And... right next door... a pub! silent, you won't notice any noise from the apartment, but, how convenient. Will definitely go back there. ”


An entire 3 bedroom, 1 bathroom apartment to your very own, approximately 1000sqft. 8 total beds. Open concept living room, dining, and kitchen. 2nd floor unit – no elevator.


The living room contains a couch that pulls out into a Full size bed. The two medium sized bedrooms each contain a Queen bed. The larger middle bedroom contains 2 pairs of bunk beds and a trundle (all 5 are twin size beds). Also remember that there is only 1 bathroom for all to use. The space is suitable for a large family - even though the unit can accommodate 11 people (each bunk will hold 250 lbs), it's best suited for a maximum of 6 adults and 5 children - if you have more adults, you'll want to consider taking a 2nd unit.


There is a FULL kitchen with pots, pans, dishes, glasses, silverware, cutting boards, knives, etc. Microwave, Stove/Oven, Refrigerator, Dishwasher (and soap), Coffee Maker, and even some basic snacks (ramen and mac & cheese), soda, and water, that you are welcome to utilize for free.


We only live there sometimes, so you won't find much personal stuff in the unit. It's really mostly for AirBnB, so you won't feel like you're intruding or anything.


The calendar shows the true availability for the unit - and thus what is available, is shown as such and your request will likely be approved very quickly.


Laundry is in the basement and is free, and must be accessed from the common building basement. You have free reign of the laundry detergent, bleach, and dryer sheets.


The kitchen is fully equipped with a microwave, dishwasher, rice cooker, coffee maker (with coffee/tea/sugar/cream) - and a few basics of ramen and mac & cheese ;).


There are also board games and card games for your enjoyment.


Full central air conditioning and central heating controlled by Smart Nest thermostats.


FOR LARGE GROUPS: If you have a larger number of people traveling together, this is 1 of 3 units in the same building, with another building of 3 units just a few blocks away. So depending upon availability, so we may be able to book your group into multiple units - just let us know how many you have and we can customize a solution for you.


IMPORTANT:


This is not a party pad as this is our home and there are many families that live on premises, next door, as well as are hosted by us and we as well as they will not hesitate to call the police if there are any hints of a party. We are trusting you to treat our property with the same respect as your own.


NO parties or loud music at any time, no smoking period - and definitely no loud noises before 9am or after 10pm, in consideration for our neighbors above, below, and to each side of the unit. The existence of Airbnb depends upon the kind consideration of our neighbors - please help us keep up good community relations. In an effort to help ensure you have quiet and peaceful enjoyment during your stay, we have surveillance video cameras in all the common areas of the building - of course, none inside the units. Breaking these rules forfeits your stay and your deposit and a fine of $1000 (this is how serious we take it)

From the comfortable, spacious furnishings to detailed oriented instructions and suggestions in our surroundings, our stay went without a hitch. A mere 30 minute straight walk to downtown Boston, Convention center and surrounding area. Fluffy towels, ultra comfortable beds, ginormous tv (but you are here to explore Boston, right?). Lets not forget the strong WiFi signal (again get away, go outside this is Boston). The Spa style shower, the high quality extras, and the complimentary snacks and beverages. It's a must stay again and I forgot to mention affordable and comfortable even if you have five or six people. My colleagues in our floor were complimentary of my choice in this spacious home away from home. Great job guys!”

Having full laundry available was a huge plus as well. The hosts are also immediate with responding to any possible issues you may have ... The place is on a cute street right near the park, and easy walking distance to any public transportation- even with children. I'd definitely recommend this place to anyone looking for a worry free stay in Boston.”

The entire unit (kitchen, bathroom, living room, both bedrooms), and common coin-op laundry. Parking is on available the street (visitors OK) - see note on parking. Keyless entry system. As your arrival date nears, 1 day prior, you will be sent a message with instructions for electronic keycode access that are personalized for your stay. Check in time is 3pm, and check out time is 11am - that gives us a 4 hour window to have our cleaning crew fully clean, disinfect, change sheets, for your arrival and the guest coming in after you. You can check in anytime thereafter. Please note that this also means that the 11am check out must be strictly adhered to on your last day, as we may have another guest checking in that afternoon, and need time for our cleaning people to do the same. Unlike a hotel that has multiple rooms to shuffle around, we have limited units to shuffle around. You're welcome to send us your arrival itinerary if you like, but you do not need to since we will not be meeting you there.

This is a fully contained private apartment so there is no need for direct interaction with guests, though you may see us around the building doing maintenance, etc.. You may call/text/email through here anytime as well.


Before you arrive and after you leave, my cleaning crew will come in to clean and disinfect everything, replace all the sheets with newly clean ones.


Please remember that check in time is 3pm and check out is 11am - this is important because I often have guests check in/out on the same days, back-to-back.

