Large 3 bedroom first floor house located on top of a hill in a quiet neighborhood. Home owned by family for over 40 years.
- Owner will rent for 7-120 days at 1st, after the renter will be able to renew/extend the lease if they choose & if owner approves.
Looking to rent the first floor of a house to someone who particularly wants longer term. Guests can decorate the space with their own belongings and bedroom or living room furniture if they like, but no other changes are permitted. There are 3 bedrooms, a large living room, a dining room, a kitchen and a screened in porch. The backyard is divided for two separate tenants - our guests have the area with the screen porch and the backyard area when entering through the 1st gate. The upstairs tenants occupy a smaller gated area behind screen porch to access their apartment above.

Guests have access to 3 bedrooms, a living room, a kitchen, dining room, 1 bathroom upstairs and a toilet only downstairs near the washer & dryer, a foyer fireplace room, backyard and screened in porch. Two parking spaces on the right side of the driveway in front of the garage area will be available to renters on the 1st floor. The left side is for the tenants upstairs only. The other cars belonging to the renters in the bottom apartment can park on the street nearby the house.

Guests can communicate with us by phone, email or text. We get AirBnB messages directly to our phones, so that is an option for open communication also. One of the family members who own the house will be available to respond.
There are 2 tenants above on the top floor who have rented from us for 9+ years. There is one dog only permitted on our property and our long term tenants upstairs own a dog which is kept in their part of the gated yard, so we cannot have other dogs or cats on our property. Guests do not have access to storage in the garage or the basement. The only allowed access to the basement is for the use of the washer and dryer.
There may be a need for an extra garbage removal service in this area if there is an entire family renting. We can add that to the monthly rental term for an extra charge per month.
Wi-Fi and cable TV is included in the rental (we temporarily cancel our internet account until someone chooses to rent so we are not charged a monthly service if no one is living there).
If guests rent shorter term rather than longer term, we keep the electric in our name. If longer than a few months, we may put the electric in the guest/renter's name if any issues arise and we can charge the extra fees that will be adjusted by calling AirBnB. Please be considerate of electric usage because if it becomes an enormous issue with overuse (we know the average electricity usage for a family of 4 so 5 should only be an average of a little bit more), then we do not keep the electric in our name for those long term renters and we transfer it to your name. We are conservative people with our utility bills therefore we know wastage. We have found many guests leaving lights on all day long, doors open with heat/air conditioner on, so this can become an issue if you are not more on the conservative side. We will not incur extreme charges for anyone else's wastage and carelessness.
Security deposit/extra charges fee are only charged to a guest's credit card in the event that they cause damage and or if household things are missing, touched or changed. The security deposit is not put on your credit card unless something happens and reported by us (the host) to Airbnb.

~ We expect our guests to understand that they are to respect the other people living upstairs on the top floor apartment (people in the neighborhood are pretty quiet).
~ If guests/tenants leave the house extremely messy and unkempt or if we incur extra charges for things we know do not occur monthly, we will take it out of the security deposit regardless of the monthly cleaning fee we have listed.
~ After 10pm there is a noise control law so anyone living in the area can call the local authorities if there is too much noise.
~ We also have our own rules about parties and noise and that should be respected. *** NO drugs of any kind are permitted on the property and you should not rent from us if you or anyone you are associated with will have drugs near or on our property. (We have eyes, ears, noses, and neighbors so we will know and find out if these situations arise. We also have a Marlboro county police officer in the family)
~ There is NO smoking inside the house, and if a guest smokes outside, they are to respect the property and put the cigarette butts in an ashtray outside located in the screen porch.
~ Tenants are not permitted to use the fireplace under any circumstances. *** If a situation arises and guests/tenants experience a power outage, we must be called in this situation.
~ If something is broken during your stay, please have courtesy and tell us, because we may have to claim it from the Airbnb security deposit, that's why it's there, because these things have happened before. If we stayed at someone's house and something was damaged we would have no problem paying for it. In fact we would insist because it's the right thing to do.
~ Parking spaces are clearly labeled for each floor level of renters. Tenants one side (left), guests other side (right), two spots for each renter.
~ There is no access to the garage for any tenant regardless of any circumstances.
~ We expect lights and other running electric items like tvs, stereos, etcetera to be turned off whenever you leave the house. *** Electric is not always included and will be billed in your name in instances that this happens. We respect our environment and save energy.
