My place is close to the beach and organic food market . You’ll love the views, the beach, the people, the coziness and all that Malibu has to offer..... My home is great for couples and families (with kids). Cozy, clean, and relaxed. This house sleeps 8 comfortably (each person has a bed)....We have a brand new state of the art studio apartment also available for rent should you need it. King bed and sofa - complete with EVERYTHING!! You will never want to leave......

Welcome your best beach experience.... :) Brand new carpeting (April 2017); hotel luxury feel, clean, open space, steps from beach.....

Check-in is at 12 PM and check-out is at 12 PM.
Landscaper comes on Thursdays, as well as the cleaning lady (yay!).
Friday is trash day, so please make sure no cars are parked in front of trash cans on Friday - as they do come early.

The outdoor shower is located in the back yard across from hot tub.
**Please do not rinse off the ocean & sand in the hot tub as it will damage it.
Malibu city noise ordinance : No loud noise or music after 10 PM strictly enforced by sheriffs, so please be considerate of the neighbors, thank you :)

Leaving the house: Please leave the house the way in which you received it. All used towels can be left on floor. Sheets do NOT have to be removed from bed; cleaning lady will do that.....
If you break something, please advise me immediately so the next guests will have the same consideration of things working properly, time is of the essence, and remember you do have insurance so you most likely would not incur charges unless there was negligence or abuse. Thank you in advance !

Guest agrees to comply with all Terms and Conditions stated below, which are an essential part of this Agreement; Guest acknowledges he/she has read, understands, and is familiar with all Terms and Conditions. Guest understands that as Manager, the host is acting on behalf of the Unit Owner as a facilitator to provide accommodation services only. Guest acknowledges that he/she and his/her guests will not be staying at a hotel, but at a private residence with no staff and that any problem that may arise at the Unit that is not reported timely (during regular office hours on business days between 9:00 AM to 5:00 PM) may not be addressed until the following business day, unless it is an emergency.

Guest entering this Agreement represents himself/herself as agent for all parties occupying the Unit during the period of occupancy by Guest. Guest signing this Agreement must be at least 25 years of age and will be responsible for all other persons occupying the Unit and/or any other person(s) from time to time present in the Unit, for compliance with this Agreement, listed policies, ordinances, rules and regulations, and for any losses incurred by Owner and/or Manager or to the Unit due to the activities of any such persons, whether intentional, negligent, or otherwise.

AGREEMENT: The Owner and/or Manager, and Guest agree as follows: Guest is an adult of at least 25 years of age, and will be an occupant of the Unit during the entire reserved period specified in the Reservation Summary above. Other occupants will be family members, friends or responsible children, as listed in the Guest Information above. Children must be supervised by at least one responsible adult at all times. Use of the premises will be denied to persons not falling within the foregoing categories, and as a result, they would have to vacate the Unit immediately without any refund. No keys will be issued to anyone who is not an adult. Guest agrees not to sublet or assign any portion of the premises.

SMOKING: Smoking inside is strictly prohibited. Smoking within 25 feet of multi-unit dwellings is strictly prohibited by California law. Our non-smoking policy includes all common areas, patios, and balconies. Tenant risks forfeiting their security deposit in addition to any associated cleaning costs. A minimum charge of $250 will apply per reported incident.

LAWFUL PURPOSE: Guest agrees to use the Unit for legal and lawful purposes only. Any use of the premises that violates any international, federal, state, or local laws is grounds for immediate termination of this Agreement and eviction of Guest and all other occupants of the Unit. No firearms, explosives, or any other dangerous items or materials may be brought into the Unit.

OWNER'S AND MANAGER'S AUTHORITY: Guest acknowledges and agrees that Owner and Manager have the final authority regarding all matters related to Guest's use and occupancy of the Unit.

The wireless internet network, cable TV, and phone services are provided “as-is" without any warranty whatsoever. No technical support is provided. You assume all risks and responsibilities for use of the internet network. You assume the liability for and the entire cost of any damage resulting from your use of the network and the information accessed by the network. Under no circumstances will the Owner and/or Manager be liable for any damages whatsoever resulting from your use or inability to use the network, the infection or download or upload of or by any virus, spyware, worm, offensive materials, copyright infringement, unlawful use, or any other use.

WHAT YOU SHOULD BRING: Plan on packing your personal toiletry items. Since we provide a limited supply of toilet paper, paper towels, and other dispensable items to get you started on your first day of vacation, you should plan on making a trip to the grocery store to replenish these items as you need them.

