My home is large (300m2) so that everybody can find their own space or come together in the large living room overlooking the back garden.
The house is full of natural light.
There is some flexibility in sleeping arrangements (thanks to some additional bedding that can easily be moved around if necessary). It can accommodate 9 people very comfortably, 12 using a sofa bed and single bed in the additional living room in the basement and up to 15 adults using the spare mattresses that I can prepare for you if need be, plus 2 children in 2 z-beds, a baby of no more than 2 years in a travel cot and a baby of no more than 6 months in a crib. Please note that at full capacity some bedrooms will be rather full and that the spare bedding is not as comfortable as the other beds in the house.
Please contact me with the make-up of your party and any special requirements so that I can explain in detail how best I can accommodate you.
There is no charge for babies (less than 2 years) if you bring your own beds, bedding and towels as many people do; however, I am very happy to provide all you need for them for an extra charge - please enquire for a quote.

The house has a large front garden enclosed with a gate where you can easily park a car and large back garden with table and chairs, as well as two large terraces.
The house is spread over 4 floors and is therefore not suitable for people with impaired mobility.
In the basement, there is a utility room with washing machine and drier, a small double bedroom with small ensuite shower room, a further bedroom/living room with double sofa bed, single bed/sofa and direct access to patio area and back garden.
On the ground floor, there is a large split-level living room with high ceiling and large windows overlooking the garden. This is the only room in the house to have a TV, but please note that there is no reception so this can only be used to watch DVDs.
On the raised ground floor there is a cloakroom, a dining room connected with a fully equipped kitchen. Please note that the dining room table sits 8 comfortably and no more than 10. The table in the living room can be extended with a folded table and will sit 12.
On the first floor there is a large double bedroom (with access to large terrace) with ensuite shower room and wardrobe, one single bedroom and one double/twin bedroom (with access to large terrace) with an interconnecting bathroom.
On the top floor there is a twin/double bedroom (two single beds that can be put together to form a double bed) (sloping ceiling) with private terrace and en suite bathroom.
I consider the house low in allergens: there are no fitted carpets (only one rug at the entrance), the floors are either wooden or tiled, there have never been any pets and I can provide anallergic duvets and pillows. If you have any special allergy concerns, please enquire as I am very familiar with these issues.

Many guests seem to think that air-conditioning is essential for the summer, but believe me you do not need it in London, which is why hardly anyone has it.
The average maximum temperature in July is 23C/77F; it may get to 28C occasionally but very rarely more than that.
My home is surrounded by greenery and trees, which also helps in warmer days.
The minimum temperature is 15C/59F, which means that you always sleep with a duvet and the windows closed.
And by the way, there are no mosquitoes.

Although I have yet to disappoint anyone, I am keen to clarify that this property is my home, where I've lived with my family for almost 20 years. It is not a 5 star hotel: the decor is not perfect, nor standardised, nor luxurious, nor trendy, and the facilities reflect my tastes, preferences and foibles (there is no microwave for example). I have a passion for vintage furniture and textiles and this is reflected in the decor, which as a result is not "brand new". The decor also tends to change as I trade in vintage and some pieces come and go, together with the art on the walls as my partner is an artist. There may be therefore variations from the photos on the website. However, many of the photos are not professionally done nor retouched in any way so they are less likely to disappoint than professionally styled photos that make every home look enormous and totally glamorous (been there, done that).
In particular, although there is plenty of storage space for you to use, not all bedrooms have storage space and/or hanging space - please enquire if this is an issue for you and I can explain and make special arrangements for you if needed.
I tend to leave a lot of my stuff around (neatly stored), so for example there are books for you to read, DVDs to watch, games to play and plenty of condiments/spices in the kitchen. As I live here, the house is also stocked with all the basics, including toilet paper, washing powder, dishwasher tablets, cling film, … Don't you hate those holiday homes where you have to buy absolutely everything??? That said, please do enquire if you need something specifically.
I am happy to provide toiletries with advance notice - I hate increasing the plastic load of the planet by throwing away hardly used hotel size toiletries when everyone seems to bring their own anyway.
The overall experience is therefore more like borrowing a house from a friend than staying in a hotel or rental property - this is what I look for when I go away myself, a place with a soul, but I am also aware that it may not be to everyone's taste.

I do get booked up quite far in advance (5 months typically, especially at weekends).
I keep my calendar on the site updated, but this is my family home, not a rental property, so I may not be able to confirm availability very far ahead (more than 6 months usually) or for some specific periods for which our schedule is not fixed yet. I keep waiting lists of interested parties for any dates I cannot confirm immediately.
Some dates are available but only for a minimum booking of a certain number of nights, which varies throughout the year.

