All of our properties are professionally managed, but we are both the owners of the properties and own the management company, so it's very personal and very "hands on". Our manager Miguel is our on-site person. Miguel does hosted check-in's for about 98% of our guests. The only time people have to do a self check in is when the arrival is very late.
Although in most cases you are left alone to take care of yourself and enjoy your vacation, Miguel is always available should something arise. Jeffery and Roger, the owners of the homes, live in the neighborhood and are always around inspecting the properties and just checking in to see how things are going.
Reservation is good only for the number of guests specified in your booking.
Guests must be respectful of the neighbors and residential neighborhoods at all times.
No loud music at any time as the home is in a family neighborhood.
No outside guests without written permission of the manager.
No parties or events at any time.
Guests must keep the home clean and leave it in a "reasonably clean" condition.
All guests must be 25 or older unless with a parent or guardian.
Pets are accepted but must be approved by manager prior to making the reservation. $100 fee per pet, non-refundable.
$500 refundable pet deposit required
No illegal drugs on the property at any time.
Main guest agrees to sign this agreement on arrival and all guests must supply current photo ID and allow us to take a photo of the ID.
Latest check in time is 9PM unless other arrangements are made prior to the reservation being made.
Our goal is to keep our homes well maintained and secure for all or our guests. We want you to enjoy your visit and respect the home and neighbors.
You must purchase outside trip insurance to cover you for unforeseen circumstances. We have a strict cancellation policy, so to protect yourself again unforeseen circumstances including, but not limited to, medical and family issues,force majeure, etc you need to purchase trip insurance which is easy and inexpensive to obtain.

I have been renting vacation rental homes in Mexico and Florida since 1999. Today I rent about 45 properties, mostly in Puerto Vallarta and Fort Lauderdale/Wilton Manors. I now have my first property on the West Coast of Florida on Anna Maria Island.
I own about half of the homes, some by myself and some with a business partner. Although I am an agent, I have a close connection to all of those who's homes I rent. In many cases, I designed the interiors for the property, and then took over rentals and management. All of our properties are self contained living spaces with no interior spaces shared with others. Some of the garden and pool areas are shared.
