It is unique in that it has a large family/extra living room downstairs making it perfect for a large family with "kids downstairs, adults upstairs," or an executive retreat. It is a big 4-bedroom home located on one of the most sought after streets in Santa Cruz. From the spa to the fire pit to the outdoor shower to the beach cruisers, boogie boards and beach wagon, it is all set up for fun! Plus, spend the evenings cooking in a fully stocked awesome kitchen and then relaxing in front of a stunning new linear fireplace. This house is a great blend of functionality and nearly impeccable, sophisticated, modern luxury.
Enjoy new graywashed hardwood floors, comfortable hip furniture, a fantastic new kitchen and designer bathrooms. Sleep in new beds with fine linens (all 540 thread count) and enjoy the two gas fireplaces and two home theater systems. It is super clean and is full of fun amenities.
It is on a quiet street that is a short walk to the beach and 3 minutes by bike to Pleasure Point or the Yacht Harbor and a 12 minute bike or 5 minute drive to the Boardwalk or Capitola. Note that our street, 24th ave. has a great viewing bench at the end of the street, but no stairs down to the beach - so it stays uncrowded and kids can play on the street. It is a 1 min. 30 second walk to 23rd street to enter Santa Maria beach
This has been a very popular 5-star rental home that our family had rented via (SENSITIVE CONTENTS HIDDEN)...We liked it so much, that as previous renters, we purchased it the moment it came onto the market last November. We have since remodeled the house and are renting it on a limited basis to keep it in great condition.

Included is a new set of pots and pans, knives, silverware, glassware, BBQ utensils, bowls, cutting boards, toaster, popcorn maker, and dishes. The house is stocked with beach towels, shampoo, soaps, cleaning supplies - so you can travel light.
Please note that our county vacation rental permit allows for a 10 person occupancy limit with an additional 5 people allowed allowed as guests for a day/short term (non sleepover) visit. The county also enforces quiet time from10 PM till 8 am. All guests are required to complete and sign our rental agreement/contract.
We love this area and particularly this street in Santa Cruz. This is one of the "banana belts" in Santa Cruz and it is often warm and clear here when it is cold and foggy on the West Shore or down towards Aptos. The dead end street is very quiet and kids often play out front. The neighbors are great and the bench at the end of the street is like "instant zen." We often see whales, dolphins, seals and otters from the bench. You can watch surfers and sailboats almost every day. It is a short walk or bike ride to world class surfing at Pleasure Point, 26th and 38th ave and the "Hook." Santa Maria beach is less than a 2 minute walk, and since there is no public parking, it is very uncrowded and seemingly super safe as a result. Sunny Cove is right nearby and it is the best body surfing/boogie boarding beach in Santa Cruz. There is a brand new library a short walk away that overlooks the lagoon. You can jump on the beach cruisers and be in Capitola, the Boardwalk, the Yacht Harbor/Crow's Nest, the 41st ave. shopping area (Mall, Whole foods, surf shops, coffee shops, theater, etc.) all within minutes - then return home and enjoy a stunning sunset, and a restful, quiet evening just minutes away from the "hubbub."
There are several great golf courses, all within a 10-12 minute drive. There is fishing on the beach at the bottom of our street, or you can fish from the Capitola or Municipal pier or go by charter or rental boat from the piers. Sunset Sailing excursions available at the yacht harbor. Monterey, Carmel, The 17 mile drive, Monterey Bay Aquarium are only 45 minute away. There is hiking a short drive away in the deep redwoods at Henry Cowell Redwoods, Big Basin, and the Forest of Nicene Marks Park in Aptos. The area offers many other activities from live theater to professional basketball to paddle boarding to great local wine tasting. There are "activities for everyone" or you can simply snuggle up in front of one of our fireplaces and enjoy listening to the waves break.

This Vacation Rental Agreement (“Agreement”) is made by and between the renters (“Occupant/s”) and John and Beverly Christensen, Trustees of the Christensen Family Trust (“Owner.”)
OCCUPANT AGREES AS FOLLOWS:
Occupant rents, for vacation purposes only, the furnished real property and improvements described as: Beach House located at 160 24th Ave, Santa Cruz, CA 95062. This will be referred to as the “Premises.”
2. Arrival and Departure (Please fill in dates)

3. Authorized Uses and Guests:
The Premises are for the sole use as a personal vacation residence by not more than 10 occupants. Only the following named individuals shall reside at Premises: (Names/ages)
There shall be no more than 10 occupants permitted to stay overnight at the Premises, and not more than
5 additional guests permitted at the Premises during the day. All occupants must sleep on beds and not couches.