APPLIANCES AND EQUIPMENT: The Unit may be equipped with a television, DVD player, stereo equipment, washer, dryer, dishwasher, heaters, water heaters, and any other appliances and equipment, which are supplied at no extra charge as a convenience to Guest, and are not integral to this Agreement. You agree that you are not entitled to a refund of any portion of Rental Fee in the event of malfunction or breakdown of any appliances or equipment. You must immediately notify Manager of any such malfunction or breakdown. Please do not attempt to re-wire, unplug, change settings, re-program, reset or modify any of the appliances/equipment. Any such changes or attempted changes will be subject to a re-programming fee of $50 per occurrence. You may adjust the temperature levels for heating, but please refrain from setting the heat above 78 degrees F. (We rarely use the heat)

PARKING: Parking is available on the property for plenty of vehicles; two in the driveway and 6 spaces out front of property.

GUEST'S LIABILITY: Guest agrees to accept liability for any damages caused to the real and personal property (other than normal wear and tear) by Guest, other authorized occupants or any other persons from time to time present in the Unit during the period of Guest's occupancy, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished.

RIGHT TO ENTER: Owner and Manager have the right to inspect the Unit at any time for any purpose, including but not limited to repairs, maintenance, inspection, verification of Guest status, monitoring of proper use of the Unit, improvements to the Unit, enforcing the terms of this Agreement, showing the Unit to prospective buyers and/or prospective future guests, attending to an emergency, or for any other reason whatsoever. Owner and/or Manager will provide 1-hour notice to Guest by phone or email, except in the case of an emergency when no notice is required.

NO INSURANCE: Guest acknowledges and agrees that Owner and Manager are not responsible for the safety of Guest, any other occupants of the Unit, or any other persons from time to time present in the Unit. Guest, all occupants of the Unit, and all other persons from time to time present in the Unit are responsible for their own safety and should maintain a safe environment while in the Unit by locking doors, windows, garage doors, setting alarms if provided, etc., when appropriate to do so. Guest acknowledges and agrees that Owner and Manager are not responsible for any items of personal property that may be lost, stolen or left behind in the Unit. Furthermore, Guest acknowledges and agrees that any homeowner's, renter's, or any other type of insurance that may be carried by Owner and/or Manager in connection with the Unit, does not cover the personal property of Guest or any other occupants of the Unit. Guest is encouraged to secure the appropriate travelers or vacation insurance and/or renters insurance if such coverage is desired.

HOLD HARMLESS: Owner(s) / Manager(s) do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, phone, internet, cable or satellite TV, or electricity services or plumbing. Nor will Owners accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. The foregoing notwithstanding, Owner(s)/Manager(s) will use good faith efforts to remedy any deficient condition following notice.

OWNER AND MANAGER NOT LIABLE: Owner and Manager do not assume any liability for loss, damage or injury to persons or their personal property while at or near the Unit. Neither do Owner and Manager accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will Owner and Manager accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond their control. The foregoing notwithstanding, Owner and/or Manager will use good faith efforts to remedy any deficient condition within their control, within a reasonable time following notice from Guest. Guest agrees to comply with all instructions from Owner and/or Manager, and any advisory statement from any local emergency authorities in the event of a natural disaster. Guest acknowledges and agrees that no refund or reduction of Rental Fee will be given for :1) Any temporary unavailability, defects, or stoppage in utilities serving the Unit; 2) Any inoperable or malfunctioning appliances or equipment; 3) Shortened stays or ruined expectations resulting from inclement or unfavorable weather conditions, including natural disasters; and/or 4) Shortened stays or ruined expectations resulting from work and family emergencies or other commitments.

SECURITY DEPOSIT: The security deposit is in addition to the rental amount. The amount returned is also conditional upon all terms of this agreement being met (examples include but are not limited to: violations of our nonsmoking policy, violations of our no party policy). Tenant is liable for all replacements and repairs that are outside what is considered normal wear and tear and will be taken from their deposit.

CHECK IN: Unless agreed differently by the Owner in writing, check-in is any time after 12:00 PM. Owner will send Tenant the instructions for a self-check-in in advance, or keys or and entry-code will be provided at property location upon check-in. Keys will not be issued with a balance owing or without a signed rental agreement in the owners, or owner's representatives, possession. Once Tenant has checked into the unit or he/she has been granted access, Tenant accepts the condition, size and configuration of the Rental Premises in as/is where/is condition and accepts full financial responsibility per this agreement.

CHECK OUT: By 12:00 PM. Charges for a late check-out not timely requested will be made against your security deposit for a minimum of the nightly rental fee. Please leave all keys and such at the location. A $50 per item fee will be charged for each lost key.

CLEANING: Each property will be inspected and cleaned after your departure. The cleaning fee you have paid will cover this. You are required to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at the rate of $25 per hour. You do NOT have to strip beds or clean sheets. You may leave any towels on the floor that are dirty.
The cleaning lady will do all beds/sheets/towels etc.

ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from, provided however, that Owner(s)/Manager(s) shall remain liable for such damages to the extent that such damages are determined to be the direct result of Owner(s)/Manager(s) negligence. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignee's the prevailing party shall be entitled to recover reasonable attorney fees and costs.