The cleaning charge is an extra charge on top of the rental charge and is fully included in your quote. It is not an optional charge.
I will make up any necessary beds with clean linen and provide small and large bath towels, tea towels and tablecloths.
I expect to find the house as clean and tidy as I have left it, but there is no need for you to worry about washing the bedlinen or towels or dust.

The breakage deposit I require is high because there are many valuable and fragile furnishings in the house and I expect people to treat my home with respect.

Check-in is from 6:30pm (late check-in fee £25 for checking in after 8pm) and check-out is 9am. Therefore, if you are renting the house just for a Saturday, the rental covers you arriving between 6:30 and 8 pm and leaving before 9 am. So renting the house for one Saturday night does not mean you have the house for the whole weekend.
However, it is usually possible to have full use of the house earlier and/or later than normal check-in/check-out times for an extra fee (£25 per extra hour) - please enquire.
It is also usually possible to drop your bags in the house earlier or leave your bags later than normal check-in/check-out times at no extra charge - please enquire.

There is no charge for WIFI use.
The whole property is strictly no smoking; please do not rent my home if you are smokers.
The house is rented to you to use as a normal holiday home and for no more than the occupancy agreed in the booking. Unless specifically agreed in advance, no other use is allowed, including but not limited to: parties, professional photography, movie recording, sound recording.
Please also note that as per UK law there should be no loud noise/music after 11pm.
Nobody else apart from the guests as specified in the booking should be allowed in the property.

The guests have full use of the property, including the parking space in front of the house if this has been agreed in advance.

You'll be personally met on arrival by either myself, my partner or our helper, if at all possible. We will show you the house and point the most important things - you'll be given a full house manual that you may want to refer to during your stay. You will have our mobile numbers and be able to contact us for any queries/problems during your stay. Very occasionally you may need to let yourself in using the keys in the key safe - instructions will be provided.

The house is truly central, not like many properties advertised as such: the closest underground station is the first one of zone 2, out of 8 underground zones; Trafalgar Square, the official centre of London, is 6 km away and a leisurely 30-minute bike ride; the Eurostar station is 1 tube stop away. Within minutes you can reach Upper Street, the high street of the area, which boasts over 100 restaurants, gastropubs and bars, plus theatres and lovely shops, where chains still coexist with quirky boutiques and antiques shops. Supermarkets (including an organic one), three fabulous fish mongers and the best cheese shop in London are also within walking distance (alternatively, I can take delivery of an internet supermarket order - please enquire). However, the house is in a very residential area, away from the hassle and bustle, and has a true sense of peace and tranquillity more associated with the country than a metropolis.

The stay was pleasant especially for a big group like ours. We had the perfect host who has helped prepare before the trip, during and after. She was very accommodating and helpful which made our stay great. The house was well equipped and spacious. Only trouble we had was the heater as the timers weren't aligned with our timelines, but was easily addressed by the host. It was truly an enjoyable stay. Our home away from home in London.

Great house to stay with a family. We have been visiting with a party of 10. Giovanna's communication is swift and accurate. On walking distance to public transport. We have had a wonderful time. Recommended.

Das Haus war grandios! Die beste Unterkunft, die wir je hatten. Es gibt genügend Schlaf- u. Badezimmer , die Küche hält alles bereit, was man zum Kochen braucht. Alles war sehr sauber und hell. Es gibt viel Platz. Giovanna hat einen sehr guten Geschmack, was die überdurchschnittliche Ausstattung auch wiederspiegelt. Lebensmittelläden, Restaurants und die U-Bahn sind fußläufig gut innerhalb von 5-10min erreichbar. Mit der Tube ist man in wenigen Stationen in der Innenstadt. Die Kommunikation war stets freundlich, schnell und zuverlässig. Wir würden jedem Giovannas Haus empfehlen. Gerne würden wir eines Tages ihre Unterkunft erneut mieten.

Many thanks to Giovanna for hosting us! This is a rare gem in central London. The house itself is lovely and spacious, with plenty of bathrooms and extra bedding options. Neighbourhood is great and family friendly, highly recommended.

We had a fantastic stay at Giovanna's house. The house is beautifully clean, with a modern touch, very well organized. We were a group of 11 and could accommodate easily in the 3+ levels of the house. As we were celebrating the 80 anniversary of my mother, we had all kind of generations (from 9 to 82) and the house was perfectly comfortable for all of us. Easy reach to the metro. One station from Kings Cross. Giovanna has always answered immediately all questions we had. She suggested great restaurants. A place I recommend +++!