Only the Occupant/s and Authorized Guests are permitted to occupy the Premises. Occupant
hereby agrees that if unauthorized usage occurs, Occupant shall pay $500 per day in addition to
the existing rent retroactive from the first day of tenancy forward throughout the term of
tenancy, plus be subject to immediate eviction Because damages resulting from any breach of the occupancy limit would be
impracticable and extremely difficult to fix in an actual amount, the liquidated amount of
damage described above is presumed to be sustained from any such breach. That sum is agreed
on as compensation for the injury suffered by Owner and not as a penalty.

c. Noise restrictions
QUIET TIME is from 10:00pm to 8:00am - and will be strictly enforced (County Code Section 8.30.010) Please be aware and informed that the neighbors may call the police if there is exessive noise after 10:00 pm. The Santa Cruz sherffs take these issues seriously and may charge you for a misdemeanor offense if there is a subsequent citation within 48 hours. Vacation permits can be terminated for problems with excessive noise, so you will be asked to leave the premises immediately if after the first police visit or first warning, there is an additional complaint from the neighbors or citation/warning from the Sheriff(URL HIDDEN)24th is a wonderful street, and we have great full-time (in addition to vacation rental) neighbors that we want to respect. Please keep noise down that will carry more than 100 feet (legal code defintion) or prevent neighbors from sleeping (respectful definition) during quiet hours.
Please take full responsibility to leave amenities in same condition as upon arrival. This includes replacing/refilling items that you have used, rinsing off beach gear, and replacing or repairing any lost, damaged or stolen items such as beach gear, boogie boards, towels, bicycles, etc. Occupants agree to keep the spa closed when not in use and left free of sand and other debries. Extra cleaning or draining beyond normal servicing will range from $40-175.
Smoking is not allowed in, about, or anywhere on the Premises. You will be evicted if found smoking. If smoking does occur on the
Premises, occupant is responsible for all damage caused by smoking including, but not limited to,
stains, burns, odors, and removal of debris. Tenant agrees to pay $500 minumum cleaning charge
Pets are not allowed on the premises at anytime. If occupant allows a pet on the property, they agree to pay an additional cleaning fee of $500 and leave the premises immediately!
h. Entrance and Video Security
Owners will provide a key code for Occupant access to the Premises. The key code will start and expire in conjunction with the rental dates. There are three external video cameras.
There is a maximum of one off-street parking spot that comes with a reservation under this Agreement. One large car and one small car can be parked in the garage. Two large cars can be parked in the driveway with 1 additional large car or two small cars. Please make sure that your cars do not extend to far out into the street. Please do not park in the neighbors parking areas
A key pad entry code will be provided, along with a remote contol. You are responsible for returning the remote.
k. Heating and Cooling
Like most homes in this area, the Premises relies on sea breeze to cool the Premises. There is no air
conditioning provided. Tenant agrees that thermostat (located on wall near upstairs bathroom) will not be set above 73% and all windows and doors will be shut when furnance is in use. Note that the two gas fireplaces produce a lot of heat, so please use either the fireplace or the furnance but not both. Tenant agrees to not leave fireplaces on throughout the night.
Please turn all thermostats to “off” when not using the heaters in the Premises.
Please see instructions for TV’s and remote controls inside house. There are universal remotes for each of the systems that have been professionally programmed for ease of use. (One button will turn on the TV and the home stereo sound system) Please only use the univeral remotes and do not directly adjust or reprogram any of the electronics. A fee of $150 per hour will be charged as required to re-program systems that have been altered.
m. Trash, Compost and Recycling
The garbage company picks up (rolls) the trash cans from the side yard on Monday morning, Occupant agree to not block at 4-foot opening/path with car/s, or roll cans to the street prior to pick up. There is an $85 charge is driveway is blocked or cans not rolled out. Occupant is responsible for removing any garbage/recycling that is not concealed in containers.
There is a full sized washer/dryer on site. Owner does not guarantee availability of laundry detergent
throughout entire duration of the stay, but there is usually a starter supply. Bed linens and towels are not changed during your stay.
o. Shoes and Sand (please note your responsibility for sand in plumbing & hardwood floor damage!)
When returning from the beach, please wash sand from feet with the hoses located in the front or
back yard. Occupant/s and Authorized Guests are asked to leave their shoes in the garage or outside.