It's walking distance (10 mins) from 2 red-line subways that will take you to downtown Boston and Cambridge, and you're also walking distance to Carson Beach (10 mins) where there is beach volleyball in the summer. There are a couple of great restaurants nearby, including one next door down the street from Telegraph Hill (called Telegraph Hill), and closer to the center of South Boston, there are a number of well regarded fine dining restaurants and bars – just 5-8 blocks away. Approx $10 Uber ride to the Boston Convention Center (BCEC), or approx 30 minute walk.


Proximity to destinations of interest:


1. The Boston airport is 5.0 miles away and that's a 10 minute drive in normal traffic.
2. The BCEC (Boston Convention & Exhibition Center) is 1.4 miles away or a 32 minute walk or 5 minute drive.
3. The closest subway ("T") stop is at Andrew Square 0.3 miles away or 8 minute walk
4. Carson Beach and the Joe Moakley sports park is 0.7 miles away or 15 minute walk.
5. Boston Common - the central park of Boston is 2.3 miles away or 13 minute drive in normal traffic.
6. Harvard and MIT are easily within reach via the subway - including walking to the subway at Andrew Square, about 33 minutes
7. The center of South Boston is only 0.4 miles away or a 11 minute walk - when you get there to Broadway - go either East or West and you'll find a great selection of wonderful restaurants, bars, bakeries, and stores.
8. The Seaport District is where there are some great restaurants and bars, and is 2.1 miles away or 9 minute drive in normal traffic
9. The South Bay shopping area is an outdoor mall with a Target (open very late), Stop & Shop (super market), Home Depot, Applebee's, Panera Bread, TJ Maxx, Marshall's, Best Buy, and is 0.7 miles away or 4 minutes driving in normal traffic
10. The South End is where there are some great restaurants and bars, and is 1.6 miles away or 8 minute drive in normal traffic

Also included is use of an integrated Roku TV, so you can login with your own Netflix, Hulu, etc. On there, it's already setup for access to CBNC, Disney, ABC, ABC News, Fox, and a few others. You are also welcome to connect your own HDMI device to the back of the TV. There is free wifi (the House Manual that you get once you make the reservation, has the wifi password). There are photos of the beds, mattresses, mattress pads, luxury pillows. There is a 6-port USB Fast Charger (all ports can charge an iPad and/or iPhone or other tablet/phone). There is also a new iRobot Roomba vacuum cleaner that will self-vacuum the unit while you're away. Please note that this is New England and our housing inventory is full of charm and character - this is not rare new construction that you may find in other parts of the country. We always replace the sheets and towels with clean ones before your arrival - there are full sets for up to 6 people. Free soda and bottled water in the refrigerator, coffee maker and coffee/tea, and dishwasher for your use.


PARKING IN THE AREA:


This is the CITY, so parking will be a tight at times. No private parking. Generally during the daytime and weekends, parking is abundant and easy to find (except wintery snow days). Weekday evenings after 6pm are alot more difficult, but there are sometimes spots down the street on Dorchester Street. Late night (after 11pm when the restaurants close) Dorchester Street and Old Colony Ave tends to have more parking.


You MUST pay attention to all the SIGNS. if there are no signs, then it's probably ok, just be sure to see if other people are also parking there. Don't park in front of bus stops, on a crosswalk, on red or yellow crosslines, don't block sidewalk handicap ramps.


Many streets only allow parking with a local resident permit, but only during the weekday evenings – weekday daytimes and all day weekends are open to everyone.


Many parts of Dorchester St allow for 2-hour visitor parking for free during 10am-6pm and unlimited after 6pm and before 10am, but again read the signs as they may differ from block to block – but in case you do get a ticket, those tickets usually cost $40 (if you do get one, you can pay them online at (URL HIDDEN) – and you should do it before you turn in your rental car).


On all streets, there is regular street cleaning times - they alternate on different streets, on different days, and either a morning slot or afternoon slot. They are as posted on the signs on that block (they apply to the entire block). You MUST pay attention to all the SIGNS. Do not park in the bus stop (pay attention to the sign) as they will ticket and likely tow.


There is usually no restriction parking on Old Colony Ave (that’s another cross street at the corner of Dorchester St). Also the streets (Columbia Rd) that are along the beach and access roads that parallel the beach usually have no restriction parking too. Also there’s no restriction parking along Joe Moakley Park (that’s the huge sports activity park that is next to the beach/water).


Parking during the Winter/snow months is MUCH MORE difficult, due to the piles of snow. On those times, I suggest you do not bring a car. The street down at Dorchester St is a snow emergency street (like most big streets in Boston) and thus during snow emergency days (very very heavy snow days when the city has to bring out the big plowing machines), there is NO PARKING allowed on those streets.


There is also Uber that can pickup/dropoff for inexpensive to downtown Boston. Approx $10 Uber ride to the Boston Convention Center (BCEC), downtown Boston, $5 to the trendy South End restaurants.

I grew up in Colorado, moved to Cambridge to attend MIT, moved away to London and various places, now back in Boston. My partner (Sean) and I own a few buildings.. I also now work in the commercial and residential real estate business. Anyone know where we can play some good pickup volleyball (intermediate)?
