Sleeps 4-8 persons. This bright and spacious newly refurbished double upper flat is in a superb Edinburgh location! It comprises a large and comfortable living room, a well equipped dining kitchen, 4 spacious bedrooms (1 Master king size bedroom with luxury ensuite bath / shower, 1 king size bedroom with en-suite, 1 large double and 1 twin room. There are a total of 3 bathrooms (2 which are en-suite) and the property also benefits from Sky TV and broadband internet (Wi-fi).

This apartment is professionally managed by Jason, Kathryn and Eddie of The Festival Partnership who will arrange to 'meet and greet' you on your arrival provide advice and support during your stay.

We also ask that one of the staying guests is at least 25 years of age and if requested upon check in, would politely ask for some verification of name / proof of address (drivers licence, passport and/or copy of utility bill).

Please note : Check-ins after 9pm at night will be £30 extra for the 'meet and greet'

All guests will find a welcome pack detailing all the features, wifi code and workings of the apartment.

Some House Rules: -

a) None of the Guests or anyone permitted in the Building or Flat shall cause a nuisance or disturbance to other residents or neighbours and noise should be kept to a minimum after the hours of 11pm and before 8am.

b) Smoking is NOT permitted anywhere in the apartment.

c) Pets are NOT allowed.

d) Guests should immediately inform the Host of any defects of which they become aware. The Host will use their best efforts to correct any defects as soon as practical.

f) We ask guests to treat the apartment with respect, to wash up all pots / pans, dishes, etc. and place all rubbish in the black bags provided and then place them in the designated containers in the basement of the building.

h) Furniture is not to be moved.

i) No feminine hygiene products may be flushed down the toilets.

j) No fixtures, fittings or contents are to removed from the Flat.

k) Appliances are only to be used for their intended purposes

l) Except for fair wear and tear, the apartment and its contents are to be left in the same condition and place as they were found.

m) Any used cutlery, crockery and cooking utensils are to be washed and returned to their storage location.

n) No obstructions are to be left in any of the Building common parts and/or the car parks and/or any of the communal gardens.

o) No dangerous or hazardous goods or materials or anything which may be or become a nuisance or injurious or cause damage to the owners or occupiers of any adjacent or neighbouring premises, is permitted in the Flat or Building.

p) No smoke, grit or noxious or offensive emissions are to be made from the Flat, nor any deleterious matter caused or permitted to enter the drains serving any the Flat.

q) The number of guests is limited to 8 persons maximum.

r) The Host or their agent are not responsible for any loss, injury or damage to any Guest or their property, howsoever caused, arising in any manner out of the let of the apartment or use of the Building facilities.

s) The Guests shall allow the Host access to the property for purposes of repair and inspection. The Host shall exercise this right of access in a reasonable manner.

Jason was very helpful with standard and non-standard stuff. Communication was always prompt, professional and positive. The apartment is as good as the pictures appear, in a nice area of Edinburgh, close to Rose Street with a nice range of eateries, pubs and shops, not too far from the Royal Mile and all the fun of the fringe. Check in/check out was very easy and stress free. Would definitely stay here again.

AMAZING LOCATION!! This place is located within a very short walking distance to shops on George St. and restaurants along Rose St. The Royal Mile and castle are about a 15-20min walk, and the park with a playground is about 5 min away. Just be aware that the 4th floor walk up can be challenging with older folks and those with lots of luggage. The wi-fi is a little slow at times, but if you go into the BR where the modem is located, then the connectivity is just fine. The kitchen is well equipped with everything that you need, and the check-in process was smooth. I would definitely recommend this place without reservation!!!

8 adults stayed at the flat during the Edinburgh festival. There was more than enough space for all of us with a large lounge area. The flat is well equipped and the beds are extremely comfortable. We did have an issue with the shower in the main bathroom (switching from hot to tepid with low pressure) however Jason was calling in an engineer to sort this out so hopefully it should no longer be a problem. The location of the flat for the festival is great. The majority of venues are within walking distance and being on this side of town it is easier to get reservations in restaurants nearby.

A fantastic 4 bedroom apartment. Each bedroom is a really good size so no one in your group will lose out there. The location is central to new town and a short walk from old town (Royal mile etc). There's loads of restaurants and bars dotted around the accommodation also. It's also walkable to both the train station and tram stops. Perfect place to enjoy the Fringe, which me and my friends loved.

This was such a fantastic property. We loved every moment of our stay at the beautiful property. It was a fantastic introduction to the UK . We loved Edinburgh, Scotland, and this property. I would only let other travellers know that there're quite a few stairs to climb. My parents did great but it is worth noting.