Please note that washing sand off in the indoor showers can block drainge and cause extensive damage. This is easily preventable by washing sand off prior to entry to the house. Occupants herby agree to be fully repsonsible and pay for any damage caused by excess sand in the shower, bath, spa, vanity or sink drains and any sand related damage to the hardwood floors.
A starter supply of toilet paper, paper towels, soaps, trash bags, etc. will be provided, but guests may need to purchase more depending on use.
There is an internet “landline” phone on site. Please only use it for domestic calls. You will be charged if any out of country call are made.
Tenants are asked to rely on their cell phones for incoming and outgoing phone calls.
r. Prohibition of Illegal Activities.
If Occupant or Authorized Guests are found at any time breaking the law through illegal activities
taking place at the Premises, they will be asked to vacate immediately and all monies paid will be
Occupant shall not make any alterations in or about the Premises including, but not limited to,
moving furniture, painting, wallpapering, adding or changing locks, installing antenna or satellite
dish(es), placing signs, displays or exhibits, or using screws, fastening devices, nails or adhesive materials There is a minimum $100 charge for moving an furniture back to it’s intitial place at time of check in.
Furnishings are subject to change without notice. Furniture, bedding, mattress pads, or any other property supplied with the rental property except explicit beach gear must not be taken out. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the occupant/s. Please do not move the coffee table upstairs!
We ask that you please help conserve water as much as possible. We suggest that you replace a long shower with a soak in the spa followed by a short shower. You can also use the use the outdoor shower to rinse wetsuits and sandy feet while waiting a minute or so for the water to turn warm. If you need to use the washer, please try and wash full loads. Occupant/s agrees to limit all showers to ten minutes or less and not leave any hoses running.
6. Late Checkout Fees:
A $100/hour fee will be charged for each hour (or portion thereof) past the required check-out time, which is normally 11 am.
7. Security Deposit:
A security deposit as contracted and or through (SENSITIVE CONTENTS HIDDEN)/(SENSITIVE CONTENTS HIDDEN) or Airbnb above is required. All or any portion of the security deposit upon
termination of occupancy, may be used as reasonably necessary to: (i) cure Occupant’s default in payment of
rent or other sums due; (ii) repair damage, excluding ordinary wear and tear, caused by Occupant or
Authorized Guests; (iii) clean the Premises as required beyond the normal cleaning fee; and (iv) replace or return personal property or appurtenances.
Within seven days after Occupant vacates the Premises, Occupant will be given an itemized
statement indicating the amount of any security deposit (i) received, (ii) withheld and the basis for its
disposition. Also within the above described seven days, Occupant will be returned any remaining
portion of the security deposit. Please see summary of house rules & consequence/charges below.
Our intent is to be clear and help you avoid any extra charges. Guests have been great and only 2 charges have been incurred in 2.5 years!

8. Condition of Premises:
Occupant shall, on arrival, examine the Premises, all furniture, furnishing, appliances, fixtures and
landscaping, and shall immediately report to owners, in writing or email, if any are not in operating condition or are in disrepair.
Paticular attendtion should be paid to any fire alarm “chirps.” In this case, please notify the owner’s immediately. Occupants should inspect the fire extinguisher and insure that it is fully charged.
Reporting repairs does not give Occupant the right to cancel this Agreement or receive a refund of any type.
Bookings canceled at least 60 days before the start of the stay will receive a 100% refund.
Bookings canceled at least 30 days before the start of the stay will receive a 50% refund.
Cancellations must be made by 12:00 PM (Central Standard Time) on the appropriate day.
Note: Payments made through (SENSITIVE CONTENTS HIDDEN)/(SENSITIVE CONTENTS HIDDEN) will be refunded by (SENSITIVE CONTENTS HIDDEN)/(SENSITIVE CONTENTS HIDDEN) payments.
Owner reserves the right to cancel reservations at any time up to 30 days prior to the reservation.
If a cancellation by Owner, all payments will be returned in full.
Owner will not be liable for any of Occupant’s damages, other than return of all
payments made by Occupant, arising out of such cancellation.
10. Entry by Owner or Agents:
Owners and/or their agents, may enter the Premises for a variety of reasons, including but not limited to maintenance, checking of supplies, retrieval of personal belongings, cleaning, landscaping, furnishing, to
verify that Occupant has complied with the terms of this Agreement, or other reasons. Other than entry for
emergencies, Occupant will be provided with 24-hour notice by cell phone and/or email. Without notice, owner may access owner’s locked closet off side of garage to access surfboards and wetsuits. (This is in an unobtrusive area and will likely not occur. If it does, it will be during daytime hours 3 times at most.)
