabout driveway. This not only made it next to impossible for (name) to do his snow removal, but it represented a bit of a hazardous situation preventing thoroughfare/access. (name) told me that he had told the renters that they simply "can't park stacked" like they were (because of the above reasons). He needed to plow and shovel, AND people couldn't drive around the roundabout with them parked like that. He told me that he suggested to them that they park those 2 trucks over at Navaho parking lot as there simply was not sufficient parking during this busy weekend. (Name) talked with me AFTER he spoke with them, and told me the situation (above). He also asked me what is the "rule"?, shouldn't there be a maximum allowed?, etc. I responded the same, "No maximum", "First come/first serve". This led to further conversation that maybe we SHOULD discuss this at the next HOA meeting. His point was that during the winter months, when "snow removal" and "access" are truly difficult but important issues to manage, maybe there SHOULD be a "maximum allowed" per unit..... 5 trucks for one unit on this particular holiday weekend truly occupies one half of the entire snow-laden parking lot (supposed to serve 18 units). I told him that it would certainly be a good topic for discussion at our next HOA meeting. Sounds like good minds think alike. For now, there is no maximum allowed rule. First come/first serve. I AM sorry if our paucity-of-parking situation inconvenienced your renters.

The house is well equipped and at a great location. Phillis answered all my questions promptly and everything went smooth. There are two mountains, and this house has the ski in/out to one of them, which is the Navajo peak which has the easier runs. Nonetheless it's very close to the Brian Head peak as well. We would stay at this house again!