PERSONAL PROPERTY LEFT BEHIND: If found, any items left behind will be mailed back upon request via USPS. The cost of shipping, shipping container, and any packing materials will be deducted from the security deposit along with a handling fee.

TENANT AS SUBJECT OF THE LAW: Tenant acknowledges that during the length of the rental period, Tenant and his/her guests is/are subject to all State and Federal laws, County Ordinances and City regulations valid within the jurisdiction where the Unit is located. Owner(s) and/or Manager(s) are neither responsible to inform Tenant of what these laws, ordinances and city regulations are, nor could Owner(s) and/or Manager be held liable should Tenant(s) and/or Tenant's guests commit a crime, misdemeanor, felony or infraction (including parking infractions).

So I got married in Malibu and I wanted a home for the weekend that worked for my groomsmen & I to relax in leading up to the wedding as well as a place for my wife to be to relax for the day following the wedding. With a million things to coordinate, this rental home was the smoothest because of the owner Donna. Couldn't have been more flexible with preferred early check-in times, understanding of the various people going to be at the house over the weekend, and she basically took the approach of "How can I help make your stay easier". I texted her in the middle of the stay to ask about where the iron was to do some laundry, and the texted back right away. This home is clearly lived in as it had all the basic needs you would have. The home was very clean, very welcoming and she even had a packet with all details for the home as well as surrounding area "need to knows" in terms of restaurants, stores, massages, etc. For the guys we lounged on the large living room sectional couch while watching sports on the large flatscreen on the wall, had beers out on the deck, played cornhole in the front yard and then walked across the street to the beach to relax leading into the wedding. I came home late with my wife, opened the sliding windows in the ocean side master bedroom & woke up the next morning to a view of the ocean. This was a home that we were invited to be lazy in, totally relax. Thank you for a memorable experience of great service Donna.

Donna lied to us and misrepresented her property. She told us her property was a beach house right on the beach with no house in front of hers when it is 3 blocks behind 3 rows of homes. We specifically asked her and she said and I quote "yes, no homes in front of my house". That was a flat out lie. Just be aware that it is NOT right on the beach and there are 3 rows of homes in front of you. We had to cancel the trip when we arrived and saw that she lied to us and it ruined our daughters birthday weekend. Buyer beware.

This is what really happened...... - Your boyfriend tried to book last minute - I fulfilled his requested and answered his questions 100% truthfully. YOU did the booking for him. I accepted you even though neither of you had used ABB before. - I spoke to him on the phone and explained exactly where the house was located - if you READ ALL MY REVIEWS and my description you can CLEARLY know it is across from the beach. - I offered a refund - less one night- but never got a response. - I represent my property exactly the way it is; there is no misrepresentation. - READ all of my 5 STAR Reviews which confirms the description of my property.

Awesome place. Best part was that our host was very accommodating. From the beginning, she coordinated what experience we were looking for. Once she figured out our vacation wishes she helped coordinate them. Her home was well stocked with anything a family is looking for. There were 8 adults 2 children and 1 infant in our party. The house was perfect for us. Everyday we went to the beach then came home, rinsed off in the outdoor shower, and then jumped in the hot tub. Evenings were filled with cooking in an awesome kitchen, then lighting the posh outdoor fireplace and relaxing outside with a cocktail. Overall a great relaxing vacation!

Beautiful home just across from the beach access stairs. Wonderful sunset views and Donna was an excellent host - very helpful communication with very quick responses to any questions we had. This is a real home and has all the little cooking utensils, beach supplies and basically anything we could think of was already there and available for use. Great option for foodies or people who love to cook. Excellent market less than 5 minutes away. When we weren't on the beach, the outdoor deck was the place where we spent the most time, chilling and grilling. House was very clean and comfortable with room for our 8 person group.

Just perfect. Clean, well equipped and perfectly located for a beach weekend. The stairs across the street down to the beach couldn't have been more picturesque- a tunnel through bougainvillea- and the beach itself so beautiful. Our group of girls friends had a blast around the fire pit and utilized the outdoor grill, outdoor shower and hot tub all weekend. The house was amazingly well stocked with spices, beach gear, etc. Donna was responsive and wonderful in all of our communication. Would love to rent again for a future Malibu getaway!

If you want a getaway to Malibu with friends or family this is the place! Donna was a great host and very responsive and professional. The house had everything. It was like being in your own home, very well appointed and comfortable! The house is located across the street from a path that leads to a nice beach. It is in a residential neighborhood of nice homes and is one row back from the beach. You do have nice views of the ocean from the master suite and the main deck area. We had a very enjoyable time and could not have asked for a nicer host who had the house prepared beautifully for our stay including flowers in a vase which was a nice touch. I am also an airbnb host hand ave learned a few things from Donna to make my guests more comfortable. I would love to come back again!!! The beds and bedding were so comfortable...we slept great!!! Thanks again for a great stay!!
