Jr. Suite is ideal for single or couple, very quiet cozy one-bed, full kitchen, beside our tropical backyard.
Quiet, tropical lush landscaping and outdoor seating is available in our yard. Around the corner is a lovely block to walk through with various pocket parks and benches along the water way intracoastal. The Atlantic Ocean is only 3 minutes across the way, beautiful Deerfield Beach boasts one of the nicest, cleanest beaches in South Florida.

Guest are expected to adhere to the following:
1.Check-in time is after 4:00 PM and check-out time is 11:00 AM, unless noted otherwise.
2.This is a NON-SMOKING unit. One small dog weighing 15 pounds or less is permitted with prior authorization and a $175 pet fee, per month, or per visit.
(URL HIDDEN) Security Deposit- A reservation/ security deposi¬¬¬t of $ 300 may be required to guarantee rates and dates. The deposit automatically converts from a reservation to a security deposit upon arrival. The deposit is NOT applied toward the total rent. It is fully refundable once the following provisions are met:
a.a. No unit or its contents are damaged, lost, or stolen. This includes but is not limited to: damage or loss done to linens, appliances, equipment, furniture, furnishing, or other property. Guest must not alter, decorate, or change unit.
b.b. Upon departure the unit is left locked.
c.c. In the event of a damaged unit or its contents, Kai Sun Properties has the right to make repairs and charge the Guest the cost for damage repair.
4.The payment of half the total rent must be received 60 days before the date of check in and the second half must be received 30 days prior to check-in date. For Winter Season Reservations, a 30% deposit of Total Booking Charges is required.
5.MAXIMUM OCCUPANCY for unit is 2 persons. All rates are quoted for one person or 2 people.
6.Guests are allotted one assigned parking spot for a passenger vehicle. No other vehicles permitted.
7.We DO NOT offer daily maid service. We provide initial supplies of toilet tissue, paper towels, dish soap, garbage bags, and laundry detergent. Any additional supplies needed are at your own cost
8.No events including parties or large gatherings are permitted on the premises. There is a maximum of two (2) visitors in addition to the registered guests at any time, with prior consent from management. Visitors are not permitted to stay as overnight guests in the unit, or park a vehicle overnight at the resort.
9.In the interest of providing a pleasant and enjoyable vacation experience for all our guests, all outdoor and excessive indoor noise, including loud music or conversation, must end at 9:00 PM. Children must be supervised at all times.
10.Guests may not light candles or have open flames, vapors, or burn incense in the unit, due to our zero tolerance policy. This is a safety hazard to themselves as well as all other Guests. Flammable liquids and other potentially dangerous items are not permitted in the units. No weapons or fishing or hunting equipment is permitted to be stored in the units. This includes but is not limited to: fishing traps, fishing poles, tackle storage boxes, live or dead bait, etc. No bicycles, surfboards, other large recreational equipment are permitted inside units.
11.Toilets, sinks and showers shall not be used for purposes other than those for which they were intended. Grease, sand, coffee grounds, sanitary napkins, diaper wipes, paper towels, etc. thrown into these may damage plumbing and the cost of repair or replacement as the result of misuse shall be borne by the Guest.
12.Guest’s stay will be cancelled and guest will forfeit all monies paid and immediately vacate property if any of the following occurs:
a.Sheriff or Police visit on account of misconduct of said Guest or their visitors.
b.Guest’s failure to pay any monies due.
c.Guest has more than allowable people as per the Occupancy Agreement.
d.Guest has Falsified Reservations – by obtaining under false pretense, or by sublet, assignment or allowance of usage of all or part of premises.
e.Guest does not adhere to items specified in this agreement.
13.Every attempt will be made to maintain unit in its best condition. At times, the owner/ manager may enter the unit to make necessary repairs, inspections or maintenance. The Owners do not express or imply any guarantee regarding suitability for any particular purpose. Owner does guarantee that appropriate repair /or replacement will be performed as soon as possible. It is the Guest’s responsibility to immediately notify the Owner/manager of any fires, damages & issues that they experience during their stay so we can ensure that repairs & replacement are taken care of to the best of our ability. Inconveniences may include, but are not limited to: a) Power outages, b) Adverse weather/ road conditions, c) Pool equipment d) Internet /TV connection
14.Owner shall not be held liable or take any responsibility for any injuries that may occur to Guest, Guest’s family and/or visitors that are caused or assumed to be caused by the intentional, unintentional, negligent, or careless acts of said Guests, Guest’s families/ visitors/invitees. By the written or electronic endorsement of this Agreement, Guest agrees to forever hold-harmless and indemnify Owner from any liability and/or responsibility arising there from. Guests expressly recognize that any insurance for injury, property damage or loss which the Owner may maintain on the property does not cover the personal property of Guests.
15.All properties are NON-SMOKING. Smoking is only permitted outside the building, in proper areas. We kindly ask that all cigarette butts be disposed of in the proper receptacles. A $300 cleaning fee will be applied to guest’s account if management determines that smoking has occurred inside any unit. Charge will automatically be deducted from the security deposit, or charged directly to the credit card on file.
16.Cancellations before 30 days will be subject to a 20% cancellation fee on the total rate. Any cancellation within 30 days of check-in will forfeit the full rent amount paid. In the event that we rebook the property for all or most of the cancelled dates, the amount will be refunded less a 20% fee.
17.In the interest of conserving our resources and planet, we ask guests to please turn off all lights, appliances, fixtures, and air conditioning when they are not in use, or when leaving the unit.
18.Guests must follow pool rules, barbeque rules, and laundry rules as posted on property.
19.At the end of stay, guests are expected to make sure all dishes, glasses, and cooking apparatus are washed clean and put back in place. Refrigerator should be emptied and garbage brought to trash cans. If not completed you maybe subject to an additional fee. All open food containers need to be sealed and/or stored in refrigerator in order to prevent bacteria or infestation of unwanted pests.
20.Please use brown garbage cans for trash & blue/green cans for metal, paper, plastic glass recyclables.
21.WRITTEN EXCEPTIONS- Any exceptions to the above mentioned policies must be approved in writing, in advance. If any of these terms are deemed not legal, the rest of the terms of this Occupancy Agreement will be unaffected. By signing this Occupancy Agreement, guest acknowledges having read agreement and agrees to scope of the Agreement and all terms and details.
