The Sydney Queen is the small and cosy sister of the Chinese King (larger room and bed) in that they're two rooms in the same house. We're 10-15 minutes out of the city and close public transport. You'll enjoy the garden, the neighbourhood, the comfy bed 100MB/s Internet, audio visual equipment, Netflix, extremely comfortable lounge furniture and the fantastic kitchen and dining facilities. Good for couples, business travellers & groups of friends. Car is a must have. Breakfast Included.
Tastefully decorated in minimalist style and furnishings you'll enjoy a Queen Size bed with very high quality mattress (firm). The Sydney Queen room has a 43" Television with an Apple TV providing you with Netflix, Apple Music and much more at no extra cost (I consider this to be cable TV), please use the guest account for access to Netflix and Apple Music (so as it doesn't affect my preferences). The Sydney Queen room has a full double built in wardrobe.
Your room is keyed separately to the other guest rooms in the house for your privacy and security.
The bathroom is shared with other guests, there are only two rooms and it's not often that both are occupied so you may have the bathroom to yourself however it is not guaranteed. There is of course a privacy lock on the bathroom. I have my own bathroom that my daughter, partner and I use. There is also a separate toilet downstairs.
Air conditioning & heating is provided in common areas, in the guest rooms a very effective thermostat controlled heater is provided. A fan is provided in the guest rooms for unusually hot days however they are few and far between in Tasmania.
Being a bed and breakfast, basics like salt and pepper, olive oil, vinegar, tomato sauce and the like are provided. Continental breakfast provided.

Former cook so expect a fully equipped kitchen with quality utilities, use of both the living/dining room and family room/kitchen. Netflix in both rooms and your room, 55" TV with top end surround sound in the family room, 42" TV in the lounge with Xbox 360, large selection of games and bluejays on request, bathroom featuring spa (cleaned with spa sanitiser), lush garden, BBQ, outdoor dining area with heater.
The bathroom, featuring a spa, is just down the hall however, there is one other guest room (The Chinese King), which also shares that bathroom. There is a powder room (toilet) Downstairs as well.
There are two rooms on the property, The Chinese King and the Sydney Queen, so named for their decor. The lounge, Family Room, Kitchen, Dining Room, Outdoor Area, Garden etc are all shared by all guests and Myself and Daughter, that being said there are two dining tables, seperate HiFi TV systems in the lounge and the bedroom which guests have priority access too - so if in the event both rooms are rented out to seperate parties then you will still have a room each outside your bedroom.
The Guest bathroom is exclusively for the guests but shared between both rooms.
The BBQ is available for your use and features a wok burner and rotisserie. However please note the rules on BBQ cleaning in the house rules.
Upon request you may use the outdoor gas heater, however note that there is a Gas fee of $25 minimum, more if you use more than one full cylinder.

We will of course cook for ourselves. I'm a social and educated person so I enjoy a chat however, my bedroom has a nice lounge area, computer, TV etc so We're also just as happy to keep to ourselves if we get the vibe you'd like to be alone - you are after all my guests comfort is our aim.
As there are two seperate living areas (family room and lounge room), in the event that both The Chinese King and the Sydney Queen are booked at the same time, you will have at least the use of the living areas.
The house is fully accredited for short term stay, appropriate fire safety and security equipment is installed and registered with the local council.
Metro Greencards are available to loan for the thrifty traveller, you can top up on the bus, the fares are cheaper using the green card. If there's credit, good for you but no promises there. If you loose it we will request $10 ($5 for the card and $5 for the hassle of replacing it)
As I'm a father of a young girl I can't allow bookings for single men or groups of men during the time I have her in custody without prior consultation as I hope you can understand. For the same reason I require you to have government issued ID and other AirBNB verifications during my custody of her. I have her about 30% of the time so the other 70% is fine.
FIRSTLY, WITHOUT MY PRIOR CONSENT, I CANNOT HOST SINGLE MEN OR GROUPS OF MEN WHILE I HAVE MY DAUGHTER IN CUSTODY. I HAVE HER ONLY 30% OF THE TIME, THE OTHER 70% OF THE TIME I'M HAPPY TO HOST SINGLE MEN OR GROUPS OF MEN HOWEVER IF YOU ARE A SINGLE MAN OR A GROUP OF MEN YOU MUST ASK ME BEFORE MAKING THE BOOKING.
