We named our home Cape Jasmine..Cape Jasmine is a beautiful flower with a gorgeous, lingering scent. It is referred to in a song by Don Williams called "Good Old Boys Like Me" one of the greatest country songs of all times. We hope your memories of staying in Nashville at our home will linger as well. You will find lots of sweet little things filling our home from quirky to antique. Furnishings are new. (or very old :) Bedding is premium. We feel lucky to own this little slice of Nashville history, built in 1935 and lovingly remodeled to its current state.
Bathrooms...we have two full size bathrooms. The first is in the main bedroom (the one with the king size bed) it includes a deep tub/shower and double sinks.
The second bathroom is off of the smallest bedroom (the one with the blue CB2 Lubi sofa bed) it has a stand up shower and sink. Both bathrooms have toilets.
The front bedroom with queen bed does not have its own bathroom. Please be aware that the occupants of this bedroom can only access a bathroom thru one of the other bedrooms. (this is an old quirky house, part of its charm is its quaintness!)

We live about 15 minutes from our downtown home. We are generally available in person for any questions/ or always available by phone. I will give you the personal lock code for your trip so that you can have the flexibility of arriving at any time after check in time.
I try to make your trip special. I have been known to give quick tours of Nashville...decorate the house for special occasions, grocery shop before your arrival and have birthday cupcakes waiting....Need something special? Just ask and I will try to work it out!
Must be 21 to Book. walk/bike area. We are close to music row, and sit between 8th and 12th avenues. We are about a $5-$8 uber ride to anywhere in Nashville. We also have two new bikes available for your use to explore Nashville. Please let me know If I can answer any questions about the house or the area. We have 3 different coffee shops/ shopping/ restaurants and bars all within a one mile walk of the house. Be aware that Nashville DOES have some hills! :) We do have a permit to Airbnb our home. Street parking available in front of home. Super quiet inside for perfect sleep.
Due to the tax laws in Nashville we are, just like a hotel, required to collect Hotel Tax (6%) Occupancy Tax ($2.50 per night ) and Sales Tax (9.25%) this will be handled through the Airbnb Resolution center
It’s written in our listing description and we remind you here again. TAX IS NOT INCLUDED in the Airbnb quote. As hosts in Nashville, we are required to collect taxes which consists of 9.25% Sales & Use Tax and 6% Hotel Occupancy Tax plus $2.50/night. We will give you a tax total for your booking and request that amount AFTER your booking via Airbnb payment request.
There are a few reasons why it isn't included in the nightly rate. One reason is because Airbnb changes the rate every few days depending on the market therefor the tax changes as well which we have to manually calculate because Airbnb doesn't feature the option for hosts to enter the tax rate for our city, we have to collect it in addition to our nightly rate. Nashville hosts are required to collect taxes as imposed by Davidson County. Unfortunately, the Airbnbs in Nashville that aren't collecting the taxes are not in compliance and don't have a permit to do so.
We try to be as upfront about it on our listing as much possible avoid surprises.

- All in all we ask is that you treat the space as if it were your own and be respectful of the neighborhood. Please keep noise to a minimum after 10 pm. In addition: -No smoking or vaping inside - keep it outside. -No Pets - I love pets but none at the house please..they need to stay home! -No parties or overnight guests WITHOUT previous approval from your host. Do not engage in illegal activities/ drug use anywhere on the property including internet use. -If you break or damage something, please let us know and arrange for its replacement or repair.

Person making reservation is responsible for the actions of their guest.
Renters are expected to honor the check out time/date.
Renters shall leave the premises in acceptable condition at time of checkout that normal housekeeping is all that is needed (furniture should be where it was when you checked in). We kindly ask that beds be stripped of the sheets (they can be left on the floor) and that dirty dishes be rinsed off and placed in the dishwasher and started. please let us know if something isn't working correctly, was broken or needs attention.
Renters may not sublet the property.
Renters shall be good neighbors, respecting the rights of the surrounding property owners.
Smoking in the home will result in a fee of $500
Pets in the home will result in a $500 extra cleaning fee
Like any home, we occasionally experience utility outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outage
Renter shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, etc, shall cause termination of this agreement with no refund of rents/ extra charges may be incurred if these actions are found to have taken place in the house.
Internet television/wireless internet is provided as a courtesy to Renter. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to television/internet service.
Renter should make sure that all doors are locked/ windows closed before leaving home. EVENTS AND PARTIES ALLOWED ONLY WITH PRIOR APPROVAL.
We will attempt to let you in early if no one has rented the house the night before but we MUST hold fast to the 11am checkout in order to get ready for the next guest in a timely manner. We reserve the right to charge one nights rental fee if checkout is after 11am
Cleaning fee covers normal cleaning. If you leave the house in a shape that it is not able to be cleaned in a normal amount of time then you will be charged from your deposit at a rate of $50 per extra hour.
Violation of any of these House Rules may forfeit your security deposit
- We will be available for questions, suggestions on things to do in Nashville, our residence is only a short drive from Cape Jasmine if a problem should occur
My husband and I moved to Nashville right out of college...we have watched it grow up over the past 20+ years we have been here. We love everything about it. We love music, history, trying new restaurants (and boy does our city have them!) and travel. We purchased this little bungalow this year and remodeled it..he was the muscle to the remodel and I was the pretty. It is filled with stuff we love! We use it for our own enjoyment, as a place for creativity and an escape from our kids! :) (shhhhh) and also as an airbnb home. It has been so much fun and we look forward to hosting you there!
