The house will be available to the Guest after 4pm on the day of arrival unless otherwise agreed with Snowbird Vacation and confirmed in writing.
Check out is NO LATER than 11 am. We will do our best to accommodate Late Checkout requests but the request MUST be made prior to your checkout day. Otherwise there will be a minimum 75.00 fee. Late checkout requests may not be available if there is another Guest checking in on the same day as our housekeeping needs time to prepare the home for their arrival. Thank you for your understanding.
Only the persons named on the booking form, or by letter, or by email are permitted to stay in the house. It is an offence in Florida to exceed the maximum occupancy limit as defined in the rental licence.
An adult must accompany persons under the age of 21.
Inventory items, including towels and linens, must not be removed from the Villa.
Although every effort is made to ensure the property is in perfect condition for the duration of your stay, we can not accept responsibility for any third party claims, accidents, damage or loss however caused. Specifications subject to change. Be aware of Tow away zones signs.
You must absolutely ensure that children are not left on their own, at anytime, in the accommodation. Neither are they to be allowed access to the pool unless accompanied at all times by a responsible adult. Keep the patio doors locked if unsure.
All breakages, accidents or losses are to be reported to the Management Company immediately.
For your comfort the property is a NON-SMOKING property. If you did smoke outside, please make sure all doors and windows are closed. If we happened to find any cigarettes or the house smell of cigarettes you will be fine $75 to get rid of smell.
Security alarm on doors leading to pool area must stay on Florida law. A BBQ grill is available at the charge of $50 - one time fee.The guest must provide propane refill if necessary.
The Guest or any member of his party or any visitors to the property must not set the air conditioning controller below 72F. If freezing of the air conditioning unit occurs any rectification costs will be reimbursed by the Guest.
If pool heating is required, this must be requested at the time of booking. There is an additional charge for this facility.
In the event that the pool heating has been requested, we cannot guarantee the temperature of the pool. However every attempt will be made to maintain the required temperature of the pool as this will vary according to various factors, the main one being the prevailing weather conditions.
A spa is not a Jacuzzi hot tub and is not designed to reach a higher temperature than the swimming pool. The pool heater controller is not to be touched by the guest to increase the temperature of the pool or spa if relevant, Should the designated Management Company find that pool heater controller has been adjusted, the Guest will reimburse the Owner for any excess utility costs.
No bubble bath or similar liquids are to be used or added to the swimming pool or spa.
Glass or bottles are not allowed in the pool area or spa
Pets are NOT ALLOWED. Reservation will be terminated if pets are found on the property and, no refund will be given in these circumstances. Full security deposit will be with held for required extra clean up services.
Only the initial supply of bathroom tissue,bar soap will be provided. Guest is responsible for purchasing needs for duration of their stay.
Cleaning occurs at check out, no maid service during stay. Linens , towels supplied. Washer / Dryer available for use during stay.
Any changes to booking agreement may incur fees for change.
Do not move furniture around the home or use it for purposes not intended. Leave all doors to exterior including the garage closed at all times, this will prevent unwelcome pests from entering the home.
The house receives periodic regular pest control treatment, however, insects and pests are inevitably present in the Florida climate. The Owner cannot guarantee the total absence of insects or pests and action will only be taken when deemed necessary by the Management Company.


In case you want to use the pool heating system, there will be an extra charge of US$30/day. We need to know if you want the heating on 7 days before your arrival. We will charge you by email before your arrival. Heating pool requests after check in are not guaranteed.