11. Vacate & Forfeiting Rules:
Occupant will be in breach of contract and consequently required to vacate the Premises immediately, forfeiting all rental payments if any of the following occur: (a) occupancy exceeds the sleeping capacity stated on this Agreement or any addendums thereto; (b) using the Premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age; (c) causing damage to the Premise or to any neighboring properties; (d) having pets on or in the Premises without previous written consent and knowledge of the Owner or (e) any other acts which interfere with neighbors’ right to quiet enjoyment of their property including any loud noises from 10 pm to 8 am. Any breach of the foregoing conditions shall be considered a material breach of this Agreement.
12. No Assignment or Subletting:
Occupant shall not assign any interest in this Agreement or sublet any part of the Premises. If Occupant assigns this Agreement or sublets any part of the Premises, Occupant shall be deemed in breach of this Agreement and Occupant, Authorized Guests, assignee(s), sublessee(s) and all others in possession may be required to immediately leave the Premises, or be removed from it.
13. Liability of Person and Property:
a. Indemnification and Hold Harmless
Occupant agrees to indemnify defend and hold harmless Owners from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage, or injury arising out of or relating to the Premises, including but not limited to the use of the spa and fire pit, and the personal property in the premises that might be used outside of the premises such as sports equipment (including but not limited to bicycles and boogie boards) and or the occupancy under this Agreement.
Owners do not assume any liability for loss, damage or injury to persons or their personal property. The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. b. Personal Property.
Occupant’s or Authorized Guests’ personal property, including vehicles, are not insured by Owner against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner does not insure against personal injury to Occupant, guests or licensees due to any reason other than the condition of the Premises.
Owners are not liable for any inconvenience arising from any temporary defects or stoppage in supply of water, gas or electricity, or cable TV or internet. Nor are they liable for any loss or damage caused by use of Premise’s equipment or appliances, street construction, neighborhood conditions, adverse weather conditions, natural disasters, or acts of God. No refunds will be provided for any items stated above.
14. Joint and Individual Obligations:
If there is more than one Occupant, each once shall be individually and completely responsible for the performance of all obligations under this Agreement, jointly and individually with every other Occupant. Occupant also agrees that they are responsible and liable for the acts of Authorized Guests or any other parties on the Premises.
15. Megan’s Law Database Disclosure:
Pursuant to Section 290.46 of the Penal code, information about specified registered sex offenders is made available to the public via an Internet Web site maintained by the Department of Justice at (URL HIDDEN) Depending on an offender's criminal history, this information will include either the address at which the offender resides or the community of residence and ZIP Code in which he or she resides.
16. Entire Contract:
Time is of the essence. All prior agreements between Owner and Occupant are incorporated in this Agreement, which constitutes the entire contract. It is intended as a final expression of the parties’ agreement, and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waiver of the same or any subsequent breach. This Agreement shall be governed and construed in accordance with the laws of the State of California. California shall have personal jurisdiction over the parties and the county in which the Premises is located shall be the forum for any legal action brought in relation to this Agreement.
17. Attorney’s Fees:
In any action concerning the rights, duties or liabilities of the parties to this Agreement, their principals, agents successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
18. Closing Instructions:
The Premises will be inspected and cleaned before the Arrival Date and after the Departure Date. Occupant is to leave the Premises in the same general condition that it was received on the Arrival Date, as follows. Please refer to the check out/departure or “when leaving” checklist in the property binder/emailed or on (SENSITIVE CONTENTS HIDDEN) prior to your check-out for specific instructions on closing instructions. Occupants agree to complete all items on the checklist.
Extra cleaning will be charged at $40 per hour and $12 each for windows.
19. Tenants Liability:
Tenant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant or Tenants guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of any security deposit being held, or if there is no security deposit, Tenant agrees to reimburse owner for all and total costs incurred to repair or replace damaged items.(URL HIDDEN)

After renting vacation homes in Santa Cruz for many years, we finally decided to buy, design and create our dream beach house. We rented THIS house in 2013 and had a fantastic time. It was the best of several homes we had rented through . When it came on the market in 2014, we were really excited, and purchased it right away. We have since finished an extensive remodel and really love the way it turned out.