This room is suitable for a maximum of two people including children 2-12 years. Do not book this room if you are a couple with a young child. The Chinese King room I offer is suitable for having a couple with a young child in the king size bed (no cot or other bed is offered).
You'll be treated with dignity and respect and be made to feel welcome. I only ask the same in return and that you clean up after yourselves promptly particularly in the kitchen and bathroom for the courtesy of other guests. The dishwasher is there for your use however you are requested to rinse any and all items before putting them in (although most people just hand wash). The dishwasher will not remove burnt or dried out material so hand wash/scrub before placing in the dishwasher. Not everything fits in the dishwasher so please use your common sense and hand wash things that don't.
While children 2+ years are permitted you may only book with children if the total number of guests per room is no more than 2, if you have more than 2 you must take both the Chinese King and the Sydney Queen for the entire period of your stay. If you're taking only one room, for example a single parent and a 5 year old, you are required to ensure the child does not disturb other guests in any way. You are responsible for any disruption, damage or dispute your child or children cause.
Everything in the house is very high quality, right down to the sheets on the fantastic beds. Any damage, including, stains or damage to linen, furniture damage, marks to walls, tears to curtains, breakage, scuffing, chipping or any other conceivable wear, tear or damage that isn't considered reasonable wear and tear (I'll be the judge of that), you will be asked to pay for.
Smoking is strictly prohibited in the house, if you do smoke in your room you will be charged $150 to have the room steam cleaned and the curtains professionally cleaned. No candles, naked flames or sparks in the house.
The grey couch in the family room is an electric recliner. Because it's electric, it doesn't kick back in like a manual recliner when weight is put on the extended foot rest. It has been bent on two seperate occasions in the past by guests sitting on the extended foot rest. DO NOT UNDER ANY CIRCUMSTANCES PUT WEIGHT ON THE FOOTREST WHILE EXTENDED. If you have to get up, lower the foot rest first, don't even slide off the side. You will incur a repair fee if you damage the mechanism.
The BBQ is available for use, no charge for GAS, however it is kept thoroughly clean, hence if you use it you must thoroughly clean it yourself. The required cleaning utensils and wipes are below the BBQ in the cupboard. You are expected to scrub the grill and the flat plate with the wire brush, the brush has metal edges to getting any food that burns on to the edges of the grills, both the grill and the plate must be degreased. If the grill is used, after it is cool you are expected to lift it out and clean the heat diffusers underneath the grill (as fat builds up on them). Failure to clean the BBQ properly will incur a cleaning fee of $25AUD. Once the BBQ is cleaned and cool you're expected to replace and fasten the BBQ cover.
An outdoor gas heater is available upon request for use outside however as it chews gas very quickly you're expected to pay for a cylinder refill if you request to use it - $25AUD. The fee will be higher if you use more than one cylinder. If you leave it running flat out for 4 hours you will likely empty the cylinder.
When utilising the audio visual equipment please show proper courtesy to myself, my family and other guests particularly in respect of volume and time of day. Essentially, myself, my daughter and other guests have a right to peaceful enjoyment. Your room has two pairs of headphones available which can be connected to the TV, each pair has it's own volume knob, you're free to blast your ears away in your room if you so desire! Or just listen while your roommate sleeps.
If you use the spa, please 25ml of the organic cleaning solution into the spa after use (big bottle in the cupboard under the sink), run the spa for 15 minutes with the solution then wipe down the spa after your use such that it's hygienically clean for the next guest. I ask this because it's a waste of water to refill the spa just to run the solution through - water is precious. No use of the bath is permitted in the morning.
The play equipment in the back yard is suitable for children only, adults are not to use it. All use by children must be supervised by the responsible guardian. NO LIABILITY FOR INJURY IS ACCEPTED WHATSOEVER.
You are requested to use the guest account for both Netflix as they both keep track of your content tastes and recommend content based on those tastes in addition to what episode you're up to in a show etc. There is a pin number of 1120 for content rated above PG.
There are several lockable cupboards and drawers in the house, please respect that they're lockable for a reason and do not attempt to open them even if they are not latched at the time. This also applies to lockable doors, such as the garage and our private rooms which are strictly off limits.
I'm an easy going person with a fantastic house that I share with my 8 year old daughter and my partner Jen. We all thoroughly enjoy entertaining guests.
