Built in 1700, Charity Farm is a former animal barn and farmstead. You'll be able to relax and admire beautiful views in perfect peace & quiet.
Set in a rural hamlet on the hillside above Ogden reservoir, this converted farm building is perfect for walkers and weekenders, couples and business travellers.
Your room is a generous double room with 4'6" divan and new Slumberdown mattress, full length mirror and plenty of surface space for your belongings. The shower room is directly next to your bedroom and the family bathroom is located at the end of the hall.
You are welcome to work in the dining room with beautiful views should you want, and we offer complimentary tea and coffee throughout your stay.
The kitchen is modern and well equipped and available should you like to prepare a light refreshment. (No cooking allowed).
A light breakfast of cereal and toast is provided complimentary and I can also offer a cooked breakfast or espresso coffee for a small fee.

Clothing to wash/dry? A washing service is available for a small fee of £5
You have access to the garden with views across the valley and to the deck at the back, both of which are furnished should you like to eat your own food outside. Just let me know and I'll happily prepare the table for you.

Access is by the front door (reservoir side of the house) and at sociable hours, however if you are arriving late, just let us know and we'll be happy to greet any time!
**Please note, there is an unadopted road leading to the house which is only partially surfaced. The road maybe a rougher terrain than you are used to, and is partly packhorse cobbles.**

We are resident in the house, and are happy to leave you to your own devices, or chat over coffee. It's really up to you!
Want a morning stroll, or even something more athletic? Simply set foot out of the house down the drive to the stables and over the stile into beautiful free walking. ..Or head down the path in front of the property for a great mountain bike trek. We can advise on many routes around the 4 reservoirs below.
The pub! An amazing traditional English pub is located just 300m down the hill and does incredible (and unbelievable value) in food! A different guest beer every week and friendly service, the Bulls Head has to be on the hit list for food and a refreshing beer.
A lovely gift for family back home is farm eggs. Kitcliffe Farm has roaming chickens you can meet and the eggs are sold from the kitchen. (5 mins through the field..)
Walk up the hill and within half an hour, you will drop into Denshaw then Delph - 2 lovely Saddleworth villages just on the Yorkshire border.
Beyond there, Uppermill is a beautiful town 22 mins drive away buzzing with independent enterprises and coffee shops galore. Take a walk along the canal and under the Viaduct to another coffee house and sit, canal side for a relaxing afternoon.
We are a quiet household and respect the neighbours - thank you for sharing this with us.
Strictly a no-smoking household.
If you choose to sit outside overlooking the reservoir, for tea or breakfast, we ask that you bring your pots in and just pop them on the side in the kitchen (just so the wind doesn't take them over to the stables!)
Parking by the dry stone wall opposite the house. Please leave the gateway free in case the farmer needs access to his field - thank you.
I love image, architecture, adventure and travelling. Cities are my thing but I love the mountains too. My job keeps me ticking and I love every minute whether I'm doing a corporate job, or a wedding, its magic.
