This is a great house for families and friends who want to enjoy a great view and never have to leave the house to have fun. There is a private pool and hot tub on site and a fantastic view of Lake Travis. The pictures really don't do the place any justice. You'll just have to see it to believe it. Perched high above the main basin of Lake Travis, the Little Lanai is a perfect spot to get away from it all, or be near the lake and still be close to Austin. (25mi to Austin)

3. DAMAGE/RESERVATION DEPOSIT** (how to get your deposit back)

a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.
c. All debris, rubbish, and discards are placed in trash cans. Soiled dishes are placed in the dishwasher and cycle is started. Sheets and pillow cases are removed and at least one load of laundry in each washer, is started for towels and/or sheets. ($25 charge for failure to do so) (Laundry is located in the guest house and the kitchen of the main house)
d. NOISE NOTICE, IMPORTANT, PLEASE READ: the Comanche Trail neighborhood has a noise ordinance after 10:30. Even light conversation on the deck can echo into houses seemingly at a distance. Neighbors here complain and cite people, and when partying continues beyond 10:30pm, call the police. In the unlikely event of the authorities needing to be called, a $100 fee will be levied. The goal here is for all neighbors and in this case, guests, be considerate to others.
e. All charges accrued during the stay are paid prior to departure. (On Demand Movies etc charged at cost)
f. No linens are lost or damaged. (Sheet sets replaced at cost)
g. NO Early check-in or late check-out unless pre-authorized with owners.
h. NO Fireworks on the property ($500 fine) No cigarettes thrown from balcony ($1 per butt)

This place is beyond magical, our family love the location even though there were lots of hills that we did not expect it was absolutely worth the drive. Keith is an amazing host our family was lost and he was nice enough to come get us, thank you so much for your wonderful hospitality. We had a blast and hope to come back soon!

This house is simply amazing, the pictures do not do it justice. Keith is awesome and very friendly, he is easy to get in-touch with if you have issues or needs. This is a great property for family.

My extended family of 11 had a great stay at Little Lanai. There is only one full bathroom in the main house, but we made it work! (No bathroom hogs in the family!) There is a separate small guest house with it's own bathroom. The view from the dining room and patio is fantastic. We enjoyed our afternoons in the pool and playing games. The kitchen was nicely stocked with everything you need for prepping meals. The only thing I would be say is that the driveway can be a bit tricky. The house is on a steep incline. There are stairs going down to the door and down to the pool area. We had a toddler with us and had to keep a close eye. There was a secure gate down to the pool area so that was very nice. Overall I would HIGHLY recommend this house! Close enough to amenities (grocery, restaurants, etc) but a very nice feel of being away from it all.

While there is only one full bath in the house, there is another 1/2 bath in the house. As for the driveway, our neighborhood is built on a hill that is a 45 degree angle straight up from the lake. It's one of the reasons that we have great views of the lake, but the cost is some tricky driveways.

This house is perched on a hillside in a beautiful location. The roads coming into the house get very tight as you approach the house. We brought our double stroller to walk the neighborhood during our stay but didn't feel safe taking it out on these super narrow streets. The house hosts beautiful views on the main and upper levels. There are three bedrooms and one bathroom on the upper level and a baby gate at the *bottom* of the stairs. The only shower and tub in the main house are in the master bathroom which has huge clear glass windows in front of both. We made it work by showering/bathing during the day when the indoors are less visible from the outside but it would have been a lot more convenient to have at least the option of privacy. Keith and Sheila are the property managers and they were easy to work with/attentive to our needs. However, I feel there are things that the owners could do to improve the value of the rental. 1. There were a lot of random things left in the closets and drawers of the kitchen. It made the space feel awkward and unintentional. 2. There were a lot of things in disrepair. Pictures and decor had fallen off the wall and been left sitting on the floor. About 80% of the pots and pans in the kitchen were in terrible condition. The outdoor fans on the middle deck were torn and falling apart. The spa light did not work the entire time we were there, and then, a service person came to replace both the spa and pool light, after which, neither of them worked. This was especially disappointing because with small kids, my husband and I were counting on relaxing in the pool in the evenings. The handle to the sprayer on the bathtub was broken off and there was actually a note in the house book about it. This is a simple fix that the owners should have spent their time working on rather than making a note about how it was broken and leaving it that way. 3. The windows on the exterior of the front of the house were very dirty. Lastly, there were several things I was disappointed with upon our arrival, aside from what was listed above, the pool needed sweeping and there were a ton of flies in the house that I had to kill. Overall, the house is fun and unique and enjoyable. With a little more thoughtfulness towards cleanliness, maintenance, and equipment, it would be perfect.
